Completion will then be 4 weeks, so we have time to get organised, but honestly, this has been so stressful that my hair is coming out!

I believe that everything else is in place (I'm new to this but my estate agent and solicitor are very on the ball) but my mortgage company are farting about considering the damp report. Annoyingly my mortgage broker says they are usually very efficient, it's just my application that's been lost in the mist.

I have never been so stressed in my life and as a person who doesn't normally get stressed, I somewhat struggle to cope with it. I can completely understand why your hair is falling out cheltenhamlady, I've clutched mine so often over the past 8 weeks it's a wonder mine hasn't as well Grin

It's incredibly stressful, I wouldn't have believed it before! I'm usually very good with stress but I was actually feeling quite ill with it in January. Hope you both get to the end very soon.

We didn't exchange...or, we might have done, but no one has told us. Who knows?

We went to see a kitchen planner yesterday, for the third time, and he clearly had not listened to a word I had said about what I wanted. He presented a design that bore no resemblance to my requirements. No pantry unit, and no island...Why can no one just do their jobs these days?

Glad to hear that some of you have managed to get to the end and complete.

I am a very organised, logical and methodical person and would not have believed the stress this process has caused. I think it is the impotence, the waiting and the lack of control, add into that mix the sheer incompetence of everyone in the legal profession I have encountered and it is just torture!!

Still, I keep repeating to myself that there are much worse things going on in the world....

Let's hope those of us still waiting manage to make progress next week. Good luck everyone.

For me, it's a shocking realisation that it doesn't matter how much you spend on your solicitor, or how competent they are, their effectiveness is stymied by the solicitors on the other side Hmm

Earlier in this process than lots of other people but just have to vent!

Had an offer accepted two weeks ago after my last purchase fell through, and we have a mortgage DIP with Barclays. They've just told us (via broker) they've booked the valuation of the property we are buying for 4th April. Which is in five weeks' time!

Is that normal? So we won't find out whether we actually have the mortgage for another minimum five weeks?

@zigazigaahfuck Barclays were very slow with our mortgage too. Is the house occupied? It could be the vendor refusing access too? We changed mortgage and the second one took 5 days including valuation! So it can be done much quicker.

@Summersdreaming Have just found out the seller has asked for it to be in April, apparently that’s the earliest they can do… 🙄 They are in no rush clearly. Has put me off tbh, I just want to get my mortgage offer through and not wait five weeks to know whether I’ve actually got one or not, just because the vendor isn’t in a hurry!

Exactly.

We are still waiting to exchange because (apparently) our buyers buyers, solicitor has gone off on holiday. Does no one stand in for these people?

They may be back in tomorrow, but our solicitor is unsure.

Wow - this thread is SO incredibly helpful and comforting! I've been blasting through the past 36 pages over the past few days seeking solace in this crazy, stressful process.

We launched our place in Jan, had an offer immediately, FTB, great. Fast forward 2 months and they have just pulled out (survey issues - absolute bullshit, but that's a different story!). We have another offer on the table which is actually higher but it's from someone in a chain who is about to commence viewings in the next few days. We don't know what's a bigger risk - the new buyer, or waiting another weekend for more viewings.

I'm so worried our vendors will pull out on us. When we offered, they were chain free. But now all this time has passed, they have found somewhere they want to buy too.

Buying and selling at the same time is horrendously stressful, I actually wish we hadn't found our dream house when we did. Like many others on this thread, I've found myself completely overwhelmed by it all. Hoping I can take some refuge here!

With any luck our vendor will see sense but the EA was not hopeful. Thankfully we have the option to remain in our lovely rental, so at least that's something.

We have given her until Friday to make her decision Confused

We've given close of business tomorrow as the deadline for a decision. I'm not hopeful TBH.

No, not really. But it's been picked up by two separate companies and will cost in the region of £4k to rectify.

Some of it is undoubtedly due to neglect, some of it due to age. The issue does not put me off the house at all, but I feel we should be getting something towards it - at the moment it appears we may not be Hmm

How does the communication work in your chain do you get notification from your estate agent or conveyancer? We’ve noticed that the house at the top of our chain has gone back on the market today. Not sure what this means for our vendors and us, but I don’t think it’s going to be good.

Ask your EA to find out what is happening up the chain.

