Hello all, last Tuesday our broker asked for all the payslips etc. to apply for a mortgage with Barclays, can anyone share how long it's taking for mortgages to be approved? Not sure of the process.

Summersdream. My mortgage came from NatWest and took about two weeks. But I’m self employed so they asked for a few more bits.

Jaggedbubble I would go above their head and speak to some one higher up. That normally gets things shifted

@Jaggedbubble god that's terrible! I would be complaining in all honesty. 22 weeks for one purchase and no chain. That's awful! I hope you get an exchange date soon.

Solicitor has advised that we are waiting for draft contract for our purchase, once we have this the searches can be sent off which are taking 5 to 10 days. I'm hoping draft contracts will be with us by the end of the week. Fingers crossed.

Very similar to us. Should have been no chain but vendor decided to port mortgage so chain of 3 in the end.
Also offer in May and should have completed in August!
Our vendor was so slow with their paperwork.
For the last 3 weeks I rang both my solicitor and estate agent daily. Also made sure I emailed a couple times a week too.

We have escalated and now the estate agent has direct contact with a senior staff member (apparently))

I think a big part of the problem was timing, both parties really struggled to find a solicitor as so many were not talking on new cases due to the stamp duty work load (I got turned down by 12!!! Who said they were too busy)
But now we are so far down the line that it would delay things even further to change solicitors, even though better ones are now available.

Sigh. Once we get in I never want to do this again!! Last marble is hanging on by a thread!

@Summersdreaming Our mortgage offer took four days with Barclays, start to finish. They've been amazing. They've even confirmed funds are ready.

@finova That sounds so stressful; are you almost at the end?

@Jaggedbubble Oh wow; that sounds stressful too! I hope the direct contact helps.

We're waiting for someone to confirm exchange... I feel like tomorrow is more likely than today, but we've heard nothing official on which date yet... other than that the people higher in the chain would prefer the 10th, which means exchanging today. Nervous!

We’ve just had an email from our buyer via our estate agent saying due to his personal circumstances, he needs exchange and completion sorted now, and he wants access to leave his bulky things here at the weekend.

Awkward. There’s literally nowhere for them to go… and my personal circumstances have been urgent for a while Grin

Still, hopefully the rest of the chain will agree quickly and we’ll have exchange later today or tomorrow. I’m excited and scared.

Sorry meant to say that we exchanged and completed on the same day after 23.5 weeks.
We’ve been in a couple weeks now.
It was awful so you have my sympathy. I was sooo stressed at the end.

I’m still in rented till end of the month so in the thick of it in terms of moving stuff across. So glad it’s mine now. Actually can’t quite believe it.

I had a meeting with our mortgage broker yesterday to finalise everything and then the estate agent rang me to let me know that our buyer's solicitor has told them that things are progressing well, also buyer has decided not to do a survey.

We had our homebuyers survey done for our purchase on Monday and all was good there.

I asked the estate agent how things were going with our purchase and they didn't have a clue. It's going through probate so I am a bit worried.

Do I just wait to hear from my solicitor? Sorry I am totally clueless about the process and therefore may be asking silly questions!

So, 3 months in, I’ve just heard that our vendor has done nothing on their onward purchase other than a survey, because they were awaiting grant of probate. I thought that you could do everything bar exchange in the absence of probate!? Argh.

@Rebuildingconfidence and @OrigamiParrot Probate can be a nightmare; or it can be really straightforward… but most solicitors will advise not doing much until it’s granted, as it’s in their code of conduct not to proceed until it’s likely that case is proceedable; so nobody incurs avoidable costs.

Everyone is set on the 11th... there's a lot of tension to exchange today but nobody knows quite what the hold up is. Our solicitor said everyone in the chain was having final pre-exchange checks yesterday.

Our buyer is now calling us hourly, because he wants to make plans to move their furniture in this weekend, and for us to move out early. We can't do it... there's nowhere for them to put anything until we're gone. I do appreciate that they are eager to move, but there's just nowhere. The baby stuff has taken up 80% of the floor space at the best of times!

I'm hoping we exchange today... Feeling less confident as the day goes on, though.

You can't let him move his stuff in...it won't be covered on your house insurance. He'll just have to pay a company to store it for him.

I've emailed the EA to ask him to ask the other side's solicitor when we will get the draft contract.

You don't have to agree to let him move his stuff in. He's not allowed to do that (or force the point). You do not want legal responsibility for his stuff, which you would have.

I'd probably wait until you've exchanged to tell him no good and proper though! It's definitely his problem to sort and not yours to fix.

Ok I think I love the new estate agent.

He's just emailed me straight back to say they've been emailed to my solicitor and he's been copied in.

FINALLY an estate agent who is good at his job.

He is somewhat of a local sleb. He's an estate agent and a rugby player for our local but seemingly well know team. I had no idea I don't follow rugby. A strange combo. Anyhow I don't care because he is 100% better than the shits I dealt with previously.
