Hi ladies. As the title says, no interest in 5 days, so would be grateful for your feedback. Be as honest as you like!

I’m a realist so will be price dropping if it hangs about, but just wondered if there’s anything ‘changeable’ that might rustle up some interest before we go down that road. Please note I can’t do anything about the size of the garden, nor will I be able to do anything big like replacing the bathroom suite, hideous as it is.

Haven't read the full thread, but agree with the suggestions to remove dryer and bin from kitchen photos and brighten up the front and back with some extra plants, pots and colour. Can you borrow any potted plants from neighbours or friends/family? Bathroom looked good to me

Here is a photo of the front garden as seen from the front door. Would a photo like this help? (Without our dog’s towels drying obviously, and would clear everything else!)

I feel the outside photo doesn’t really show it off, it’s quite a nice space to sit because the bushes block most of the view from the road. But then maybe nobody gives a hoot about front gardens so it’s not a ‘thing’ to photograph them like this?

I think it would be nice to include this in your gallery of photos. The photographer could also take another photo of the kitchen without the tumble drier😉

Move out office furniture

Put double bed in child's room

Put cot in former office

Decorate dining table and removed plastic cover

Add colour, soft furnishings, plant pots etc

Bedroom 3 is not really a bedroom it’s 5ft 3!! And also maybe add some life to the garden!

Just to answer a few of the questions, no nothing ugly or off putting nearby. It’s standard road parking which can be a pain but 9/10 you get a space on the road and they’re looking at resident permits. It’s a quiet residential road, all the houses look like ours so ‘picturesque’ in that sense. It’s a nice little road actually, friendly neighbours, street parties. Would suit somebody who wants a quaint Devon lifestyle but that ain’t me right now!

I think your house looks lovely - I have a good imagination so I am good at imagining houses as I would personally have them. Some people can’t imagine simple things easily and you need to lay it bare for them to see. I think you should improve the garden. You can’t make it bigger but you can make it look better. It could benefit from some greenery (pots are fine with greenery/trellising) and maybe a table and chairs instead / as well as the bench.

I have no idea about pricing as I live in Scotland and that price seems sky high! (I’m guessing it’s not though!)

From my recent personal experience of house-hunting, yes every photo helps!!*

** as in, the more people can see of the house and what it looks like, the better. The more flattering the image the better, of course, but don't shy away from adding photos to the listing because you're not sure they're necessary - the more full the picture of what a buyer will get, the better!

Unfortunately I would look and pass no way could use 3rd as a bedroom even for my kids and tbh yard doesn't look great and I've just looked at another 2 in area price slightly less and 3 bedrooms I could use

Honestly I’d power wash the back yard and render. Giving it a clean will make it look a million times better than it does currently. The rest is think is fine.

It’s a 2-bed with an awful yard. You can improve the photo angles and tweak things like the unironed dining room tablecloth or black kitchen bin, but really you need to advertise and price as a 2-bed with home office.

It sounds like it will suit someone down to the ground. I would make a few small changes people have suggested here and apart from that, just give it more time. The market may just be a bit sluggish right now. Leave it a couple of weeks and if no viewings, discuss with the agent what to do.

Definitely include the front garden picture and can the main picture of the front of the house be taken more square on (rather than showing the view of the long terrace) - once you have added a few extra colourful plant pots! Definitely think the outside pics are the biggest (fixable) turn off at the moment

I'd remove the garden photo or make the garde look a bit nicer. Each photo should be a draw and that one isn't at the moment.

The estage agent has not taken very good photos. Just a little tweek on this one and it looks much better.

Guide Price would put me off, usually means you want more than that! Having a quick look at sold prices nearby it looks slightly overpriced.

The angle of the photos is all wrong.

There's an odd bit of bin bag in the kitchen, the table cloth needs a hairdryer over the creases, the plant in the study looks dead - but mainly the angle.

It's got a For Sale sign on Streetview, but that photo is old because you can see how overgrown the hedge now is - can you cut that? It looks much nicer on Streetview!

That is interesting.

It looks like your study was used as a bedroom in the previous photos. If you can squeeze a bed in to show that the room has potential as a third bedroom, that would help. Don't use the headboard if it blocks the window. Everyone's reaction on MN is "that room isn't big enough to ever be a bedroom", your buyers will be thinking the same.

The courtyard looks adorable and cosy in those photos, rather than the bleak concrete yard it is now. I would paint the bench a pretty colour, maybe get a table and chairs second hand, jetwash the patio, add a few evergreen pot plants and some spring bulbs. You can probably find some blooming hyacinths or daffodils grown for indoors in the supermarket. I would also have a photo of the front garden from the house if it still looks as lovely as it did in 2021.

That would improve the 2 main "negatives" of the property.

Haven't read the whole thread but..
Looking at the similar properties, there is another one like yours where the photos are much brighter and taken at better angles.
Maybe take inspiration from that one?

Lovely house OP, good luck with your sale. Personally I house hunted in Exmouth last autumn, and was put off by the flooding predictions.

I this is the house I think it is you are looking at wanting a 40K uplift since mid 2021 and you've done maybe 20K? of work on it in a falling market.
