I'm so so fed up, I've had to pass the chasing to my dp as there was a major fuck up with the mortgage on Monday (broker error) that put the purchase at risk, and on top of working 7 days a week on a major project at work it tipped me over the edge. I'm taking a back seat as it's making me ill. Surely other countries don't buy and sell like this, it's unbelievably stressful.

croon979 · 26/01/2022 19:40

I have a completion date of 7th February which everyone has agreed including Bank! Still haven’t exchanged - one search still outstanding which is not going to make any difference but all the other pieces of the jigsaw appear to be in place now. 🤞🤞

croon979 · 26/01/2022 19:40

Sorry to hear @Summersdreaming - it is so so stressful. The bank also messed up my mortgage docs originally. Really not what you need

Thank you, and congrats on getting your completion date! We've "only" been waiting since October but it was radio silence until Christmas then problem after problem since. Any other house and I'd have pulled out, but I really love it.

Still chasing, the EA keeps telling me that the Vendors are all ready to go so I cannot understand what the delay is? Their Solicitors are so shit. I can't believe we're in February next week, we had our offer accepted at the end of September and we have only 3 in the chain. What a f'king joke. We are so lucky to have my Mum's generosity to let us stay but it's enough now, it was supposed to be a few weeks temporary accommodation, not 5 months.

ZimZamZoom · 27/01/2022 10:12

@Agadorsparticus your situation sounds so similar to ours!
We are also lucky to have my mum's generosity. We have been staying with her for coming up to 8 months now Shock We had our offer accepted middle of August and there's literally only us buying the vendors (empty) house, they've already moved into their onward purchase. It's totally infuriating!!!
There have been many reasons why it keeps getting delayed and delayed. The house is on a new estate so there is a totally useless Management Company involved, so they have been the cause of all delays so far. Our Solicitor is also extremely pedantic.
However, yesterday he asked us to transfer our deposit amount, SDLT and his fees into their business account, so I'm guessing we must be nearing the end now Confused
I hope you get there soon Cake

OrigamiParrot · 27/01/2022 10:33

Feeling incredibly fed up today!

There are two properties in our tiny chain, offer accepted and chain completed in August. Both properties are with the same EA. We’ve been ready to exchange since before Xmas. We just don’t seem to be getting anywhere - all our solicitor gets from the vendor’s solicitor is that ‘the top of the chain isn’t ready’. Our mortgage offer expires soon. Called the EA 11 days ago for an update and was promised a callback which I didn’t receive, phoned again today and got a snippy response from the agent rather than an apology for not calling me back!

I thought that keeping the chain together would be a responsibility of an EA, but clearly not Hmm

CheltenhamLady · 27/01/2022 13:02

It is shocking how long this process takes. We are just totally fed up with it.

croon979 · 27/01/2022 13:23

Hang in there. As I said earlier on on this thread, I have an easy (in theory) purchase in that neither of us are in chains, new house so no complicated survey problems either and yet it has taken 4 months to get to exchange.

All of a sudden things are happening very quickly and we are now exchanging on Monday and completing on 7 February. It is so quick after the massive lull that this is quiet stressful in itself!!

Downnotdown · 27/01/2022 14:16

I chased up my solicitor (again) yesterday. First reply was that they still hadn't heard anything back from the buyer's solicitor, which I interpret as meaning 'we haven't done a thing for you since your last email'.

Then half an hour later another reply saying that they had 'finally' heard back from the other side (a bit of a coincidence that) and that they were ready to send the contract through.

Is that a chink of light I can see at the end of the tunnel?

Coffeesnob11 · 27/01/2022 17:52

Can I join please. Unlike some of you my sale gas gone too fast! Offer received on January 10th and due to exchange tomorrow or Monday. They wanted to complete 10th Feb but I am travelling for work so it's set as 21st. I have to sort out getting everything into storage so my child and I can go and away with my mum as there is nothing up for sale or rent in the area we want to move to. It's lovely we can stay there but very stressful as she has cream walls and carpets and is set in her ways. (She is allowed to be it's her house but it causes me stress) I am hoping some new houses will be coming on the market soon. I have offered on one house and lost our despite being the highest offer as they felt me being on a chain of 3 was too much risk and it would never complete as quickly as the estate agent was estimating. I have no caudle what to do about doctors and post etc?

