Well still haven’t completed, accounting error by bank in transmission of funds. Hoping to get the keys today not least as I have furniture arriving this morning! 😬😬

We have finally completed!! my husband holds the keys - due to the unexpected delay I am now away on business so can’t go to see it until Friday!!! Still, it is ours and I couldn’t be happier. Best of luck to all still waiting to exchange/complete. I don’t want to go through this process again for a verrrrry long time!

Our solicitors have now said after much pushing from us that not sending deposit monies from a LISA account upon exchange is their internal policy, rather than official LISA rules.

Really annoyed that they didn’t think to make this clear at the outset, as we wouldn’t have instructed them if we had known! They have had the funds in their account since October!

The chain has now agreed a simultaneous exchange/completion next week. Will be worried sick until the key is in my hand!

The latest instalment:

The buyers want to withhold £30,000 at the point of completion if the freehold purchase has not been finalised. The freehold costs £1200.

We have agreed to a clause in the contract saying we are buying it. We have agreed to their timescales.

We would agree to £2000 which is the purchase price plus costs, but not £30,000 as that figure has no basis in reality.

I have just told the EA we will withdraw if this suggestion is not acceptable.

You really could not make this up.

We have no idea how they arrived at that price.

Typically, we have not heard a peep back from our solicitor. I even doubt she has managed to find the time to send the email to them yet....and so we wait, again.

We've exchanged! Had to go ahead without all the answers on the building regs. The works nearly 20 years old so it came down to whether we wanted the property or not, it wasn't going to be sorted.
So relived. Can start properly planning now.

hey guys, little progress update now our chain is finally complete... how likely from the below do you think it is we could exchange and complete next month?!

our buyer (FTB) : has paid monies on account to solicitor, solicitor not responding to our EA whether searches have been started. Buyer is going to chase them directly.

us : searches complete, enquiries raised, awaiting responses and final contract draft

our vendor : awaiting last couple of searches then will raise enquiries

end of chain : just had offer accepted on a probate property (probate already issued)

Eek I wouldn't bank on it, we are still waiting for "expedited" searches 4 weeks on, should be back by Monday.

Enquiries- could be days, could be weeks or longer.

Probate - is it fully finalised and complete? I'm buying a probate property, the owner died in August, probate completed 5th Jan.

I believe probate is fully finalised and complete.

Our vendors mortgage expires 8th April (he said he could potentially get it extended but obviously not guaranteed as its at the discretion of the provider) so im worried if we aren't completed before then that they'll pull out rather than re-apply.

It's the end of chain that is worrying if they've only just started, with potential added probate baggage.. unless they were willing to break the chain I doubt they will complete in time for your vendor's mortgage deadline.

We completed on Thursday! Got our stuff back from storage yesterday and are currently knee deep in unpacking boxes.
Such a pain but got there in the end!

25 weeks from offer accepted to completion. That was with zero chain. Us living with family and buying a vacant property.
As is customary on this thread, I shall now say.... I am NEVER moving house again Grin

We are still waiting for the damp survey report. We were initially told 3-5 working days, we're now at 7 with only a vague promise to "chase it up".

I'm trying to convince myself that this doesn't mean there's a huge problem and is merely a backlog of work Confused

Hello, I'd like to join. I put my parents' home on the market on Saturday. It's a probate sale so spent lots of time, tears, and physical effort clearing the house out and getting it cleaned in the previous couple of weeks.

It's a straightforward estate so I'm hoping probate won't be too complicated, and I've been really upfront with the EA about my expected timescale for getting the grant.

Block viewings timetabled for Thursday. I'm half nervous no-one will be interested and book!
