My complaining must have worked because the absolute angel of a woman I'm buying from has messaged me to say they've had a message to book the valuation in so she's going to book it with them and tell me when.

The complaints lady actually said before I said anything that it was unacceptable and she was going to try and change it.

I'm just sad we won't be on for Christmas. It seems like because this is the case everyone's gone well it doesn't matter when we do anything does it. But it does to me :(

@Getyourarseofffthequattro I really feel for you is it definitely the valuers fault that it is so far away or is it the vendors? Our valuation was booked 2 weeks in advance as that was the 'only date the seller could accommodate'.

Definitely the valuers. Vendor messaged me to say that was the only date they were offered they want to move out asap too as they've got a flat to move into and the husband wants to retire!

All the reports and paperwork arrived today. Our sol is waiting on some enquiries but they are not really necessary so we've signed everything and sent it back. Proof of funds is fun, we've had the proceeds of sale since Sept and it's been moved around to various accounts to mitigate risk and looks really dodgy.
But, we have a possible date of 21st to complete. 🥳🥳 Very exciting

I've seen some of the outstanding enquiries now it seems our solicitor is being a bit over top asking for the moon. Our vendors probably hate her. All they needed to say is that they don't have building regs for the conservatory and garage conversion that was fitted before they moved in etc. Probably be an indemnity policy or not even worry about it.

Ours won't even submit the searches as they are missing a bit of paper work despite the fact we have said we will gamble with the £250!

It's crazy isn't it. I know they are trying to be thorough. Ours had a question about the HS2 which is going to built 1mile away, the sellers didn't answer the enquiry, we're not bothered about it at all so not an issue. Our last house was a bit closer to it.

Hoping for it to all be fine, offer on Tuesday and complete before Xmas. I asked solicitor and she said it could be feasible. Eeeeeek. There's still outstanding enquiries but apparently they're easily solved with indemnity insurance. Felt like replying saying well get on with it then

Thank you got all my fingers and toes crossed. I'll be ringing Santander Monday to check on progress I am not going to let them drop the ball again!

Pester them constantly as soon as valuation has been done and to confirm it’s good. Otherwise you may go the bottom of the pile again.

Thanks! Now that's out of the way, I can quietly start panicking about the amount of work we need to get done to the house, and finding the trades to do it. We're staying in our rented home until the work is done so no major logistical issues, just how long it's all going to take 😬
