Good luck everybody, we moved in Feb 21, relocating & downsizing, market was busy but not to the same degree/madness a few months later when everything sold quickly and well above price. Mainly due to demand and lack of supply.
We also bought an additional property in June 22, market was starting to slow a little, but we continued with the purchase as the property was coastal and unusual in the area, perfect holiday let.
The market has certainly changed locally East Anglia, good availability, most on the market for months, many being reduced, falling through possibly due to valuation? I have also noticed many unsold lots at Auction, which wasn’t happening before, lots being sold many x over guide.
Moving is always very stressful at every stage, we have moved quite a few times over the years, my advice would be take what the EA says with a pinch of salt, they always overvalue to get the instruction, say how they have a buyer in mind, and that you will sell quickly etc.
If you need to move, it’s worth trying, if you just fancy a change I would wait to see how the market reacts to the economic downturn. It’s no longer a sellers market.
DS1 & his gf want to buy their first home, but they are holding off til ‘24, no one has a crystal ball, but given the changes we have seen over the years, having first bought in 1989, I think they are wise.
