Hi everyone, I have lurked for a long time but even after having my purchase agreed in October I haven’t wanted to post and tempt fate! But I am absolutely thrilled as I have exchanged this week with a completion date set for 4th March! I started the house buying/selling marathon back in June 2020 so it has been a long time coming!! I am chain free and they are buying a new build so it should hopefully go through without issue now - I hope!!

Can I please ask anyone who has completed what kind of time it was all done at? When I sold my place they exchanged and completed at the same time so it was late in the day but I’m wondering if it’ll be a lot earlier this time?

Posted on here a couple of weeks ago and things have moved so quickly. We reserved a new build nearly 3 weeks ago and thankfully had buyers already in place for our current home, complete with signed contracts for that side of the sale (it's taken us nearly 9 months to find something, we have the world's most patient buyers Grin ). We've signed contracts on new build, done all the paperwork and just today had mortgage application approved and sent through to solicitors. We had rough dates agreed for 11th Feb to exchange and 25th February to move (new build is signed off and finished already)

Are we ready to exchange now? I have no clue about the process Confused What happens next?

Our mortgage funds have been drawn and are with our solicitor. It's very close now...

Omg my nerves are absolutely fried. We've still not been given a definite date, I've an important exam next week that I've not been able to study for and DD has now got Covid.

I need a holiday 😵

Is anyone using Nat West for their mortgage? Ours has been issued but we still haven't received a copy after 3 weeks.

@Agadorsparticus ooh that does sound close. Are you still hoping to complete tomorrow? I got completion statement today and confirmation that our mortgage fund had been received! We are completing on Monday - also feel like I need a holiday!

Congratulations @Knittingbaker, you must be really looking forward to the new place, I know I am! The last place I bought, we all agreed completion at 12 midday, as the contract had 2pm in as standard.

With this purchase, I'm expecting to complete at 2pm, though hoping I get the call from the agent much earlier than that as I want to get in there!

I've discovered that I seem to have amazing powers that I never knew I had. Every time I send my weekly 'pestering' email to my solicitors, they always reply and tell me that they have 'just received' something from the buyer's solicitor, be it enquiries, draft transfer or whatever, and were just about to contact me.

I had no idea that my emails would be able to make these things magically happen Wink

@Downnotdown Grin I too possess these magical powers! Although, I admit, I've increased my pestering to daily as we are getting closer to the end Blush

Today's update says our file has been signed off ready for exchange and he has sent the relevant paperwork to NatWest for approval and then they should release the funds to him.

I threw all caution to the wind and booked for our storage containers to be returned to the new address on the day after our possible completion date. I also ordered a dining room table and chairs to be delivered four days after that. I NEVER do that sort of thing usually. I hope it doesn't all blow up in my face.

Completed 🎉 got the keys, had a quick nose round. Can't really do anything until DH finishes work later.
Oh the relief is immense, my heart rate is returning to normal.

Thanks everyone.

We spent our first night here on mattresses on the floor. The rest of our furniture is coming today. It was so cold as we couldn't figure out the heating and when I woke up I noticed the bedroom window had been left slightly open. Relived we don't need new windows right away 😁. The kids are so happy to have their own space again, having been sharing whilst at my Mum's for the last 5 months.

Hi guys, just found this thread.
I had an offer accepted on 6 Sept, and waited a month for my vendorr to find suitable and get her offer accepted. That should have been the chain, me a cash buyer (just divorced) and my vendor buying a house whith no chain, solicitors and EA all saying no problem to get in by Crhristmas.
Come Decemeber still waiting on queries and find out top of chain has now decided to buy a house.
First week of Jan me and my vendor ready to exchange, get told house now at top of chain is waiting to clear probate !!!! So so mad, EA is useless, solicitors not talking to each other.
I'm living with my mum and dad in a very over crowded house with my two dogs, very grateful they took me in but never expected to be here nearly a year later.
Now coming upto week 21 and hoping every day we'll find that probates been granted, I feel like I'll never get my own place again at the minute

We expected to exchange pre Xmas but still hanging on, for reasons I won't bore you all with, but suffice to say our solicitor is woefully slow and our buyer is a pita.

Sale agreed last week in September.

Quite fed up with it all tbh.

just found this thread, we had offer accepted early November, everyone in my chain is ready apart from people above. they are renting the property they are buying while something is sorted with land registary and just need to agree price.

We're squashed in a tiny house (i'm actually bumping into stuff we're so cramped), sick with nerves, can't concentrate on anything else including work and i'm piling on weight. The highs and lows are insane, i just want to know its happening so i can pack boxes.
