Sold our place, v fortunately renting at a not ridiculous cost til we find somewhere.

I'm in Scotland, in an area that has had a huge amount of interest during and post lockdown. Houses are being sold the day they are listed. We're quick in to view but so far nothing has come up that suits (we've drawn our must have list down to 3 things)

Just spoke to an estate agent, February last year 130 properties listed during the month, we're halfway through this February and only 30 properties listed (most well out of budget!)

I'm trying not to get negative about it, we're in a much better position I know to others in terms of being able to rent cheaply before finding somewhere but my god it's tricky with so little on the market.

The two places we have viewed there were 2 cash buyers lined up ahead of us. Property is cheaper than rUK but has gone up enough that our regional salaries just can't match offers over people relocating from more expensive areas. I've nothing against people coming into the area but it's just made things a bit tougher. We need to stay in the area for family. We continually here anecdotally about 2nd home buyers and it just makes me feel that much shittier about the whole process.

Ah such is life. Hopefully something will come up but it's really good to have somewhere like here to type out how I'm feeling.

Went to the solicitors today to sign, he said we couldn't complete this Friday 18th but could definitely do Tuesday, great. Not even an hour later the EA phones asking why we've requested not to complete until Fri 25th Confused. Phoned the solicitor and it was as if we hadn't just been talking in person, said it was standard to complete on a Friday but if it would help me he would make an exception for Tuesday Confused. I'm just baffled by it all now. No mention of actually exchanging either or transferring the deposit. All very odd.

Thanks @Summersdreaming! We do have some viewings lined up after all that, 10 at the last update from the EA. I feel silly for worrying so much, it's just such a bizarre experience seeing it all online.

Is 10 viewings booked after 2.5 days a good number, does anyone know?

Surprising email from our solicitor saying the deeds have been changed!
They weren’t due back till 8th April!
We can complete on the 25th February but I’m not holding my breath.

Great news @Fedupbuyer, I really hope it goes through for you.

We have had an up and down day today. Our buyer rang and said they will exchange when the freehold deeds are with the freeholder's solicitor.

Good news, we thought....
Freeholder can't find the deeds....

So, we wait again to see if they are with an old solicitor who acted for her father.

Everything now should surely be digitalised,

What will happen if they can’t find the deeds?

It’s not looking likely for us as I just sent an email to our solicitor and the the reply she is out of the office till 23rd! I could cry!

@Fedupbuyer, they will have to be 'reconstituted' by a solicitor and then registered at Land Registry. Apparently, this will take months, and judging by what they have already charged for the basic work £960, will cost a lot of money.

We are supposed to complete Tuesday, still waiting for confirmation that we've exchanged.

Doing a quick visit today so I can get a quote for house insurance, I don't know the answer to a lot of the questions it's been so long since we viewed!

Went to the house today and all the excitement came flooding back Grin

Plus the owner said he wanted to show me something that he didn't think I'd noticed and opened a cupboard in the living room and it was a hidden bar with optics and a pull out bar top! Totally not what I was expecting but amazingly 70's and I love it.

First post on this thread. Got a buyer in beginning November and found our perfect home. Just due to exchange and the house our vendors were buying has fallen through. Vendors been out and chose another house so us and our buyers are now back to square one time wise . I have no one to talk to about it as my mums died and know this is nothing compared to what some of you are going through but we are all packed ready to go , side stepping around piles of boxes . Feeling really defeated and now worried our vendors next purchase might fall through as we would definitely lose our buyers then . It's an awful process . Not done it for 20 years so forgot how awful it can be

Can newbies (of sorts) join? I was on one of the original threads back in 2017 but after a disastrous selling/buying experience (lost 3 buyers and we were gazumped TWICE), we aborted any attempt to move and stayed put. We finally braved listing our property again in the new year and have just received an offer (well below asking price- EA has said to leave things to him) but I'm feeling the same crippling anxiety raise its ugly head as the last time. Any words of support and advice please?

I don't know anyone on the current thread, which is good because that means everyone I spoke with 2 months ago has moved on Grin

Just popping in here to report because this thread has been an enormous support for me. The whole thing was a shit show, at some points it led to severe insomnia which I'm still in treatment until now. I wanted to give up, but alas it probably meant to be, so I finally I managed to complete... one day before mortgage offer expired!

I'm still in the process of getting used to my flat and still wonder whether I made the right decision every time I discover a new problem with it. Buyer remorse is real! So in the future you may see me here sometimes, moaning about various things. But I guess that's what Mumsnet is for Grin

Congratulations on completing @Okigen, I remember your earlier posts.

Although I used to be a regular, I visit this thread only occasionally now as my purchase collapsed the day of exchange, a week before completion, when the vendor changed her mind, no reason given.

Currently refreshing RM/Zoopla approximately every 5 minutes, and also approaching vendors directly for a private sale. Hopefully I'll be able to join back to this thread properly soon!

Thanks! It's going to be a live in renovation project, I can't wait to get going, we've already uncovered a gorgeous cast iron range fireplace. Rewire is booked, eeek.
