We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

We are having the photos taken tomorrow. Houses seem to be selling within 2/3 weeks. We haven’t gone for the highest valuation.

We’ve had ours on for a month. 10-12 viewings and two have come back for second viewings but still no offers. V frustrating.

Everyone seems to be dropping by £25k, which we’ve done. I basically took it as a given that we’d have to do that.

All very frustrating as we can’t really put in meaningful offers on a new house until we have something for the current house.

I feel like at some point we may get a low offer, which we tentatively accept on the basis we need to then go and try and pass that discount on further up the chain.

As we’re upsizing in theory it feels like a good time to move as the resulting mortgage is smaller. Annoyingly, it seems like it may not work in reality if the market is just so slow that nobody can move at all.

We've been on for coming up to 2 months and have reduced, lots of viewings, one offer last week but the buyer seems to have suddenly got cold feet over the weekend so back to square one. Lots of comments that it's too much work... We are kicking ourselves a bit as always meant to do up bathroom etc but never got round to it for various reasons and now seems to be more important to have a done up house as people's budgets are tighter. Really want to sell this year but feeling really defeated by the whole process at the moment.

Our house needs a new porch and I’m worried that will put people off. I think you are right - people don’t want houses with work at the moment.

an update on ours.. we’ve had 5 viewings booked for this week and more to potentially come. I asked about the interest and looks like they are almost all first time buyers and one of them had just missed out on a house a few roads away so are serious buyers.

also asked about the other house we are interested in - it is chain free and looks like no other interest other than ours. Hoping we will get a serious offer by Monday so we can put a serious offer on the house we want.

looks like we will know in the next week.. very exciting!

@Hibernatalie i think it is still a mixed bag- we are buying a complete doer upper, boiler, new bathrooms extension etc. the first of that will be done the first 6 months and the extension will have to wait.

I don’t think the porch will put people off- you’re barely in it!

Update from me too, had an offer from a lady SSTC but at 10k below asking. Have gone back via EA to see if she will increase towards asking. It is really difficult because I could drop 10k but it has only been on the market 10 days and nothing to buy so I am not under pressure to reduce. Food for thought!

Just as posted the EA rang and buyers have come up another 7k so have accepted. Bloody stressful keeping a house so clean and tidy. They are in rented and happy to wait so now to find somewhere.....😫

Really interesting thread to see how others are faring.

We’ve been on three weeks, four viewings and no offers yet. Waiting to hear back from a viewing today.

happy to reduce but if no one else is what’s the point. We want to upsize so could wait, as the difference will be smaller, but we really do need more space.

Apparently Easter weekend is big for people deciding to move and booking viewings, good luck all.

I might go and knock the door of house we want over the weekend, let them know we are really keen and just waiting for an offer on ours so as not to muck them around on price.

I've had 6 so far in 4 weeks but 3 were late cancellations or no shows. Had a second viewing today which I got excited about but heard nothing yet. 🙁

I can't afford to drop more than 5k so I'll be coming off the market if nothing happens soon.

We've been on since last Friday. Had 3 viewings, although 1 cancelled at the last minute. I'm not expecting miracles as ours is a niche property (G2 listed, very old, very large).

It's in great condition though, with nothing urgent needing to be done (I'd put in a new kitchen if money were no issue, but the current one is actually fine).

I always fully expected the house to take longer to sell than some others. I just hope it's not too bloody long!

We just went on the market today, eek!!! We're in Ireland and the market here seems to be moving quickly. Open viewing scheduled for next week. Already have an Inherited property that we're renovating so thankfully not looking for another house to buy.

Having photos taken on Thursday, probably go on the market after Easter? We’re selling family home after 20 years. Am looking to buy a flat in London, but haven’t looked round any yet as was told not to until I was Under Offer. I have been studying Right Move/Prime Location/On The Market/Zoopla for months though, so have a shortlist ready.

Good luck everybody, we moved in Feb 21, relocating & downsizing, market was busy but not to the same degree/madness a few months later when everything sold quickly and well above price. Mainly due to demand and lack of supply.

We also bought an additional property in June 22, market was starting to slow a little, but we continued with the purchase as the property was coastal and unusual in the area, perfect holiday let.

The market has certainly changed locally East Anglia, good availability, most on the market for months, many being reduced, falling through possibly due to valuation? I have also noticed many unsold lots at Auction, which wasn’t happening before, lots being sold many x over guide.

Moving is always very stressful at every stage, we have moved quite a few times over the years, my advice would be take what the EA says with a pinch of salt, they always overvalue to get the instruction, say how they have a buyer in mind, and that you will sell quickly etc.

If you need to move, it’s worth trying, if you just fancy a change I would wait to see how the market reacts to the economic downturn. It’s no longer a sellers market.

DS1 & his gf want to buy their first home, but they are holding off til ‘24, no one has a crystal ball, but given the changes we have seen over the years, having first bought in 1989, I think they are wise.

@Adviceneeded234 thank you - hope you’re right! Sounds like you are in a great position. Did the EA tell you there wasn’t much interest in the house you want? I want to ask about ours but I don’t trust them to tell us the truth!

@Fedupofdiets congrats- that is great news! I am glad you accepted as the good offers come the first week- so I’ve heard. I find the first offer is always a little lower but they tend to come up a little, in your case unprompted!

@ChiquitayouandIKnow you sound like us, we do need to upsize. We could wait a year but I know the market will be crazy when it picks up again and I’ve made that mistake once so we are biting the bullet. Also, we put our house on 10-15k less than the others and have loads of interest- 10 viewings booked so far and was told by EA most are serious and have missed out on other houses a few roads away so fingers crossed. might Be worth dropping it just a bit (if you want to and can) to generate the interest and stand out.

@capybara80 im so sorry, sucks when they don’t turn up. Especially when you have made the effort and sorry about the price drop, my fingers are crossed for you!

@CutesyUserName your house sounds fab! Those types of houses just need the right type of buyer. Interested to see how you get on- do let us know!

@Hibernatalie worth a go asking the EA, we really get along with ours. She is straight talking which we got lucky with. When we first went to view the house she said there were another couple in the same position as us (just looking house not on market) and had offered.

since our house went on the market, I asked again and she said that couple haven’t come back and there have been no other offers on that house and they (the EA) really want us to get the house as we can see it being our family home and the sons (who are selling the probate home) want a family like ours as the house means a lot to them. It’s helped we took the EA on to sell our house, it’s a double ended sale for them.

I did initially wonder if the EA had made the other couple up but looks like she didn’t.. I think you can usually tell the good ones from the crap ones, I always get a feeling which turns out to be right.

we had our pics taken last week and did the same as you. Decluttered as much as we could beforehand and then moved toys etc from room to room whilst being photographed. Good luck and let us know how you get on!

we have 10 viewings across Friday Saturday and Monday and we are hoping to get at least 1. Eeek

We seem to be getting a steady trickle of viewings but no offers.

So think we will give it another couple of weeks before we reduce the price. Tbh will only really be tempted to do that if something comes on that we want and we want to really get things moving. also if we can get some reduction on that house.

ours is fairly priced based on what is on locally, just think it’s a funny market atm
