Congrats to those who have exchanged or completed! At the moment it sounds bonkers that people actually get through this process.

I'm feeling a bit shit about it all. We accepted an offer on our leasehold house in early August and the solicitors and lenders are still trying to work out how to navigate the ground rent. It's been three months since our solicitor said we will have to ask the freeholder if they're happy to enter into a deed of variation to alter the ground rent bit in the lease, and since then it's been pretty much nothing. I have just heard that our solicitors have submitted all required paperwork, but that the freeholder can still refuse, which means that if they do refuse our buyer can't get a mortgage. I'm starting to believe we are actually living in one of those unsellable houses. Sad

Our purchase seems to be ticking along but obviously if the sale falls through it's all fucked. We have so much riding on this purchase as it would get us out of a really shitty situation and I don't know what we would do if it didn't work out. Our child would have to change schools which would be such a shame as he's just started Reception and we were so worried about him making friends, and he's actually made some good friends and he's finally comfortable in school. Sad

Has anyone gone down the let to buy route? I think if our sale goes to shit that's our only chance if we want to keep our purchase. I wouldn't mind becoming a landlady but would prefer to do it when I haven't got my entire life depending on it...

Sorry for the whinge! We've been trying to sell since May and I'm tired. Also we were living with family in the new area but a family member completely betrayed our trust and we had to move back to our old house, and we're still dealing with the changed family dynamic and going NC with this family member. It's stressful.

Our Solicitor has gone mute, is it because it's ticking along nicely and she's super busy tying up ends for completion next week? Or is it because she's not getting the info from the Vendors and it's all going tits up? Christ the not knowing is so frustrating. We cannot plan a goddamn thing, where will we be for Xmas?

We are just desperate to keep our purchase so we may end up selling on one of those shady We buy any house websites, or try a let to buy. I'm just hoping our vendors can give us a few days to sort it. I'm absolutely devastated. I don't know what to do if we lose our purchase because in the area we're trying to buy there just aren't any other houses available. I can't believe we were so stupid to get our son to start school there before our housing situation was sorted. It will absolutely crush him if he has to change schools so soon after starting and making his first ever proper friends. What a mess.

Been a bit quiet on here, congrats to all who have completed!

After a load of faff and confusion over electrical works during which all of us got very fed up, we've finally got a provisional completion date of 12th Jan. Honestly can't wait to see the back of all of this, think it's the most stressed I've ever been! Grin

We got the offer, faxed through to solicitor and she's confirmed receipt. Issue is there's two enquiries outstanding that she's done f all about for the last two weeks so we probably won't be in for Christmas anyway. Brill Xmas Sad

Totally talking out of term here (forgive me) but I thought it was odd that your stepdad was so adamant for you to not chase Santander - I did at the time wonder if he'd made a error and didn't want you to find out. Congratulations on the offer - I'm sorry to hear about your freaking shit solicitors. I do hope you're making a nuisance of yourself!!!!

Christ I'm livid. Our sellers are not going to break the chain now despite it being one of our offer terms. Its looking like January but no bleeding idea when. Stuck here for x weeks with storage fees mounting up. Angry

Yes I wondered too but I think he is just much more tolerant than me. He actually complained too in the end! I did say the words I told you so. I have told the solicitor I am incredibly disappointed it hasn't been dealt with and she's said "never say never" well which is It ffs!! We've got stuff in storage we have cats in the cattery I need to fucking know!

Santander said they would call me back with a resolution which I assume means compensation but guess what - they haven't. I think she works till 6 the complaints lady so I won't write her off just yet.

Well found out vendor spoke to their solicitor yest but don't know what was said. Emailed estate agent to try and usher everything along. It's going to be a massive fucking ball ache if we have to move after Christmas. I am sooooo angry still I really can't shake it. Our solicitor literally said these enquiries were easily solved. So why hasn't it fucking been done then!!!! Angry

I'm wondering whether she's deliberately not done anything because she can't be arsed doing this before Christmas.

I am so, so angry.

No call from santander last night either.

Nope she won't even send out the contracts until the enquiries are done Sad she's only round the corner though so I will go to her office and sign it. Nothings signed. I must tell her not to post anything and that we will come and sign it all. Thanks for pointing that out!!

I’m feeling really down. Our vendors are totally unreasonable - their estate agent is really annoyed with them too. Despite chasing for 2 weeks they’ve now told us they’re not instructing solicitors until they know the survey on what they are buying is ok. I’m pissed off as we have done everything they have asked including agreeing not to negotiate after survey - which means sucking up £10k of costs for rewiring. We’ve moved quickly and without fuss.

Our buyers are now saying they won’t complete their sale until the rest of the chain moves, after previously agreeing to break the chain. So now the long chain is even longer. And the top of the chain have pulled out of their purchase so it’s incomplete and could get longer!

I just want to tell everyone to get lost and pull out of our purchase, but there’s so few properties and massive demand for everyone that comes on that we feel stuck and powerless. Miserable as f**k right now.
