Me too, op. I guess you know you need to be a good few grand below these guys. I think offers over 110 could maybe get you to 115,

don’t reduce it to thr same as them, you have no chance.

I think op said hers is extended? Not sure. Anyway, this is your competition and benchmark. Emulate as much as possible but getting the most bang for your buck.

  • Paint ceilings and walls throughout. White everywhere is easiest as no cutting in.
  • The brown is expansive and I agree with pp, a lot to tackle so just the sink surround, bath panel and change the loo seat.
  • Try to sort the splash back in the kitchen. The whole kitchen would look better if this was painted - google how to depending on what materials the splash back is made out of.
  • Cheap new bedroom carpets.
  • Ensure garden is neat and tidy front and back.
  • Lastly, make sure house is spotless then market with another agent, perhaps even the same agent as your competitor. They do a much better job.

What everyone else has said really. No floor plan, and no central heating in such a northerly town?! Also needs front and rear garden pics and the front of the house not taken from such an odd angle.
And I can't work the bathroom out as the bath appears to disappear behind a wall.

I'm conflicted about the lack of furniture as it's hard to tell what the scale of the rooms is without it. Also some weird decorations.

From Google Street View - there's a bus stop, does that mean there are buses going past or do they miss "your" part of the road?

Too dark for me , remove stickers , paint dark wood - i know this may sound odd but i always think curtains tied/hooked back give a better look than just hanging especially in an empty room ,or remove them altogether.
Also agree with lack of floor plan.

Aren’t the EA’s supposed to put info like that on the selling details ? We bought our home four years ago and disregarded a couple of brochures because of info about concrete construction.

As you are on the Scottish system wouldn't you do better to list it as "fixed price" so that you do not get all the faff of people making [higher] offers by a certain date. With fixed price if someone agrees to buy at that price after a certain point they are committed!

Given that it's uniquely laid out and currently looks empty, I'd say that's putting people off. You need to put some furniture in for pictures ideally - of course I understand that's not likely possible to get things moved in now. As well as that, I'd really question why the estate agent didn't get better pictures. The angles aren't good.
The decor is quite dated looking also.
Could you take some better photos and ask the EA to update the listing?

  1. get a new agent, better photos and floorplan. You say you have a back garden but its not even mentioned in the waffle about the house and no photos of it.

  2. I'd consider paying someone to come in and paint it all magnolia. De-silver the silver room.

  3. is the EPC really an F? Because if it is then it will be expensive to heat in the long cold winter and landlords are looking for properties that can easily be brought up to a band C.

  4. I'd remove the childs bed from the house and remove the wall stickers. They just make the house feel sad somehow.

The rooms look like they are a decent size and from the photos the house looks in good condition. It could be the dark wood. I quite like the doors but possibly not to everyone’s tastes. Could you paint some of the wood work? How about having an open house event where prospective buyers can view the house and you ask them what they think? I think it’s the wood though and the slanted ceilings.

I don’t think the agent has done a very good job, the pictures are terrible no floor pan and a terrible looking marketing from them.
id clean it up repaint walls and then put on with another agent

Get a floor plan. As it's Scotland, if you want a quick sale, change to fixed price at something like 115k.

A closing date isn’t a faff. You might not even go to a closing date on offers over if you only get one or two notes if interest. Once missives are concluded on either a fixed price or offers over bid then the buyer is committed (although they can still mess vendors around under specific circumstances).

Agree with PP re floor plan, cleanliness, simple changes to decor, better/more photos.

I only read to p5 so apologies if this was mentioned after that, but I clicked through to Street View, and it was pretty dismal on there. I'm aware you can't change that, but if you had decent pictures of the front of the house on the listing, it will reduce the likelihood of others looking at street view too.

For me, the lack of floor plan would be an issue. There's no furniture, so it's difficult to get a sense of room sizes without a floor plan. Also, make sure whatever floor plan you use has sizes in feet as well as metres - using just one measuring system can put off people who think in the other.

I don't know the area, but it looks from the map to potentially have access to good transport links and be near a school - those could be selling points to emphasise, potentially.

The upstairs ceilings look low, so maybe think if there's a way you can either put in something to show their true height or to give them a visual boost in the photos.

Just saw the EPC - that would be a deal-breaker for me, I'm afraid. All the cosmetic changes in the world wouldn't make enough difference eithout that being fixed, sorry.

  • Needs garden photo
  • Also needs better photo of outside the front. Is there a driveway?
  • Need a sofa in the living room and a table and chairs in the eating area (so that we can tell that they fit)
  • Need a bed in the bedrooms so that we can see that it fits (even if you move the same bed around during photos)

I'm less worried about decoration as if I bought the property, I'd change it regardless of what you put in.

Looking that streetview it looks like the property is an end of terrace house.
