My agent informed me my buyers aren't able to proceed today. Completion was pencilled in for next week.

It's my girls I'm gutted for. They were so excited to move to the new area, the new house and now we've got to admit to the vendors we may not (probably won't) be able to buy theirs.

We are going to have to complete on our sale but God knows what we will do then. Ds is at school in the town we are moving to.

I'm keeping hold of the 'not meant to be' vibe which I don't really believe in but do hold a doomer similar thing so a imagining something utterly terrible and tragic occurring if the house/job etc of our dreams had been obtained. It helps me.

The house we are/were buying is/was fantastic and seems like prices have risen since we made our offer.

People deal with much worse shite news all the time and a house chain collapse pales into insignificance by comparison to some other news but in the other hand they do say buying a house and moving is one of the most stressful things to undertake and right now I see why.

It turns out they have applied for four or five mortgages over around 10 weeks and not told us. The ea has been saying it's fine and everyone but us has known that's definitely not the case. If they'd have been honest we would have pulled out months ago.

We are viewing two houses tomorrow. One chain free. Both to do up. I also put s post on FB and another ea has messaged me saying something has fallen through and do we want to view it and it's really very nice so hopefully we can see that tomorrow too.

There's a few more dp wants to see as well. None are exactly perfect but all are doable. Going to ring a million estate agents tomorrow and ask them to put us back on their books.

We could wait for our sellers to find another purchase but I don't trust the fuckers anymore.

Hi ladies, I'm back! If you still remember from the previous thread, I pulled out of my purchase due to health reasons. Well a lot of drama (and some comic) happened after that but long story short, I'm now back to the chain Grin

@Getyourarseofffthequattro I am so sorry to hear. I hope you will find something soon. There may be a lot of sale falling through at the moment with mortgages expiring and people paying over the odds. I heard from my mortgage advisor today that banks no longer extend offer so if the sale drags on people will have to apply for a new mortgage deal.

Hi, I am in sort of the same situation as @AllOfTheDwarves

Sale agreed on my flat with a cash buyer who has sworn up and down he will definitely go through with the purchase (this is after two previous sales falling through after the buyers changed their minds after changes in circumstances).

Offer accepted on 12 October for our new house (hopefully), solicitor instructed ages ago, mortgage all approved last week and survey being done on Monday.

Our flat is sale agreed subject to survey but I don't know when the buyer is planning to have that done?

The only snag is that the house that we are buying is going through probate. I was googling the address last night and found a webpage of the Gazette which mentioned the deceased estate deadline claim was 30 September. I don't know what that means for us though?

Any advice or insights on timelines for our move would be great! I will probably speak to estate agent next week after the survey but would like to have an idea at least so I can gauge if they are talking rubbish or not.

Two mortgage valuations done of house I'm buying, both £25k under agreed purchase price. Mortgage broker is pushing me to speak to vendors about this but I'm nervous that they'll just pull out and find someone else or a cash buyer. It's a hot market and I could afford the additional money but keen for views on whether I'm being foolish?

I would definitely go back it would be drastic for them to pull out. If they sell to someone else they are going to face the same problem. Its normal for people to request a reduction in price if it's been overvalued.

@Okigen Welcome back! That's interesting from your solicitor... Our seller managed to extend his until December last week, but it may well have changed since then!

@Rebuildingconfidence It's difficult to do timelines with probate - it depends how far down the process they are. I'd be pushing for them to give you an idea of when they expect that to be completed, although you might find that they refuse - estate agents don't like to give out what could be bad news! On the advice of my mortgage broker and my parents, the broker advised the EAs of the result of the two valuations and then they said they would speak to the vendors... this was Friday afternoon and haven't heard anything since!

I'm hoping we can come to a compromise and meet in the middle BUT I REALLY DON'T WANT TO LOSE THIS HOUSE!

Ive just been catching up on the old and this thread. Have got everything crossed for posters having setbacks.

I’ve also had a set back after being elated at having an offer accepted on a house that ticked nearly all the boxes. When I went to apply for mortgage last week, the mortgage offer was £60k LESS than the AIP. Devastated. The Halifax advisor said it was because they changed how the my calculate income and offer for self employed people and as last year I had a dip due to Covid I can’t borrow what I need. Even though back on track and Covid proofed my business now.

I was in tears last week. Trying not to let my son know that things are going tits up until I have a solution but it’s been really hard to keep smiling.

The advisor at the Halifax got a lot more financials from me and are going to put the case to the underwriter next week. I also contacted a broker to see what they could do.

