Finally exchanged today after 2 weeks of sleepless nights and waiting to exchange. Completing tomorrow but I’m afraid to believe it at the mo!

I just had a call with my solicitor. Was hoping to move on 14 Jan but buyer's solicitor has raised a complicated issue related to parking which might take time to resolve. This is after them pushing to complete in November so I don't know why this is coming up now.

I feel really stressed now and deflated. Praying it all goes through.

Joining this thread; we put in an offer on a property very late on the 23rd via email. Estate agents is closed for Christmas so hopefully we'll hear something on Wednesday.

Offer was significantly below original asking price, but property is not currently on the market and it was wrecked by sitting tenants so needs full internal remodel. It was original overpriced and that's without taking into account all the extra work needed. We're not a million miles of what estate agent told us to start at so hopefully we can come to a compromise with the vendors. Vendors are desperate to sell - bought it for too much money back in 2005 and have been trying to sell on and off since 2010 - they were delusional about what it was worth so it didn't sell. It's a huge property with a big garden in a desirable tiny part of a not so desirable city in the North East. Fingers crossed.

I’m starting to seriously think that this move won’t happen. We have a problem with our deeds and are waiting for the conveyancer we used when we bought the property years ago to sort it out as it’s due to errors that they made. We’ve been chasing them for 2 months now and not heard a thing from them. Their online reviews are beyond terrible and you can’t get past the receptionist when you phone. It’s looking like we are going to have to throw £££s we don’t have at out current conveyancer to sort it out for us. The plan was to do most of the packing over Xmas whilst we are off work with a view to exchange mid Jan, but there is no way that can happen now.

Happy New Year all. I've just emailed our solicitor ready for tomorrow asking if he can be ready for us to exchange by mid Jan. Getting really impatient now as he seems very passive and slow.

Hi all!

It's been a while since I posted... we finally moved on the 11th Nov; which feels like DECADES ago now - and my baby arrived on 22nd Dec, very overdue, and pretty traumatically. But he's here, and we're home, and although the house still needs SO much maintenance... it's home.

I was just checking in to see how everyone was doing. @Getyourarseofffthequattro Congratulations!! Not long to go now. I am thrilled for you.

@BabyPotato I'm sorry it's ended as it has; but you sound happy with your plan - I'm pleased that you've made peace with it. It is tough.

Congratulations to everyone who has exchanged/completed; and I'm sending positive vibes to all of you still waiting - it's such a painful process!

I still haven't complained about the estate agent or the solicitor. I fully intended to, both were awful, but I can't decide if it's too late now. It may well be, but I'd like to say we have a fairly good excuse...

We are completing on the 12th. I still can't quite believe it...and I don't think I will until we're actually in, but I'm ridiculously excited and the house is a box mountain.
Nothing should be this hard. Hopefully this will be the last time we ever do this.

I posted back in mid-September when I'd accepted an offer on my house. I have no onward chain and my buyer is selling her house to a developer so the chain is short and, as far as I'm concerned, straightforward.

I had really hoped and expected that it would be all sorted by Christmas but my solicitors don't seem to be in any hurry. Each time I've queried how things are progressing, they tell me they're still waiting for enquiries to come in from the buyer's solicitors. The EA tells me the survey was fine so I can't see there'll be any issues.

Getting really fed up with how slow the solicitors are being now and have just sent off another email to chase them up. Why don't these solicitors understand how irritating and stressful it is when things are dragged out unnecessarily? Have they never moved house themselves?

@Getyourarseofffthequattro fingers and toes crossed for you that it all goes well tomorrow!

We've also had a little progress on our purchase. At last! We're buying a 3yo house so its under a management company. The vendors have now had their names put on the deeds, the outstanding estate fees have been paid and the Management Company has finally released the 'management pack' to our Solicitor Smile
He says his report should be complete within a few days and we can properly get things moving from that point.
So, we are now on week 20 of a "simple", no chain purchase

My solicitor has asked us to come in on Monday for a meeting and that he has received "the contract".

I don't know which contract this is? I got really excited when I read the email to come in on Monday and I thought that meant we would be moving on Friday 14th but now I have had time to think and get myself into a panic Confused

If anyone has any insights into this process I would be grateful!

I think this will be the seller's contract? And you'll be going in to review and sign? I'm not quite there yet either so can't say for sure

Hello all, I've just found this thread which looks like exactly what I need.

Currently in a winter let and are FTB's. We have an offer in on a property with no chain but we have a viewing next week on a property we missed out on previously as the sale has fallen through.

I have a fantastic mortgage broker who has spoken soothing words to me on many occasions and have my AiP in place. I just feel so utterly out of my depth as I've (obviously!) never done this before. Some of the tales on this thread are positively alarming however Grin

Can I join too please? Didn’t want to join too early into our process as we have had a nightmare with being gazumped and down-valuations scuppering purchases…..

However, things seem to finally be moving for us in the right direction - fingers crossed.

Offer accepted on a fab house built around 5 years ago in our ideal location. Nothing that desperately needs doing but plenty of scope to do the fun decorating stuff and to put our stamp on it.

Our lawyers have now received the contract pack from the vendors lawyers. The mortgage documentation and offer has come through - all as expected. Valuation came good which was our main concern. Final searches have been ordered and enquiries being raised.

Neither us nor the vendor are in chains. We have the deposit ready to go. We have always talked about completing by the end of January but we are in no particular rush and would be happy with completion any time between January and February.

My main priority is to try to get to exchange sooner rather than later so I can start ordering furniture and stuff within the January sales window 😁.

We have been waiting so long for a move to a house that will suit our needs more. I am really excited for 2022!!

I saw my solicitor today and we signed both our contracts - sale and purchase. Completion date is Friday so now I just have to pack!

Mortgage documentation is wrong we have found out today so needs reissuing which is a pain. Our viewing for this week has also been cancelled due to unavailability of vendor. I will eat my hat if this actually ends up completing by the end of the month….

We are in the same position finally lost it with them yesterday. They don't listen to a word I say either, our seller is very slow at getting paper work back so we said just do everything and send us the bill. Two months later they still haven't done what was asked Angry
