We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

Ours went on the market on a Tuesday and our first request for a viewing was the Saturday. We then got a second request for a viewing on the Friday (which then didn’t turn up). In most cases when we were viewing houses we would ask for the first possible day that worked for the vendor.

are you doing the viewings or being in for the viewings? Do you have pets or kids? In hindsight the Friday viewing was too much for us because it was my non-working day and so I had a toddler to look after as well as getting dogs out of the house. It’s a balance between wanting to be flexible and accommodating for people viewing vs what is actually possible.

We are aiming to be out as much as possible - DH works from home so realistically will be home . Pet tortoise and 2 kids - 6 and 4. I think we will need to go with the flow a bit, people can come whenever but if they want to come between 5 and 7pm we will all be here.

Just joining this thread as we are selling too. Went up for sale 2 weeks ago.
3 viewings & an offer first weekend. Offer was 20k under asking price so declined but they weren’t able to offer more.
Second weekend 4 more viewings & an offer of 10k under asking which we accepted. Then mid week they pulled out as they’ve had an offer accepted on another property.
Third weekend we’ve had 1 viewer who offered 13k under asking which we’ve accepted.
Need to get the ball rolling as already had an offer accepted on out next property which fortunately is cheaper than our current one. First viewings I tidied & cleaned so much but novelty wore off & last viewing was tidy but not immaculate as it has been. Maybe it’s good for buyers to see a relaxed lived in family home.

Yes pretty good going! It’s quite a popular area & house is large & huge garden.
We are in Manchester area.

I went on the market on Saturday and have two viewings booked for this coming Saturday.

I've already had my offer on my next (🤞🏻) house accepted so really hope for some genuine interest. Over 20 years since I've done this (and never on my own) so it's a mixture of excitement and being completely daunted!

I'm so upset. Yet another one cancelled last minute. I'm so sick of the whole thing.
Put aside today to clean up and get ready. They were due in about an hour, then changed it this morning until a later time, then just cancelled.

I give up!

God I hate the no shows! They are usually the ones who want to book at the last minute to.
Had one on Saturday pulled up outside took a photo then left.
Didn't like the look of him anyway.

Just wish it was done.

It's so demoralising isn't i?
This is my 4th or 5th no show.

2 of the others cancelled literally last minute when the agent was already here.

Do people not realise how much time and effort it wastes?!! 🤐

we've got 7 viewings booked for the next couple of days. am hoping that the block-booking approach will minimise the cleaning-up-for-no-purpose horror if people cancel...

there's v little available for us to buy and a couple of things have sold in the last 2 days, which is a positive as in stuff is selling but is also panic inducing if we sell then can't find anything!!

@KatKoot i just feel like I can see faults in every photo. The living room looks rubbish and I think it would look so much better at a better angle including the fireplace. Will get them re done if we don’t have any joy.

went on first thing yesterday (literally - we were on rightmove by about 9.05) but had been "trailed" on FB from last Wednesday. had five confirmed and one provisional bookings come in yesterday, today the provisional confirmed, one of the confirmed cancelled and then two more new confirmed ones.

no idea though how serious any of them are but fingers crossed cause i really can't face weeks and weeks of keeping the house under control (we have a storage unit and everything!!).

Been on the market for three weeks, had seven viewings, all time wasters. We’ve reduced the price today as are downsizing and have reserved a new build, the last one on the development.

I totally sympathise with those getting cancellations. It’s such a pain getting the place ready for viewings and must be soul destroying when no one turns up.

Hope we all get good offers soon!

Had our open viewing today, over 20 "parties" attended according to estate agent and we've had 2 offers, 1 for asking and 1 for 5k over so off to a nice start. Two days of block bookings next week. We had photos last week and I've found it so hard to keep the house clean and tidy and "ready" until today. Dreading having to do the same again for next week.

@Hibernatalie - west of Glasgow so v different system to english one. my impression is that some stuff sticks, about 1 in 4 or 5 are going to closing date and the rest are going to a just-over offer in the first few weeks. what's concerning me is the volume of stuff that's on and off the market as sales fall through, which isn't the norm in Scotland...

We’ve been on 2 weeks without a single viewing. Agents are blaming lack of parking rather than their price being way off.

I’m looking into a buy to let mortgage now, agents back out tomorrow for a rental valuation. I think I can make the numbers work.

Theres a nice house up for sale on the next street, but I want to know if they can still hear our very noisy neighbours from there Hmm

Wow it’s really varied isn’t it. We now have 2 viewings booked for Saturday, still feels very slow. EA had us believe they practically had a waiting list.

We also went on the market on a Tuesday and we had two viewings for the Saturday by this point. We got two more bookings on the Friday and the estate agents rang me about 5.30 to confirm those bookings (I’d already said if they could try to group more viewings to the Saturday). So fingers crossed you get a few more tomorrow.

So we’ve altogether had 10 viewing appointments booked. 2 viewers didn’t turn up so makes 8 viewings & 3 offers. First offer too low, second offer we accepted but they pulled out after seeing another property & third offer accepted & fingers crossed will all go through smoothly.
All in a space of 2 and a half weeks.
How's it going for everyone else?
