We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

Lol, no, just a normal house. We're in Ireland so very different property market. Have six bidders now and at 35k over asking currently with two more days of viewings so we're v happy.

I got a call from the estate agents yesterday asking for an update because our buyer (who has pulled out of a sale prior to us) wanted an update. I said our offer had been accepted and the person we are buying from has had their offer accepted and the chain is complete. The thing is I called them 3/4 weeks ago when we were updated and asked them to update our buyer as we wanted to keep him in the loop as much as possible knowing he’d pulled out of a sale. So I’m pissed off at the EA. It’s the same bloody estate agents handling the entire chain though (different branches), surely they should have some centralised system to see progress across the chain.

Anyway, we emailed our conveyancers and asked if there is any outstanding actions for us and there isn’t. They are waiting on the solicitors for both our buyer and the vendor we are buying from to send stuff through. We had this when we bought this house though, being chased for our “lack of progress” when actually we had completed everything.

@PurpleBananaSmoothie the stage you’re at is so frustrating, I remember it both times we’ve bought/sold.

We’ve got 2 viewings tomorrow, the first 2. I would have loved 3 or 4 on the first weekend but I suppose I’m just being greedy! Maybe the Easter holidays has something to do with it. We’ve cleaned and prepped the house and are going out all day. Really hoping they don’t cancel.

I accepted an offer on 1st April and am still waiting for an update to find out if my buyers have instructed their solicitors and arranged a survey. I appreciate things have slowed down over Easter, but this was the same with my first buyers who pulled out. Hopefully I get a response soon.

sorry @Hibernatalie cause i know you've not been as lucky but 3 of our viewers last night have indicated they want to offer so now set a closing date for middle of next week. am really not counting my chicks before they hatch but desperately hoping all goes smoothly and we get an acceptable offer cause i'm finding the scale of tidying up ridiculous and stressful!

It seems a very mixed bag with progress on here.

I had 5 viewings on Wednesday, and feedback is that they don't like the area, the floor plans don't work for them, or the third bedroom is too small. Feel very frustrated as these are all things you can see from the listing online Hmm

I've got my first (five) viewings this morning, all within a 1.25 hour window which seems tight to me but I guess it's no bad thing if they overlap slightly as it lets the other parties see that there is other interest, right?

Nervous and excited, house is as tidy as I can make it, just got to prise the teens out of bed!

Fingers crossed and good luck to others with viewings today.

House went on the market on Monday and have 14 viewings up until Monday. It’s in a really popular area and i any perfect house, gutted to be leaving it but we are separating. three notes of internet but two of those have not sold, they live in the same estate so expect to sell quickly. I’m wondering now if I could have tried to offer on something before I had sold? As there is nothing for sale that I want to buy and i’m panicking now i will have to buy something i don’t really want. Renting in the area is about £1300 for a three bed flat or house so not an options for me. Please reassure me I was right to try to sell first?

Mine is still going really slow. Only one more viewing Thursday booked after price drop. I've dropped it to the same as a 2 bed with much less space down the road.
Just called agent and asked if the guy coming this qwek is proceed able as I'm getting stressed over all the no shows and cancellations last minute.

Said I'll only accept viewings of proceed able.

Is this fair?

If its any consolation. I've not done any viewings. I won't until mine has an offer.

Had our 9th viewing yesterday - during heavy rain again! Still no offer. General consensus is that the house is lovely, but the garden is either too small/too large/not sunny enough/view not good enough etc etc. Like @Febb we are getting very frustrated as these are things we just can’t change.

I think this is a tricky one. I went on the market to buy a specific house that had been up for sale for 2.5 months and viewed it prior to being on the market. I sstc within 10 days, sadly though the one I wanted sold the day before I sold mine. I can see your POV it is a royal PITA having to tidy etc but others who are interested may sell quick.

Don’t know how lucky we’ve been yet as haven’t heard back about how this afternoon’s viewings have gone and now the EA is closed until Monday. At least we can forget about it for the rest of the weekend now!

Got it 75k under original asking price and 25k under what the sellers had it on for. Things are really slow around here for mid range houses but first time buyer houses (what we have now) tend to go quickly. we got so lucky. Have today sent off docs to broker, instructed solicitors and now we wait..

It’s a hard one. My dad put his up for sale last year and was getting loads of viewings and offers but the people hadn’t sold theirs. It’s a lot of stress to keep it perfect for viewings when nothing comes of it. For us, the three offers didn’t have offers on theirs when they made an offer but did a few days after by the time they’d finished bidding. We viewed a house thinking we were proceed able and hoping to be able to confirm everything that evening but then our buyer couldn’t make it work and so we looked like we were never proceed able and just wasting time.

I think you’ve just got to do what is right for you. If someone really wants it, they will tell the EA they really like it, is there any chance of an exception and explain the position they are in. You can then decide if you want to make an exception based on what the EA says.

I’m so sorry to hear about all the cancellations, I can definitely imagine how disheartening they are. Even more so about no shows, can the agent not call them on the day to confirm? would save so much hassle

@PurpleBananaSmoothie yep, I am seriously worried about someone pulling out, if that happened it would only be the buyers as the property up is probate. So I am hoping to get things done quickly before anyone changes their mind..

I did ask him to - no reply.
Asked yesterday if next was proceedable and explained I'm finding it quite stressful as I'm not very well atm either so it's a struggle - no reply. 😩

I'm starting to wonder what I'm actually paying for.
