It's crazy isn't it. I know they are trying to be thorough. Ours had a question about the HS2 which is going to built 1mile away, the sellers didn't answer the enquiry, we're not bothered about it at all so not an issue. Our last house was a bit closer to it.
It's so strange isn't it, like if I reply by email I'm not fussed surely that's enough. It's mines around here you can't really buy a house that isn't near a disused mine but the solicitors make a mountain out of it

Got a phone call from the estate agent this morning to say that probate on our purchase has come through and they are clearing the property so hopefully we will be in soonish.

Our buyers have signed their contract (whatever that means) and so now I am just waiting for the solicitor to get in touch with an update.

It's quite exciting!

It’s looking like everyone’s purchases are finally moving. We completed with our buyers today. Nearly killed myself trying to get all done before I assumed they’d turn up with a moving truck. They didn’t even collect the keys today. We complete on our new home tomorrow, I don’t even know how to face that.

Thank you all!! It only took 6 months, 2 houses, a lot of incompetence. A last minute charge of £180 from old solicitors to liaise with the new ones but then email us asking us to contact the new solicitors for other information. Conveyancing is shit!!!! Wishing you all speedy finish to your journeys.

Right I spoke to solicitor today and I have a possible completion date of 14 January.

Should I book the removal company? As you can tell, I haven't a clue what I am doing Blush

Who else is possibly completing in December? How are you coping with Christmas? The DCs have been desperate to get the tree up since the start of December for a bit of Xmassy normality. We went to try to find our tree and decorations from the storage unit today but typically we packed it first (we were supposed to be in our house in Sept) so it's at the bottom of the back. So we ended up getting a last minute cheap tree and decorations from B&M. The DC loved decorating it (actually it's nicer than our usual tacky ensemble). It's made us all feel a bit more Christmassy.

However we might be moving the week before. If it's definite, we've decided not to tell the DC but ship them off to GPs for a few nights whilst we move in and they come back to our new house and a Christmas miracle.

We're definitely not hosting family either way, we'll go to the ILs and get a takeaway or something.

@Agadorsparticus we thought we would but it's looking like early Jan now. I think the funds would need to be requested from the lender on Monday to complete by Friday? And that won't happen. My impression is nothing will happen after the 17th till Jan.

We are at my mum's so we will probably just join in with their decorating. I'm sad we can't do our own. We are hoping to move before Xmas but don't know if it will happen. If we do tree will go up for definite.

The solicitor was appointed in October but did absolutely nothing until the mortgage offer and survey were back, I had pushed him to start anyway but he wouldn't budge. Advised survey was back on a Monday, he then waited till Thursday to post the letters of engagement and fees to us, which we received Saturday and returned and paid Monday morning. On Tuesday the EA chased him and his reply was one line saying "client only returned signed docs and fee yesterday, unlikely to complete pre Christmas" as if I was the one holding things up. I was pissed off and let him know that so now he's working over the weekend apparently..

Sorry rant over.

Can I join?

We're technically not FTBs, but we bought our first and only home at auction, which was a different process so completely new to buying/selling the usual way.

We are now into week 5. We are second from the top, in a chain of 4.

So far we have:
-answered enquiries from our buyers (not heard if they have any further)
-our solicitor's enquiries have been received by our vendor's solicitors. Awaiting their replies.
-mortgage offer received last Monday
-our solicitor has applied for searches.

We haven't heard anything from down the chain. Is that usual?
Do you think it's possible we could exchange before Christmas?

Our vendors have asked for 3 weeks between exchange and completion so that they can arrange the shipping of their furniture abroad.

It's been a manic weekend but we are in! Still have mountains of boxes to unpack but I'm so happy that we finally have everything here.

Some issues as the house was surprisingly filthy especially the fridge which has some moudy food in it. And the cooker trips the fuse box if you use it so lots of takeaways so far. Luckily the oven is so old that I was already planning on replacing it and had already ordered one which is hopefully arriving today.

I will be lurking around the thread so I can see all your good news!

@Notplannedforthis I think exchange before Christmas is unlikely but possible. Have you done a survey yet? I would also call your EA and get an update with where everyone is in the process. Do your buyers have their mortgage offer? Have they done their survey?

Enquiries can take a very long time depending on what it is. Were any of the enquiries you received from your buyers or sent to your vendors worrying? We spent months arguing with our buyers solicitors as they said we needed indemnity for building over drains but we hadn't built over them. We kept sending photos and plans showing we hadn't but they wouldn't budge. I think the buyer paid for it in the end as the solicitor wouldn't exchange without it. It was bizarre

Congratulations blacklilypad! Although I can't believe people would leave their house in a state. I think we're going to book cleaners to clean our current house for the new buyers.

Just had an update: our buyers are happy with our responses to their enquiries and are ready to exchange!

Survey was all OK.

We're now waiting on our vendor to respond to our solicitor's enquiries (I don't know what these enquiries are, should I?) and for our searches to come back.

Valuation went ahead on Friday and was all okay. Valued at purchase price. Should receive offer today or tomorrow. They are apparently going to fax it straight to my solicitor. Grin
