We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

All went through at 11:30 this morn - luckily as it’s our U.K. home an empty after renting it out I didn’t have to do anything but wait for the funds to come through :) so glad it’s over with tho. Enjoy your nee home

Hi all,
I'm so fed up. My house was on the market all year. But the market here for rural projects is hollowed out by the exchange rate ( in ireland).
My advert for the year cost 500 euros on daft ie which is the only real Irish site, now my solicitor who I'd put on retainer for the sale just billed me for 900 euros.

So just to have it on the market has cost me 1400 euros.

Reduced the price by 15% during the year, which made it the cheapest in its bracket and still nothing.

Haven't renewed the ad because another 500 euros I just can't face it.

Had 12 viewings all of them were desperate city dwellers being priced out of dublin non of them wanted a country life. Also had 7 neighbours try to come in for a nosy, including my violent stalker!

So really need the euro to slump against the pound for a while so that dome UK people wanting a country life will buy it!!

We bought our house in Oct 2022. We had to accept a 15% loss 😢 We have also had offers rejected on houses (when we were in a great position with a chain free buyer) rejected because they had had numerous higher offers from non proceedable buyers. As you have all said above, if the nonproceedable buyer has to finally accept less than they wanted, then their original offers are going to come down. It is totally EAs trying to manipulate. Same when they leave what was a rediculous asking price but accept offers 15%+ below.

And it was all going so well.... Just wanting to vent really.

After being a bit smug when my house quickly sold for the asking and no issues highlighted by the two surveys things have got a bit more challenging. I'm not sure if the buyers solicitor is being a bit over diligent or it's FTB nerves but just about every minor niggle has been made into a thing. FENSA certificates - I have one for the front door and the invoice for the back from the same registered company - not good enough.
Where's the Building Regs cert for the work on the roof they demand? Because repointing the ridge tiles, replacing a few slates and fitting new guttering doesn't need one! The Planning portal makes this clear.
Back to FENSA: I replaced several blown double glazing units last year and buyer's solicitor insists this requires a cert when the website says it doesn't.

Then there's the bottom of my garden. All the gardens in my row of houses have a separate deed for a small area of the bottom of each, and mine isn't in my name. As I've occupied it for all those years there's no issue that it's mine.
Who knows why this was done - it obviously made sense in 1933. It never got mentioned when I bought decades ago nor since. It was bought up during searches and my solicitor offered the buyers an indemnity and a sworn affidavit that I'd occupied it all this time. Nope buyers want it on their main deeds. And their solicitors have told them my application can be expedited. My solicitor had said they'd say that and that expedited can still mean two or three months depending on how busy they are, staff holidays, phase of the moon etc etc. All the correspondence from the buyers says they are keen to progress things, so I've had the EA go back to them to make it clear this change with the Land Registry will take as long as it takes and they can't go back to Plan A if it drags, Gawd I hope it doesn't....

Hello again. Haven't posted for a while because ... well, nothing is happening.

After our cash buyer (full asking price!) pulled out in July we've only had a few viewings. So we dropped £50k off the price 5 weeks ago and yep, 0 viewings.

We've just changed EA so hoping they'll have a few more buyers/strategies to call on. We're only giving them 4 weeks, then we're giving up until next year.
Good job we're not in any rush to move.
It's so tedious having to get all the EA details and photographs done again. Honestly the photos this time were an absolute joke. One was like a close-up of a misty shower screen and one was an overview of the loo. We rejected most of them so husband (photographer/art director) took some himself.
I'll check back in if we get any viewings but don't hold your breath LOL.

Exactly, and this is happening throughout the market now, it is a natural consequence of higher rates.

We've two people coming to view the house on Sunday and Monday, and both feel like a waste of time to me, one has her property on the market discreetly, the other not on the market at all. It's all such a waste of everyone's time.

We actually ended up having three viewings outcomes as follows:

  1. The people who are upsizing, asked lots of questions about running costs, I sent the answers back to the agent, nothing since.
  2. The people who were under offer, want something listed, ours isn't.
  3. Loved it, but on reflection didn't like the height of the upstairs windows as she couldn't see the garden... I'm 4ft 11 - I can see perfectly well.

As predicted a waste of time...

Aghh @startingoveragainagain it's a bloody faff isn't it??? Getting everything sparkling and then viewers aren't always serious about your property.
Update from me ... new EA got us two viewings in the first week!
First one loved it - kids were picking out 'their' bedrooms, really positive feedback. That was on Saturday ... silence since then, so I guess they won't be making an offer.
Second viewing -- she loved it. Cash buyer, chain-free!!! Wants to make an offer ... but turns out she had already viewed it through the first EA.
Second EA was being very cagey about letting first EA know, and was calling me, making early negotiations with me about our forward plans.
That was all exciting except I hate this kind of thing (been threatened with being sued for fees by crossover EA tanglement before) so I was really stressed yesterday and in the end called the first EA just to let them know what was happening.
Why is nothing straight forward???!!
Also, this potential buyer wants a quick move as she's currently living with a friend, so she won't make an offer until she knows our timescales.
It's a bloody catch-22 as the owners of the house we want to buy won't make plans to buy until they have an offer.
Maddening. Very fed up with the whole UK set up.

