I'm going to have to do the emailing every day to get any update thing which I really fucking did not want to do but If I don't literally nothing will happen. I feel like the only person who actually wants this to happen is me!

Solicitor is crap. At the very last minute I discovered that they put in a different price than what was agreed for the washing machine that I'm buying from the seller. This doesn't inspire much confidence. I just hope they don't make any other stupid mistake Angry

Our buyers now want £5k off for their survey which hasn’t thrown up any issues…they say that they overspent on the house (theyre cash buyers, came in with asking price offer and didn’t even try to negotiate on price!) we’ve gone back to say no and why we’ve said no, but honestly, I’m annoyed by everyone!

Well that's it, we aren't gonna be in by Christmas. Absolutely gutted. Enquiries answered today but the vendor won't go until first week in Jan despite us having spoken about it because it's now too late notice. I mean I understand to a degree but I'm fucking gutted.

Quattro, I'm feeling your pain, it really sucks. Totally shit. We're off work for the next 3 weeks, sat around doing F all when we could be moving in. We're so busy with work in Jan that it's going to be a complete shitshow.

We had an unsatisfactory EICR that we were willing to leave in order to complete before Xmas but now we refuse to exchange until they fix the electrics and complete all enquiries including any indemnities that are required. No more Mr Nice Buyer. Digging my heels in now. We offered on a chain free house with sellers prepared to move out asap but now we are in a chain with the sellers holding the cards Xmas Angry

Is anyone else facing delays holding out for a new property to appear on the market in the new year?

We’ve not heard a damn thing from our vendors since mid November and I am just totally fed up. I want to pull out but what is the point when there is nothing else available just now to view?

I've been and bought new stockings for the kids as all the Xmas stuff is in storage. I've come to terms and now have to plan Xmas here and we've cancelled the house insurance we were asked to buy.

Hi! I posted a few weeks ago when I was devastated that Halifax reduced my AIP of &145,000 to an offer of £80,000. Hopefully my update will give anyone in a similar situation hope

The downgrade was due to their lending criteria for self employed having changed a week prior and my AIP expiring

I was going to try L&C but wasn’t v impressed with the broker, I had a chat with an independent (paid for) broker who seemed really good.

I went with her and she managed (after a couple of weeks of torture and endless paperwork needed) to get me the mortgage I needed at the same rate. Over the moon. Being both self employed and accepting two SEISS grants made it really difficult.

Now I can join you again! I’m so happy. And also stressed!

The whole day has been a shitshow. Technically I completed late, although the seller seems fine so far so hopefully it's of no consequence. It seems there was some last minute panic thrown around about the washing machine even though I told my solicitor yesterday that I don't really care about it and just wanted to complete Angry

At the end of the day my solicitor informed me that all has been done and that they would give me the price difference "as a matter of goodwill". I replied that that it's really not goodwill, I instructed them to add in the price the seller and I agreed on the machine and they simply added the wrong number. This is just the last thing in a series of many mistakes they have made. I don't think I've ever been this angry my whole life 🤦

@Getyourarseofffthequattro I am so sorry that you can't make it in Christmas Flowers At least you have tried your absolute best to get there!

I think we're going to pull out of our purchase and just stay where we are. We will also have to get my son to change schools, which absolutely breaks my heart. I didn't think selling a leasehold would be this difficult. Now I fear we're going to be stuck in this house forever and can never sell it. We looked into renting it out and buying somewhere locally just to get out, but it would mean changing our mortgage provider and who knows if the new lender would even lend us money as our let to buy would still be a leasehold. I feel utterly trapped. Told my little 4yo that we may have to go to school in our old area and he was so upset about leaving his friends behind. It's all so depressing.

Oh @BabyPotato I'm sorry! Could you rent somewhere near your son's school and rent your house out for a year or so and try and sell it again? You might find a lender as well to be able to buy whilst you still have it. I know it's super shit. And to reassure you we moved ds between reception and year one, he was gutted but four months on he's made friends and he's absolutely fine x

@Getyourarseofffthequattro Thanks for replying. I think we shot ourselves in the foot with the area that we tried to move to as there are hardly any houses for sale, and even fewer rentals. We have tried to find a rental for a few months, offered over the asking price and offered to pay six months upfront but rentals go really quickly and mostly to those that are looking to rent for at least a year. I'm not sure if we could afford to rent and pay the mortgage for a year, especially with the inflated rents.

This whole thing has been a complete bin fire and I'm actually quite relieved we can put an end to it. We will still sell our house but we will do it from a place of stability, and we'll do it when our son's school place doesn't depend on it. I've already applied to our local school (5 min walk away Grin) and I got in touch with some of his old nursery friends' mums so I can get him reconnected with some familiar faces so starting in another new school won't be as daunting. My son is utterly delighted we decided to stay where we are. It's a really nice place and it's his home so today we've mostly walked around and he's been listing all the things that he loves about this place and it makes me feel a bit better about things. I also realised that when we eventually sell up we can actually get a bigger house with a bigger garden where we are now. Lol. So we've lost a lot of money and a lot of time under some serious stress (and the relationship with the dodgy family member), but shit happens and I guess it's going to get better from now on.

We completed on Thursday, got a friend to go to the house today as I’m still in Canada. The stupid vendor didn’t leave any keys, so just the front door keys from the estate agent, the front door wasn’t locked, a window open, food still in the fridge and freezer and toothbrush in bathroom!
He has moved his stuff out but random things left around, still he’s gone, we now have to try and get a locksmith ASAP to change the locks as who knows who has keys, but really annoying to not have keys to side gate, back door etc.
The EA has told him to post them back.
Can’t believe he didn’t even lock the door, it’s London after all no way would I not lock a front door.
Apparently there is a family of foxes living under the deck in the garden, that’s going to be fun when I bring the dog back from Canada, he’ll go bonkers!!
Anyway we are really happy to have the house, my lawyer said ours was the longest sale she had this year, she very kindly capped her bill, but it was almost 3x what she first quoted, but she’d kept us informed so we knew it was coming.
I’m just glad it’s over.
