Well it turns out that the FTB at the bottom of the chain still has outstanding enquiries about their survey and meanwhile our sellers at the top of the chain don't have their mortgage offer yet! So my daydreams of exchanging this week were clearly not realistic. Maybe it'll be next week, giving us 3 until completion? Or maybe not?!

There seems to be a few of us doing probate purchases, I've been told it should be finalised before end of Nov but not holding my breath.

The bank are doing their valuation tomorrow, will I find out the amount or is it just a yes/no thing?

Had a dream last night that the current owner did not get planning permission/building regs whatever when they did a major change and now I'm stressing. Thanks brain Hmm

Hi @Summersdreaming probate purchase here too.

Natwest did a valuation on the property we are buying for the mortgage and they agreed with what we have offered. We didn't actually hear anything apart from the fact the mortgage was approved based on the sale price.

Ok I think I love the new estate agent.

He's just emailed me straight back to say they've been emailed to my solicitor and he's been copied in.

FINALLY an estate agent who is good at his job.

He is somewhat of a local sleb. He's an estate agent and a rugby player for our local but seemingly well know team. I had no idea I don't follow rugby. A strange combo. Anyhow I don't care because he is 100% better than the shits I dealt with previously.

I need some advice. So when we move out on the 19th and in with my parents, what do we do with like our address? Do we just change it to my parents house and then change it again?

Also we get child benefit will we still get that with 4 working adults in the house or are we not classed as part of their family?!

I've just realised I've no bloody idea what I'm doing. None at all. Grin

No idea on child benefit, though, I'm afraid... and I'll guess you'll have to change your address twice as other people might register where you live now, and it'd flag as fraud? But I expect some people would risk it...

@Summersdreaming We didn't get told the figure at the valuation - they wouldn't be drawn on the results while they were here. In the end, they didn't actually give a monetary value, just confirmed that it was worth what the mortgage was for... but it might be different for different banks!

@Arlington45 Eek, that's really rubbish to find out so late in the day. Do you need set time between exchange and completion? Does everyone know that? For both the times I've bought, the solicitors agree a completion date (usually not until everything is done...) and then exchange can be moved around up until that date.

Our update... yesterday was awful. Our solicitor reassured us on Wednesday night that everything was in hand... yesterday we found out from emails our seller forwarded that our solicitor said they weren't ready, and wouldn't be until next week. It turns out they were waiting on paperwork that they already had. We rushed it over to their office as requested, but they said they couldn't look at it same day, and it'd be next week now...
And then offered to send an email to "reassure" the chain that even if we didn't exchange this week, we'd definitely complete on the 11th. The way they worded it made it sound like it was our fault?! Our seller then kicked off that they wouldn't wait if we couldn't exchange, they have no faith that there won't always be one more piece of paperwork.

Got home to a complete power cut, so no heating at all, and our buyer has found us on every possible platform to call and message and ask when we can move out so that they can move in.

Anyway, I think an upset heavily-pregnant woman in their office did the trick, as it was sorted last night and we got completion statements this morning, that's now paid, and we're waiting for the rest of the chain to confirm that they're ready so that it can happen. I am nervous.

If we exchange today, we'll move next Thursday...

If we don't, we'll have to wait until Monday and see if both our seller and the person at the top of the chain can be talked around, but neither seem keen to sell anymore, so I'm genuinely not sure if they will. I'm surprised we've all made it this far, to be honest!

The stress is unreal and I keep checking my inbox like a mad person.

I hate this process. Just had our mortgage offer through and the amount is wrong....which means our mortgage broker (more likely the assistant who doesn't seem to understand mortgages at all) has sent the wrong information in. So now that will be a few more weeks of trying to sort that out!

Hello everyone. I wish I had found this thread a month or so ago as I have had so much stress dealing with our purchase!

We've just deposited funds with the solicitor ahead of hopefully exchanging next week. We've proposed to delay completion slightly (about 10 days) to allow us to line up some tradesmen to deal with some issues which have developed between the survey being conducted and now. Nervously hoping the vendor agrees - it's chain free so shouldn't be a huge issue (?)

Caught up with the agent yesterday who advised they were about to market the property across the road. They've got 30 viewings back to back in one day, which is even higher than the 18 they had on our property. It's bloody madness.

Eek! Just had a potential buyer say (through the EA) they're interested in maybe making an offer but they're worried about the chain (we haven't found somewhere to buy ourselves yet) and would we go into rented. I then worry we'll be stuck in rented for ages. People who've done this, talk to me?

We have another three people viewing this weekend so I think we have plenty of interest if we decided not to go the rented route... just feeling very uncertain at this point.

From friends who have done this - get an idea of the availability of short term rentals in your area and how much of a premium you are paying for a 6 month lease.

As this thread (and your own experience) demonstrates, there are more buyers than vendors and if the only reason you are considering going into a rental is to sell your home, that's possibly not strong enough for me. If the reason were to be to sell your home and preserve the purchase of your own home, it might be worth it.

So just sold our house to a first time buyer in 3 hours of being on the market. Our vendor is moving into a vacant house so that keeps the chain short. Hopefully we will be in January time so excited