8 months!! You (and your DM) must have some great patience. With the deposit funds being moved, sounds like you're almost there.

I think we are getting close to something happening now, the other side claim they are ready to go but my solicitor is on holiday until next week Hmm. It's hard to stay positive after so many let downs but next week should be crunch time. Typically I've a very important exam to study for in the next few week that will 100% coincide with moving home.

croon979 · 28/01/2022 20:25

concrete confirmation we will exchange Monday. We had everything in place by the end of today but missed banking hours. Completion definitely 7 Feb. I am off to furniture shop at the weekend!!

Champagneforeveryone · 28/01/2022 22:01

How exciting croon !

Our seller left some crappy furniture, a washer dryer, fridge freezer and cooker. We have said we don't want the furniture but would appreciate the freezer and cooker.

They've decided they will be removing everything, it appears it may have been an all or nothing deal Hmm

Summersdreaming · 30/01/2022 09:12

Great news croon!

That's a bit odd Champagne.. I bet they leave them, cookers are not easy to get rid off.

Can I ask if you all saw the paper deeds before exchange? Did your solicitor send them to you? The house is not on the land registry yet so only paper copies exist, and my dad has worried me about boundaries etc. Should I ask to see them, or is it normal process that I will see them soon anyway?

Livedandlearned · 30/01/2022 13:00

We had the deeds sent to us with the contract to sign

Summersdreaming · 30/01/2022 15:49

Thanks Lived, I would hope if the deeds were unusual in any way the solicitor would mention it.. but I've no faith in them after everything that's happened so far.

croon979 · 31/01/2022 15:05

We have exchanged this morning!! Can hardly believe it! Completion next Monday 7th and we have booked removals for later in February!

Agadorsparticus · 31/01/2022 16:54

Yay Croon fantastic news!!

Our solicitor is trying to get this Friday as a completion date but I'm expecting it to be early next week.

Summersdreaming · 02/02/2022 08:22

Brilliant Croon 👏 and Agador. You are giving me hope.

ZimZamZoom · 02/02/2022 11:15

So good to hear more people are exchanging/completing and moving!

We are still stuck on the two outstanding enquiries Confused

I've been sending increasingly desperate emails to our Solicitor. Today, I have demanded that we exchange this week and complete next Thursday and asked him to involve his supervisor if he feels he isn't capable of sticking to my request.

Honestly, the money is in their account. The vendors are living elsewhere. Everything is in place. But nothing is moving forward!

I feel like screaming!!!

DanisEndo · 02/02/2022 13:47

Cant believe it, our searches are all back after being requested two weeks ago, enquiries and amended contracts all sent to vendors solicitors!
Just need our buyer and the vendors vendor to get a wiggle on so we can exchange asaaaaap!!!!

Starseeking · 02/02/2022 14:19

I posted early on in this thread, and was also on threads 16 and 15, having sold in summer last year, and having had an offer accepted in July 2021.

I stepped away from this thread onto the searching thread, as month after month passed, and my property purchase saga seemed like it would never end, so I kept looking for something new. Didn't find it though.

I'm now in the happy and fortunate position of exchanging this Friday and completing exactly 2 weeks later on the property I've been waiting almost 7 months for, due to the vendor situation. To say I'm ecstatic about this recent turn of luck is an understatement.

ZimZamZoom · 02/02/2022 14:30

oh @Starseeking what lovely news Smile

We have also had some good news just now. The vendors are happy with our requested completion date and our solicitor says he has ordered our mortgage funds!!

Due to complete on 10th Feb - all fingers and toes crossed from now until that day Grin

Starseeking · 02/02/2022 14:53

Brilliant @ZimZamZoom, it's so lovely to see others who have been on these threads for a while exchanging and completing too, well done!
