The second photo of the silver bedroom avoids showing the missing door - if you're not going to fix it, then get them in the house before seeing it.

I don’t know why people are suggesting there might be problems with the mortgage.

The outside is really nice - get some lovely photos of the front of thing house and garden. I am still curious about a back garden.

Because it can be difficult if not impossible to get a mortgage on a house with a non standard construction.

FFF3 · 28/05/2023 16:45
  • No floorplan
  • what is the silver bedroom? Needs redecorating
  • stickers on the walls are off-putting
SalviaDivinorum · 28/05/2023 16:48

Your agent is doing a terrible job. Very sloppy and lazy listing. Lack of floor plan and missing photos are working against you.

Can you switch agents?

The OP says it's standard construction though.

CocoPlum · 28/05/2023 16:50

The garden is "insane" and could fit a 14ft trampoline? Why on earth are there no photos of it??

BishopRock · 28/05/2023 16:53

Better presented, better photos, floor plan, photos of the garden, which isn't amazing, but overlooks the playing fields, and is £5k less than yours.

I'm astounded that this is pretty much the same house as the OP's!!!

Threeboysadogandacat · 28/05/2023 16:54

I like Thurso but I wouldn’t live there. It’s just too far from anywhere. The road to Inverness is not good and realistically, Raigmore is the nearest hospital and it’s a long trail. So you’re already geographically challenged.

We are looking to downsize soon if my adult children ever move out so I have been perusing HSPC and Rightmove for months. The lack of floor plan, dreadful photos and no garden photo would put me off, otherwise I think the downstairs is really nice. The extension space and downstairs toilet are a great selling point and don’t look like they need too much work. Upstairs needs a new bathroom. Again I’d be happy with this as I’d make it another shower room and otherwise, it’s just decoration. What puts me off most is that it’s mid terrace, which you can’t do anything about but a trellis or fancy fence to hide the bins would help.

There are quite a few properties in fairly close proximity for sale at a similar/ lower price so I do think it’s overpriced for what it is. I wouldn’t spend too much money on it I’d put it on for a fixed price of £110,000/£115,000 and see how it goes.

ChrisPPancake · 28/05/2023 16:55

No floor plan plus being of a certain age I can't visualise room sizes in metres, I need them in feet and inches. And am I right that you don't have central heating?

Thursa · 28/05/2023 16:56

I’m amazed those houses are still standing! They were temporary in the ‘60’s. I lived up there in the ‘80’s and I don’t recognise the layout of the ground floor at all.

Thurso is one of the most northern parts of the UK and is at a similar latitude to Oslo and Stockholm. The price will be very dependent on the Thurso housing market as Thurso is so far away from the rest of the UK.

When I last checked Thurso was still part of the U.K. so how can it be ‘far away from the rest’ of it?

bilbodog · 28/05/2023 17:05

If you have the time and money get someone in to paint all white as mentioned above. You need a floorplan.

i would drop price to £110,000 and hope to get that if no other houses nearby are as low as that. Sounds like you need to get rid of it out of your life.

good luck.

Some British companies won’t send stuff to the far north of Scotland and arguing it’s still the mainland won’t change their minds.

AnonyMenOhPee · 28/05/2023 17:14

Are these new photos OP? They’re the same as in the 2021 listing

Rewis · 28/05/2023 17:14

How is the housing market in the area? I'm not familiar with the place at all and might br completely wrong but my initial guess was that the housing market in the area is not that hot and therefore it's not selling?

Boogiebot · 28/05/2023 17:18

I wasn't in the house long before my life was turned upside down so all the decorating I was doing just halted hence how the carpets aren't right or patchy walls ect. The carpets was there when I moved in.

Currently on Facebook market place looking for carpets that might be better

I’m not familiar with the desirability of the area or local house prices - those could be influencing prospective buyers.

If a ferry is nearby, your house could be potentially exposed to issues from the water. It’s something they may need to declare to bank & insurance. I’m not sure of the rules, I just know I had to state in my applications if I was near a body of water - they might think it’s a faff to proceed, or a factor that would reduce the price.

I’d say the house is highly stylised. I’d personally want to change everything. It doesn’t really capture my attention.

It’s in a seaside town. It’s a mile from the coast. Why would water be an issue?

viques · 28/05/2023 17:31

What have you done to the property in the last two years that justifies a £20,000 increase? I am sorry OP but it isn’t a very appealing property.

SheDragonheart · 28/05/2023 17:33

It sold for £105 000 in 2021. Has it really gone up £20000 in two years?

BishopRock · 28/05/2023 16:53

Me too, op. I guess you know you need to be a good few grand below these guys. I think offers over 110 could maybe get you to 115,

don’t reduce it to thr same as them, you have no chance.

whynotwhatknot · 28/05/2023 17:41

I dont know how long youre locked into your agent but you need to change them asap theyre not doingyou any favours

i quite like the downstairs but no floor plan would put me off and the one down the road is nicer sorry

OccasionalHope · 28/05/2023 17:47

A downstairs shower with no bedroom there, and only one bathroom upstairs, seems odd.

Ophy83 · 28/05/2023 17:53

A floorplan is essential. If it has a garden you need photos of that. The picture of the kitchen also makes it look like there is no kitchen window - if there is a window it would be good to see it. As the house is unfurnished it may actually be better to have no curtains at windows.

Twillow · 28/05/2023 18:05

Get another agent. This one has done you no favours. Floorplan and garden view are essential.

Mammamia2023 · 28/05/2023 18:08

As PPs have said the floor plan is a biggie.
For me personally when i buy properties it’s to upsize or get into a better are therefore each time has increased the mortgage. For that reason the 2 main things i look at are the bathroom and kitchen because that’s just money i wouldn’t have. The dark wood is so dated and although it would be a massive job throughout i’m wondering if painting what you can in the bathroom and changing the toilet seat to a white one might just make it look more appealing.
I do think that people decorate themselves when they move in so i wouldn’t spend too much money on it.
A good luck i hope it goes quickly for you.