Joining in after lurking on this thread for a while, mainly to rant that, after waiting for weeks for our buyer to suggest a completion date, we just received a suggestion of Fri or Sat of the Easter weekend. Those dates somehow got past the buyers solicitor and mine. Ridiculous. Anyway, guessing I will be waiting another week, or more, for the next communication. It's painful.

Backstory - we had to relocate quickly so moved to rented in Jan. We won't buy for a while, as finding out feet in a new area. Offer accepted on our house mid Dec, but nothing happened until after Xmas/NY. No chain either side. Feels so slow for a no hassle sale!!

I am so glad I came across this post, it's made a me feel SLIGHTLY better than I am not the only one about to rip what is left of my hair out!
Our sale / purchase journey has been eventful to say the least!

We initially put our shared ownership property up for sale in June, as we don't have a EWS1 form for our block So Resi wouldn't market the property and told us to go straight on the open market with an EA.

Fast forward to September find out that new regulations in parliament made changes to the requirement of the EWS1 form and we would no longer require this to sell, so we change it to selling shared ownership.

Buyer put offer in 9th November, accepted.
I viewed the property we are now purchasing 16th November and put in an offer straight away, accepted.
Mortgage application submitted 17th Nov, approved 30th Nov - our sellers was also approved in this time too.

Searches etc came back on the house we were buying 19th Dec, we signed and returned so it was just down to our buyer side going through.

We've been chased constantly from our sellers emotionally blackmailing us, as they claim the sale was taking too long (Baring in mind until now it has been less than 4 months in total, the blackmail started in January, a month into the legal process with solicitors) and ended up putting the property back on the market because they didn't trust how long it was taking - even though everyone had explained to them as we are leasehold it takes longer than freehold.

Our buyer's solicitor went on mat leave and the person taking over the case constantly sits on things and it takes our EA, our solicitor, the buyer and the housing association's solicitor to chase them for updates.

The last stage before we could exchange contracts, the housing association needed to approve our buyer's mortgage, but as the least years were incorrect as we had gone into 2022 and the shared ownership box wasn't ticked on her Santander mortgage offer they wouldn't accept this.

In this time the seller had a viewing and they offered them 15k over our offer and basically told us if we didn't match this then they will pull out.

So we matched the offer and had to get Nationwide to lend more - thy wouldn't revalue the house and basically told us to fork up the 15K difference in cash. So we've now had to do a new mortgage application with Barclays (Applied 23/2)

Buyer's solicitor raised issue with Santander on 18th Feb, they only just responded 8th March!! Buyer's Solicitor STILL hasn't sent this over to the housing association for them to approve - once this is done they can arrange for her deposit to be transferred.

So now we are still waiting for Barclays to approve our mortgage :(
Stressed is an understatement right now!

Valuation approved 3rd March
Requested another document 7th March
Radio silence since :(

My daughter's birthday is on the 29th I feel terrible that I cannot give her a party (the first party shes been able to have in 2 years) because I don't know where we will be living! Plus the fact she starts Primary school in September so we have the added stress of getting her into the school where we hopefully will be living.

Joining- we had an offer accepted on a house on 23rd feb (no chain as we sold last year and moved in with parents as we had a baby on the way and couldn’t find anything- stressful in itself) , mortgage application put in a week later on 2nd March. Was all going quite well, valuation carried out etc on 9th March. Then last thing Friday the mortgage lender said they wouldn’t lend on this property as the vendor had purchased it within the last six months according to land registry. The mortgage advisor seems to think she can sort it, as the six months is up on 8th April and we are aiming to complete end of may, so even if they just pause the application and wait until then to issue the offer we should be ok. But now I’ve been worried all weekend they will either make us submit a new application in a months time, and we will potentially have to push back completion, or they will just give us a flat no. OH doesn’t seem to think they would do this but really do any of us know! They may just say no we won’t lend on it even if you reapply. Hope it’s all sorted soon. Feel like surely someone should have mentioned when it was on the market we wouldn’t have been able to apply for a mortgage on it for another six weeks!

How long does it normally take to get a fixtures and fittings form back as the buyer? I'm not sure if I'm being impatient(!) or not. Offer was accepted two weeks ago.

When we sold last year we got the fixtures and fittings form back to our solicitor within a couple of days so the buyer had it within a week.