Have had lots of viewings, feedback is everybody loves the house but none of them have sold theirs yet.
Any viewers who have sold their own properties all say the third bedroom is too small, which irritates me because it’s clear from the photographs that it’s a small single and the measurements are included on the floor plans. Why view my house at all if you want three double bedrooms?! Stop wasting my bloody time.

This can be a case study for a seller chasing the falling market.
Already reduced the price 3x by a total of 225k and still behind the curve.
Might go down to 800k next year and still not sell as the market will fall further.

Very interested to see how this plays out as they seem like they want to sell and keep it on the market while 80% are just taking their house off the market if it doesn't sell within 2-3 months. (At least out of those 340 odd properties I had saved and watched over this year... )

I've just started the buy-sell process so am joining the thread. We've gone back to front ourselves, and found a property we want before being proceedable. It's not ideal for anyone, so as soon as we were sure we wanted to make an offer we put our house on the market - it was always on the cards, but we originally intended to list it in the spring rather than now. (We've not secured the onward purchase anyway but we are forging ahead)

This is my first time selling a house, and I'm not sure where to go from here... it's not the best time to go on rightmove really is it? I'm thinking of waiting for a big boxing day reveal to get lots of eyes on it at once, while letting the EAs share it with their list of interested buyers who are already proceedable from their own sales. The EA isn't happy with this approach and doesn't think there will be enough interest to drive a bidding war if we wait.

For various reasons we only have a couple of available weekends for viewings before the end of the year... I wonder if the rush to get us online really matters either way?

It's a unique property for the area, so maybe my thinking that it will appear "stale" to boxing day viewers is unfounded.

I'm happy with the photos, and we do have a viewing booked in already, so we might manage to sell with this approach.

It's so hard to know for sure.

Have recently changed agent after five months with an agent who seemed to forget my property existed. House is in a naice area, well presented and have dropped price significantly but few viewings which seems to be the norm in this area. Only really special or 'bargain' properties are selling and those sold SSTC are sometimes bouncing back onto the market.

Have started viewing other properties - obviously declaring I'm not procedable yet and let others in this situation do the same with mine. One day they will be procedable as will I. Wanting to gain a grasp of what's out there; what would work for me; and just feeling I'm being proactive.

Viewed a quirky house a few weeks ago - wreaked of animals but was appealing to me due to large garden and just needing a (very, very) good clean rather than total refurbishment.

@MovingToPlan If you are serious about the house you want to buy I wouldn’t wait till Christmas. I’ve never heard of anyone searching for properties on Boxing Day ?? Not sure this is a good strategy.
hopefully you’ll get an offer from the viewings through your EA.

Boxing Day viewings on rightmove increase by about 30%-40% so it is an established strategy to list a house on that day. But whether this results in a sale I don't know.

I was looking end of last year and was surprised to see about 30 new properties in my search criteria appear on Boxing Day when previously there were only one or two new ones at most coming on. It’s definitely a thing.

My son is buying made an offer back in June as the sellers said they would move out into the house they owned next door if they couldn’t find a place / or any issues with a chain

everything going perfectly my son has a huge deposit FTB understanding landlord with cheap rent as on a rent to buy scheme

Right at the last moment the sellers purchase needs a deed of release for solar panels which was chased up so it’s got to go to the land registry.
They have refused to break the chain like they said they would

So my son said fine you have till xxx date or I will pull out and I don’t care if if I have to pay 1500 for the lost solicitors fees cos the prices have dropped and I can buy in another town and save 20-30k and get a bigger house and my mortgage will run out .

I think the sellers are mad because they won’t get what my son offered if he pulls out and he’s still willing to pay the price agreed
The house next door was up for the same price exactly the same house /layouts and sold for 25k less a few months ago

in a way I hope he pulls out as I can’t stand people who agree to xxx and then change their mind

Yes, messing buyers about now will just get you less money down the line, the effect of all these interest rate hikes has barely kicked in yet.

They would be v foolish not to agree. Has he given them a cut off date to make their decision? It might help to focus their minds and stop him wasting more time and money.

Yep I don’t get it
my son didn’t want to be in a chain and was avoiding chains
it’s a lovely house and ticks all the boxes but he’s not one to be bullied
his solicitor is excellent and has said we won’t give them any flex until it gets right to the last minute as he’s got a bit of flex with his landlord and the scheme he’s on

it’s definitely dropped in price but he was happy to stick with the price but he’s got the “fuck them” attitude now and he can get a much bigger and nicer house 20 miles away for 20-30k less

@rainingsnoring. Yes he’s given them a deadline via his solicitor
he got really cheap rent in a fab building as he’s on a government rent to buy scheme so the landlords are understanding about buying luckily .

his contract ends in Nov and he can probably get a month or two to give notice or he has to sign up for a min of six months
but it’s cheap rent for our city so he’s not bothered
