Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

Garden - the front garden is bigger and nicer than it looks in the photo, it has some nice flowers and plants round the edge and you can’t really see into it when you walk past. Worth another photo do you think?

Yard - is hideous, I know. The issue is the render on the wall is coming away, but I suppose we could give what is there a lick of paint, with some plants down the side. It’s actually an L shape but the other ‘leg’ has a shed on it, again I’m not sure if it’s worth photographing that part? It does catch the sun, but not all day.

Third ‘bedroom’ - I agree, it’s a study really. You can fit a single bed in it, but if the headboard is on the window side then it partially covers. A cot would fit quite nicely however. Perhaps we should change to 2 bed plus study? The EA didn’t actually ask us about this and just went ahead and put 3!

I agree the colours look a bit flat, it was a cloudy day when they were taken.

EA actually recommended listing for 330 to start with, but I knew that was far too high given similar properties in the local area so asked for 320, but I think I know it’s probably worth more like 310, maybe 315 at a push. There is a comparable (nicer) property not too far away but it’s on a main road and doesn’t have a front garden, and similar to ours at the back, listed for 330. It has a proper size third bedroom though which I know is the main factor.

Moving as it was a panic COVID buy and while the area is lovely it doesn’t give us what we need in terms of proximity to work, a garden for our little dog and a garage for DH’s sports stuff. We’ve decided to move to a cheaper area for these things, although I will miss being a 15 minute walk from a beautiful beach and moor!

I think you should change it to 2 beds plus study. It's more honest and people can see that they could fit a cot in if necessary. You couldn't fit a bed in there without covering the window so it's not really suitable as even a child's bedroom. Also agree with people's comments about the tumble drier. Is it possile to put it into storage until you sell? It just makes it obvious the kitchen could be better designed wheras people might not notice if the drier isn't there in front of the radiator.

Apart from that, I think it's a nice house. Would possibly try to put some colour into the back garden with some tubs of flowers or a cheerful table & chairs but then again, that shouldn't affect whether someone buys the place or not.

As others have said, it's a 2 bed plus box room. So anyone in the market for a 3 bed will discount it.
The bathroom suite is fine but, and I know you said you won't change it, the separate toilet would put me off.
It's a lovely house. I agree the photos are a little dark though.

It looks great. Garden could do with a bit of colour, some bright pots or the like but I know that's not that easy at this time of year.

Leave it over the weekend but there's nothing at all about the house so if you've no luck then it'll be the price.

I agree with this. It looks great as it is. I’d be able to look past the bare garden.

My only advice is make the office as a bedroom as it’s very small and many cannot see it as a bedroom unless it has a bed .

Also maybe set the scene with a nice big fruit bowl/a cake on a stand etc!

I think 3rd bedroom would be better if there was a bed in it
yes it’s small but chances are most houses round u will be similar so won’t be a shock to them

I think your house looks great, I don't know why you haven't had any interest. I don't know the area but if you don't get any interest soon I would look at the price. Price is the number one thing that puts people off. It will be obvious the price is too high if no one bites.

The rest is just easy.

Back yard/front garden
Pressure wash the paving stones, refresh the paintwork (walls, bench and gate) and put some greenery in.
Front door needs a nice bay tree next to it.

Dining Room.
Get rid of the plastic table cloth.
A vase of fresh cut flowers would like nice on the dining table.
Can you beg steel or borrow a nice big mirror, it is in such a prominent spot and the photo frame you have up there is a little bit too small for the wall. It would also make the room brighter.

Kids bedroom
Different duvet cover.

Put the living room picture first after the outside one. Swap the two kitchen images around. Add some pot plants to the back yard.

There's nothing hugely off-putting, the main thing I noticed is each room seems to have different flooring? Not a huge thing but i like some continuity

Back yard looks very drab. Can you jet wash the slabs and add some pots/plants/colour, maybe even paint the walls?

Dryer needs moving. Stands out like a sore thumb.
No kerb appeal. Can you get plants/bushes by the front door? Maybe pots under the window too?
Dress the courtyard area..a few plants/patio furniture.
It's 2.5 bed not 3 bed
Photos aren't great

The house looks lovely but I think the photos have been taken from odd angles and would ask for them to be redone.

Why can't some of you see the dimensions on the floor plan? The 3rd bedroom is only 5 foot wide.

if you took it out, the master bedroom would be a fantastic room

Oooh or could market it as being able to knock through for an amazing walk in wardrobe.

It's lovely but the estate agents haven't really worked their magic with the photos, usually they might them look bright whatever the weather but it looks like they've been taken on a dreary day.

It looks OK. Nothing super obvious you could change. It doesn’t look all that homely and welcoming….could you switch some lights on for the photos / take photos on a sunny day and put up a few pictures? Gotta come down to price….

I think it’s great and well worth the price. It is super clean, neutral, very well presented and outfitted and decorated. Kitchen and bathroom pristine. Nice rooms and windows. Appealing outside too. Needs absolutely nothing which is really nice. I would give it some more time. I wouldn’t lower the price at all. Maybe add something that you yourself would be excited to see in a house you’re looking at.

Here is a photo of the front garden as seen from the front door. Would a photo like this help? (Without our dog’s towels drying obviously, and would clear everything else!)

I feel the outside photo doesn’t really show it off, it’s quite a nice space to sit because the bushes block most of the view from the road. But then maybe nobody gives a hoot about front gardens so it’s not a ‘thing’ to photograph them like this?

5 days is not very long, nothing drastically wrong in my opinion. Is there anything going on near by with planning regarding roads or parking by the council?

I agree with others. It's lovely with great location but looks a bit flat. Colour will perk it up along with better photos and description changed to 2 b/r with study which will be a nice bonus for those looking for a 2 b/r property.

Also IR's increased last week so people are having a bit of a rethink before looking again.

My first thought that was the third bedroom is tiny. You wouldn't be able to get a single bed in there. Toddler bed / cot perhaps.

No idea about price, literally the other end of the country from me. I think the presentation is fine.

Agree the angles on the photos are a bit weird.

Definitely photograph the front garden and the shed. And jetwash the slabs and add pots and a table.
