We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

@Roselilly36 interesting what you have observed in East Anglia. I’m also in East Anglia and locally to me most stuff is still going really quickly. In our village most of the houses are new builds, which we can’t afford and we’ve been priced out of our village. We’re moving about 12 miles away and houses are moving quickly there too and the surrounding area to me are also selling quickly. We went in at asking price on the house we’ve offered on and ours went for above asking after being on for a week. The houses that seem to be struggling are ex long term rentals, big family homes that need a lot doing or first time buyer homes that need a bit of work. That said, our house and the house were hopefully buying both need a bit of doing up (ours more than the one we’re buying).

We’ve sstc, had the offer accepted on the one we want to buy and last week our seller found a place who is prepared to break the chain. We’ve had the mortgage valuer out for ours and I’ve not heard anything back so I’m assuming that is all good. So I think we’re just in that lull now of waiting for conveyancers for do the background work before the next flurry of activity. We decluttered before photos but probably not enough (definitely not to MN standards), so we’ll be starting to declutter a bit more (but I don’t think we’ll ever reach MN standards). I need to work out if I’m getting rid of all DDs clothes that are too small or keeping some “just in case”, which is a very small possibility.

We’ve been on the market for two weeks, seaside town in Devon. The market seems stagnant here. We had a flurry of viewings at the start but no offers. Now viewings have dried up. We’ve put a reserve on a new build in the next town but can see it slipping away.. Hoping things will start moving after Easter.

Really interesting thread, most areas seems stagnant with some more movement.

what about the headlines today about house price rise for a third month.

I don’t understand as in our area, houses just sit then the price is lowered a bit but still nothing.

Same here. People are dropping 10-20k but then nothing so it can't just be about the price surely?

I think my area is pretty buoyant from what I can see from the number of sstc I am seeing on RM. Maybe coincidence but I had a fair number of people moving here from London and have indeed sold to one of them. I am in Shropshire.

Good luck! I went on the market to buy a specific house that's been up for 2.5 months and it sold the day before I sold mine!! Gutted and praying it falls though 🙏🏻🙏🏻

It's definitely the price. The price drops are just not enough for the current market. Buyers have had their spending power reduced hugely with the big rise in interest rates, falling real salaries, very high inflation in energy and food especially (things you can't avoid spending on), banks tightening access to credit, Help to Buy has gone plus the general economic uncertainty, (v high likelihood of financial sector 'breakages' in relative short term). If the prices are reduced to levels that buyers can/ will pay, the market will move.

Have a look at 'Moving Home with Charlie' on twitter/ you tube. He gives sensible advice to both buyers and sellers, and projections backed up with data.

Oh no you poor thing! Did they not give you the chance to bid?
We are on with the same EA and I am dropping the keys in tomorrow. I’m going to mention that we want to offer and see if they’ll consider an offer from us without having sold yet. I think.

@Hibernatalie Nope they called me on Monday to say really sorry it is under offer and then I SSTC Tuesday! Different agents though I should have used the same ones in hindsight. Honestly I am gutted as there is not one single house on at the moment that I want to buy. The problem is that I was going to make a lower offer (10k below asking) as it had been on for a while so don't have the buying power to go to asking. The market seems to have really picked up here. Oh well what will be will be 😭

@Fedupofdiets could you afford to pay slightly higher than the asking price? I spoke to an agent who did that. Found a property first, paid a premium of slightly higher price to secure it then sold their property. if it is your dream/ forever home and you can afford it might be worth a try?

@Hibernatalie ooh that’s exciting, you should get viewings booked the next few days after the house is up.

we had 6 viewings on our house today, going to call the agent in a bit and see what the feedback general feeling was, not expecting an offer straight away but hopefully we will get at least one by Tuesday when people have considered it.

meanwhile, the house we want to buy is still available (potential for a little negotiation) so am hoping we will get an offer so we can secure it.

@Adviceneeded234 I could but there is already an offer accepted on it so it could get into a bidding war. I could go just above asking but not sure if they'd even consider my offer tbh. I did ring the agent back to say contact me if it falls through.

@Fedupofdiets ah sorry I missed that, I thought they’d offered but not accepted. sorry, that really does suck. What will you do now? Continue with the house selling or pull it off the market? Do you think it’s likely another house you love will come on the market?

I do sympathise as I really hope ours sells so we can offer on the house we want and would be heartbroken too if it went.

@mycarsnores I am also in a Devon seaside town. We’ve not had a single viewing in the week we’ve been on. It is weird and stagnant. I’ve emailed the HA that own 2 doors down today to see if they’re buying!

@Adviceneeded234 I think I am going to give it a time limit of a month and if nothing pull it off. I really don't want to mess the buyer around and may advise them to delay the survey but then I will look like a flakey seller. The main reason for moving is that I made the mistake of buying a terrace and whilst it is very quiet my teen DS and I tip toe around because we know the neighbours don't like noise (long story), we never relax here. I have a fixed deal on my mortgage too at 2.35% for 4 more years so cannot rent as I need to port the deal. I don't need to move but would like to so we shall see what the next few weeks bring.

in Scotland so a bit different system but we had photographer and surveyor round at the start of the week and officially go on the market on tuesday.

we looked at a few houses Feb/March but i took cold feet about offering on something while having no idea if we could sell ok. we've got a v positive home report so fingers crossed - we are at the cheaper end for the size of house we are selling. can't make up my mind if i'm more stressed out at the thought of not selling or the thought of selling and then not being able to find anything we want to buy!!

@Adviceneeded234 6 viewings is a great result - fingers crossed!

We dropped the keys in today but DH was adamant we shouldn’t offer yet and I do think he’s right. I hope he’s right. Anyway, a leaflet for the house we want was on the desk and I said oh no don’t sell that one, that’s the one we want and the EA said oh ok we don’t need that there then and threw it on the floor behind the desk 😂

@Hibernatalie I think you are doing the right thing by not offering yet. The reason being your offer could be used as leverage for a higher price. I had an offer at asking price from a couple not sold yet and then a 10k lower offer from a lady who had sold. Agents went back to sold lady and said there is an asking price offer on the table and seller willing to wait and she upped her offer to just below asking. Some sellers are willing to accept and wait a couple of weeks until you are sold but I was advised not to do that because in this market nobody knows how long you will take to sell. Good luck and I hope it works out better for you than it has for me!

Well, we've been on the market for 2 weeks, and have just had an asking price offer! I really can't believe it, we always thought this house would be difficult to sell so were not expecting it. Just shows you can't predict who might walk through the door, so don't give up hope!

Hi all! First time selling here, went on the market on Thursday and have 4 viewings booked for Wednesday. I am needing to upsize but the budget is tight, have seen a place I love that needs about £50k renovations so I'm really hoping I can make my figures match up! New place has been on the market 6 months and no interest so I'm hoping they'll accept a cheeky offer when the time comes..

I'm North West by the coast. Been stalking the market for ages it seems to be moving quite well here still.
