We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

4 weeks in. It's slow, very slow. Prices are continually being dropped where I am.

We came off the market today. Been on for two months. Lots of viewings and one early offer that seemed cheeky at the time, but would probably have accepted now. For us too much downward pressure on prices, plus DH very picky about what we buy. Going to see if the market stabilises a bit before trying again.

Me! Went on the market on Thursday and have 4 viewings booked so far. Hoping it will go well as we have a house we’ve offered on and owners should hopefully say yes tomorrow, mortgage in principle and really want to get going. Not much on the market in the price bracket we’re selling, not sure if that’s a positive or negative.

Been on for 2 weeks. Prices here are still dropping a little, so I went in at the lower end of the guide price/s. Initially had some viewings, but now no more viewings are planned and no sign of a buyer yet (nothing around here has gone STC recently anyway).

Hoping to put my house on the market in about a months time. Is this a bad time to sell with the economic situation ? Would it be better to hold off?

Just accepted an offer on one of my BTL properties within a week of it going on the market. 3 viewings and got the asking price so happy with that.
The market is a bit turbulent at the moment, I’ve got lucky but if your property is on the market for more than 12 weeks then I would consider taking it off and waiting if you can.
I wouldn’t be selling the home that I live in these conditions - it’s only circumstances whereby I’ve purchased a larger investment property and I need to release funds for the investment project.
My other BTL property I am selling to the tenant, we are due to exchange contracts any time soon.

Ours has been on since last Thursday, we’ve found the one we want to move to, which has been on 2 weeks longer with the same agent.
I’m happy to take a lower offer if they are, we’ve had no viewing yet, I don’t think they’ve had many.

If we don’t get this house, I’m not desperate to move at any costs, we could stay here a few years more, live extremely cheaply and make significant mortgage overpayments.

Yup. Been on 3 weeks. Initial flurry of 10 viewings, no offers, dropped price, then nothing! I think the market has just died, thinking of giving up. In v desirable SE town, catchement for outstanding schools etc, so am disappointed

Ours sold in days and for over the asking price but everything we have seen has been snapped up before we get an offer in.

decided we would view houses in preparation of later this year and to research areas etc. loved the fifth one we saw. Our house went on the market yesterday and we are competitively priced compared to others on at the same price so hoping we will get a buyer in the first two weeks and be able to buy our next home. We also need the space so although we aren’t desperate to sell this year and could wait if it weren’t for this property we want to buy

I think a good time to buy if you are first time buyers with no existing chain. I believe the houses sitting are ones priced too high (for this economy) or mid range/ bigger ones which many people can’t afford at the moment

let’s see what happens!

We resolved to rent for a time after we sold, which removed chain from our side. Also, we almost only looked at chain-free houses when we were buying. tbh, every single preceding post is people saying to me that they aren't serious about selling, it's just an idea, they'd quickly pull the sale if they didn't have their dream house to purchase & move into. So basically, totally unreliable sellers.

This happened last time we bought. Found a house (HJ) we liked, told in February that our offer was 2nd to someone else's, but sellers weren't ready to sell anyway. It turned out their dream house had sold to someone else. We arranged to buy another property, from a couple who had to move to get closer to her work, and they were willing to rent for a few weeks between sale & their next property being ready. Right after we exchanged, in May, the owner of HJ approached me at a toddler group to say her house was back on market. I'm shrugging. Other buyer (who outbid us) has also disappeared. Owner of HJ moaned a few times publicly after that about how she wouldn't be able to move that summer after all. I'm thinking "You were never serious about moving anyway and still aren't."

This thread has reinforced my resolve to try to only look at chain-free properties when I next buy.

We are selling my Mil’s house after her recent death.

There have been a few viewings but the only offers have been very cheeky and -£50k of the (reasonable) asking price.

I put my rental on the market at the end of February. I priced it competitively and got an offer within 10 days. Buyers withdrew their offer, claiming their financial situation had changed. I now have another offer. Hopefully, this one goes through. They are FTB buyers.

Yup.

When we house searching we offered asking price and it was accepted.

Buy the seller hadnt found a house to buy.

So he looked for another 2 weeks before pulling out of the sale because he didnt find anything he liked.

Yes me too. Been up for 10 days and have had 6 viewings with 3 lined up today and tomorrow. Have had 1 asking price offer but they have not sold and another couple who are going on the market to buy mine. The one I wanted has been up for 3 months and is now under offer and there is not a single house that I want to buy on the market at the moment so even if I sell now I am stuck. I am not desperate to move and have completely refurbed this place just two years ago but I am mid terrace and just cannot relax here so would like to move on. I will see how the next month or so goes and then revaluate if nothing happens. I have plenty of equity in the house so could withstand a drop but nothing around me seems to be dropping so it is a catch twenty two.

Sure. I'm selling in Bromley Cross, Bolton and there's very little on the market and sales seem to have slowed down.
