How long does it normally take to get a fixtures and fittings form back as the buyer? I'm not sure if I'm being impatient(!) or not. Offer was accepted two weeks ago.

When we sold last year we got the fixtures and fittings form back to our solicitor within a couple of days so the buyer had it within a week.

As Sellers we filled out the form within about a week and returned it to our solicitor. But as Buyers in the past, we haven’t seen the form until close to Exchange. You could ask your solicitor if they have it yet and if so that you would like to see it

Thanks @Twiglets1 I thought I'd wait to see if anything turned up in tomorrow's post and then email solicitor if not. We don't have the survey taking place until next week - surveyor was booked solid until then!

Thank you! We're aware the house will need stuff doing - although it's actually in a better state than our previous house which we then did loads to! But we used the building survey last time to prioritise what needed doing so hopefully it'll be the same this time rather than anything really awful!

@amicrookie I feel ya! Selling a leasehold is the worst! Sounds like you've had a rubbish time with it all recently. Have you made any more progress? We put our property up for sale May last year and the story is too long to get into now, but two failed sales and one failed purchase later we're still in our old place trying to sell it. Sad We just got really unlucky with everything, but we've bitten the bullet and put the house back on the market again. We've given ourselves the best possible chance with new agents and solicitors and we'll see what happens. It's such a lovely house and it's just mind-blowing that selling it is this difficult. Fingers crossed though! I hope you get yours sorted soon too. It's really knackering when the process just drags on and on and you can't make any future plans because you don't know where you will be living!

We had an offer accepted seven weeks ago and have patiently(ish) waited for our buyer to find somewhere. She's now pulled out, wahoo! The joys.

Thought I would join the thread. Our chain is now complete and it is first time we are selling and buying so not 100% on the process. Not stressed just yet though, we have a nice short chain where we are selling to a chain free buyer and buying a probate property ourselves. I am sure the stress levels will go up soon though.

We have a meeting with our broker this week to decide on a mortgage we want to go for and have instructed our solicitors. So all ticking along nicely for now. We did get warned the probate will take longer than a normal sale and we passed this info to our buyer too so everyone should be on the same page. Hoping if all goes well we will get to move in the summer. Just got to keep fingers crossed that everything runs smoothly.

Update from solicitor this morning (we're 2.5 weeks after offer accepted). He's chasing up a few queries from the fixtures and fittings form. Survey is tomorrow so we should get that back next week.
BUT it turns out seller who had a place in a retirement complex has to wait for probate to be granted on it, which means completion may not be until end of May.

Not a huge amount of time compared to many people but longer than we'd anticipated for a very straightforward purchase. Bearing in mind we need to do work on it before we can move in.

Can any of you lovely lot help me ? What would you consider acceptable to put up with and when would you cut your losses and start house buying again. We sstc in November to first time buyers so no chain, found our dream home and started the purchase ( which our solicitor tells us is ready to exchange on ) but our vendors have just backed out of their third purchase. So us and our buyers are all ready to complete and we are back to square one while our vendors are still shopping around for property number four to offer on. We want to live in their home so much , but it feels like they are finding every excuse not to leave it. I don't want to lose our buyers so am thinking I should look for somewhere with no chain. Has anyone experienced this ? I just keep wanting to hold on for dream home but it's really getting us all down now. What would you guys do ? Thanks for any advice 😊

@cutebutscary What's their timeframe - is that all since November? I wonder if they've struggled with the market at the moment - not much available so they've pounced on anything that's available, even though it's not right for them and got cold feet? Do you know their reason for moving?
Have you asked if they'd go into rented to keep everything moving?

I would ask them if they are prepared to go into rented and also start thinking about whether or not you would be prepared to go into rented to keep your buyer.

If the answer to both questions is No, I would be frantically looking for another property with a short chain.

@cutebutscary we've delayed listing our house by a month because the market has been very quiet. Hardly any houses in the mid price range, lots of ftb homes or mansions. This could be why your vendors have stalled because of the lack of availability of houses.

I would start looking for another home but keep the original offer on the table until after Easter. If you find another house, then make an offer on it and withdraw the first offer. There'll be a lot more houses coming on the market now because spring is the traditional house selling time.

Our house is going on the market tomorrow so we've got to find something to move to now. This is the tricky part because my area is very expensive and very fast moving.

@Twiglets1 we asked last month if they would go into rented as we don't want to lose our buyers and it was a very clear no. We can't as we need a fully wheelchair accessible house that can accommodate a large disabled bath on wheels and a hospital bed on the ground floor. We are placing sealed bids for one that's not in a chain tomorrow. I think we need to forget about our original perfect property as it's just not happening. They are lovely people but the stars just don't seem to be aligning for us

@TheLadyDIdGood @RidingMyBike this is since end ish of November I think. I'm losing track a bit . They are hoping to downsize but can't just stick with anything . We have been told they are trying to renegotiate the price of their purchase after the surveys are being done , and as competition is so fierce for houses , the sellers of the houses they are trying to buy say no to reducing the price and they pull out again. I think I have to accept I need a property with no chain. Im not sure my families nerves can take a lot more . We've also had to reschedule an operation for our daughter as we can't be moving during her recovery . It's all so stressful

Hello. Happy to find this thread! We accepted an offer on our house in December and had our offer accepted on a house in January. Our chain is now finally complete as our vendors have just had their offer accepted on an empty house. There are 4 in our chain. I’m wondering how long it is likely to take from this point. The rest of us in the chain are all ready to go. Is 6 weeks likely or a bit hopeful?! And when do they decide on dates for exchange and completion? It’s our first time selling and last time we moved as ftb it was to a new build so no experience of chains. Thanks for any input! Hope everyone else’s are moving along smoothly!

Hope everything going smoothly for everyone. We’ve had news today that mortgage company have booked their survey next week. Hoping this means we might get a mortgage offer soon but nervous as to what they might come back with after the valuation.

I would be interested to know how many weeks you would expect it to take for a "very motivated seller" to produce the draft contract pack!?

In a perfect world a very motivated seller would have provided enough info to their solicitor for a draft contract pack pretty much immediately.

In reality it should be dealt within the first two weeks.

Any longer than two weeks suggests the seller isn't that motivated or their solicitor isn't that organised, or both.