The broker was great, positive and optimistic and it felt good not to be doing it alone now.

I’ve also started looking for cheaper houses. Most I’ve seen don’t have enough space for my work needs. One is perfect! Really perfect.

Ill wait to see what the broker and advisor say on Monday and then withdraw my offer if necessary and offer on the cheaper property. Although I was told there are already a lot of offers in for it (deadline Monday) so probably won’t stand a chance as I can’t offer a lot over.

Gutted.

Am I posting in the right place ?

We were hopping to look at exchange dates this week. All is good in a chain of 5. Everyone ready except we are still waiting for title deeds. Or so I thought!

Our EA is great and chased up some responses which we hoped were going to be ok. We had further enquiries due to no building regs. No huge projects just a small list of some changes to the home and no boiler cert and 1 window with no fenca. I have been reassured by our solicitor earlier on that indemnity insurance wil be fine.

My husband spoke to our buyer directly (first time). We are going into week 15 (presumed average in the current climate). He tells us they are distraught as their solicitor has said they can’t have indemnity. At present I don’t know any more info and my mind is going mental with lack of info and experience really. So upset with the whole thing as we sent our replies back in august but for some reason, between the two solicitors they were either never sent or never received! I should have chased up but never thought as all done via email. And no familiar with the process.
Neither of us have looked into building regs with the council. Buyer is still very keen to progress. So him wanting the house is not the issue.

I am hoping that they have misunderstood their email they received late Friday. Or that there is a swift solution to it all.

Has anyone recently organised building regularisation and if so, how long was the process? TiA

We viewed 4 houses today. Offered and had it accepted on one. No chain!!

Hi all,

Just read the thread with interest as I had an offer accepted to buy a house last week, seller is a cash buyer onward, so chain ends there.

Feeling a bit stressed, as EA sent out a 'memorandum for sale' at the start of the week, with searches applied for by solicitor by start of next week etc, which clearly won't happen as although I've paid, they say they need to do money laundering checks first.

Does anyone have experience of whether the EA target dates are just guidance, or will they be chasing me/solicitor on Monday? We are progressing, but maybe not at the speed they have asked for...

I did check when I made my offer and EA confirmed no target completion date, just 'when solicitors are ready and agree'. Hoping EA will back off a bit tbh.

The estate agent can say all they like. The solicitors are the ones that set the dates. They know what is going on and what they have to do.

Hello I'm new! We signed contracts on Friday so vaguely hoping for exchange next week maybe? Completion is being discussed for end of Nov/beginning of Dec but it'd be nice to pin down a date. It's a chain of 4 properties in total so not terrible but still plenty of room for things to go wrong. Just desperate to get into our new home, we need the space!

@Paranoidandroidmarvin thanks that's good to hear, I was feeling a bit stressed as they seem to have given 'deadlines' for searches being requested, but the solicitor seems to want to complete all the money laundering checks before doing that. The EA will hopefully back off now unless progress halts somewhere down the line.

Good luck @Arlington45 it sounds like a 3 or four week gap between exchange and completion? I'm hoping for similar, as seems moving vans are tricky to book at short notice and be great to have time to plan!

It gets better and better here. Worked hard all day yesterday and today lugging packed boxes of belongings into garage and scrubbing the place, unpacked a fair few boxes too so place looks less like we were about to ship out. Nearly killed us but agent had lined up a viewer who was v excited to see the house back on the market as missed it last time.

They never bloody well showed up. My teens were pacing the streets with the dog due to high anxiety of having strangers in our house (we did an open day in June when it first went on and went to stay with friends) one of the whom is long term chronically ill. Poor things they'd worked so hard to get upstairs looking fab. And are so shocked and gutted not to be moving this week.

Have advised them we may still be here by spring/summer at this rate.

A pessimist is rarely disappointed!

It's nice enough @Ruralbliss! It's smaller than the last one, needs a little work but has most of the things I wanted and it's big enough for what we actually need. We are only planning on staying there 2-4 years but we don't want any more children etc so we won't grow out of it iyswim.

Only thing it's missing is a separate shower and a second loo downstairs but there is space so that's fine.

It was a unique opportunity. I posted on Facebook asking if anyone was thinking of selling. Someone commented saying they had one that had recently fallen through but hadn't been relisted. We viewed it the next day, offered and accepted. The one two doors up which we also viewed was up for 10k more and was going to best and final offers tomorrow so I think we got a bargain in comparison.

And it's not in a chain. And beggars can't be choosers. AND the garden is south facing so we will be happy enough there Grin aim to find the one in a few years!!
