@Getyourarseofffthequattro ughh unfortunately if you haven’t got any updates in the next couple days I don’t see Christmas happening. Most solicitors start winding down from the 15th December. We got our mortgage from Santander and it was really straight forward. I wonder if there’s any sort of missing paperwork? I know with our buyers because they were using a conveyancing firm, they didn’t seem to know what they were doing and anytime there was a query they couldn’t answer they’d send it back to bank and of course they wouldn’t know or want any risks so queries to ages to answer.
Definitely no paperwork missing. Our mortgage advisor is my step dad. We've submitted everything 4 weeks ago. Then a payslip a second time, and then a third time. Apparently it's with the underwriter as of Friday.

We've already had a mortgage offer this is what's frustrating. We are now buying a cheaper house. I really can't see why it's an issue but who knows.

I've just had enough. I'm ready to just call it all off and rent an over priced shit hole because I feel like I might fucking explode.

Katiekattty · 29/11/2021 18:17

@Getyourarseofffthequattro unbelievable apparently I spoke too soon. We’re now waiting on Santander confirm with our solicitors so we can exchange on the house we’re buying and it’s a cheaper house too.

We haven’t exchanged with our buyers today either because they’re solicitors aren’t getting in touch and we’re waiting on them. Everything else is ready. I’m so fed up of all of this.

Okigen · 29/11/2021 20:16

No update today. I think I'm getting nervous everyday. Will I move or will I stay 😑

Agadorsparticus · 29/11/2021 21:35

Quattro I've chased the enquiries today and have been advised they have put " to follow" to most of them and "cannot agree a completion date at this early stage". So annoying, I've asked my solicitor to keep chasing to wrap it up asap.

glastogal · 29/11/2021 22:14

It's been a few days since I was last here and it looks like everyone is having a frustrating time!! I'm going to go back and catch up but my update is that we are supposed to be exchanging tomorrow but the last 2 simple documents STILL haven't been passed to our solicitor so it looks extremely unlikely that is will happen. We are working to complete a week tomorrow and have to complete by next Friday or the mortgage offer expires. I cannot believe this is going down to the wire like this. So fricking stressful Confused

Getyourarseofffthequattro · 30/11/2021 09:08

Oh no @Katiekattty I hope they sort it out for you. I certainly won't be going with them after the fix is up. Only about a year left.

@Okigen @glastogal @Agadorsparticus soooo frustrating!! I am wishing you all luck for good news today. And myself too. Flowers

instantpotnoodle · 30/11/2021 10:19

We’ve got a week of nothing - next week we have our survey on the property we’re purchasing, our vendors’ survey on our property we’re selling and we should have the mortgage offer too. So this week is just waiting with nothing to do. I’m not good at waiting!

Katiekattty · 30/11/2021 10:22

Today is another waiting to see if we’ll exchange with our buyers and Santander getting back to us.

Getyourarseofffthequattro · 30/11/2021 10:34

We are now on 22 working days since we put in the amendment. Their service levels still say 12 days average time from full application to offer. They haven't even booked a valuation survey yet. We will easily be at double the time.

It's an absolute joke. Does anyone else thinks this warrants a complaint?

Katiekattty · 30/11/2021 10:54

We’ve had the new mortgage offer with amended amounts. For some reason our solicitors didn’t get a copy. So it seems like the hold up is changing solicitors and on the portal it says it’s gone back to the underwriters.

I would definitely complain, at least you should be on their radar even if it takes you to the holidays.

Glad you've got it!

Yeah I agree - stepdad who is our mortgage advisor says there is no need to complain but to be honest I think almost twice the average time and no clear sign of getting an offer within the next few days is a pretty reasonable complaint to make?

nOvOn · 30/11/2021 12:35

Just had the conveyancers chasing us for payment for the searches. I made payment for these back on 1st November. They’ve lost our payment Angry

instantpotnoodle · 30/11/2021 12:54

@nOvOn just show them the transaction where you made it and then it’s up to them!

Okigen · 30/11/2021 13:22

@glastogal I hope you can exchange today! Please keep us posted Smile

I'm still sitting on my mailbox waiting for the 3 outstanding queries to arrive. No news isn't good news. Would it be that the section 20 work that I asked them about is actually something serious? Anyway, I'm fed up. It can be whatever now 🙄

glastogal · 30/11/2021 14:07

Will do @Okigen - sounds like we are in a similar position! Waiting on 2 outstanding queries. The seller's solicitor has apparently told them we can exchange without it but our solicitor says we can't. It's like a game and we are the losers!

Mumsybud · 30/11/2021 15:40

So we exchanged yay. Not working through the competitions as it’s simultaneous. Money didn’t land until 11am so set us back a little . Our sale has completed and money is on its way. It’s been a loooong day! There are 2 more above us in the chain. The time is worrying me !

glastogal · 30/11/2021 15:55

Good news @Mumsybud 🙌

Mumsybud · 30/11/2021 15:59

Would like to celebrate but currently sat in my car. Dogs and kids bouncing around ! No word from the solicitor yet but info from our buyer that the money is on its way to him. There are 2 above us. Gosh I’m tied.

It also seems our seller doesn’t seem to get that you don’t move your belongings when the sale completes. Had a text to say that he will move out as quick as possible but may have a few more runs! What’s wrong with people ?!

Katiekattty · 30/11/2021 16:15

We’ve exchanged!!!!! So that’s our buyers but done for completion on the 9th. Finally now we can actually book the movers. We’re still waiting on Santander to get back to us with our mortgage. Our sellers are not willing to move after the 17th of December so they need to hurry up. I really don’t want to have my baby while staying out in laws, if we have to. I want to recover in my own home.

Okigen · 30/11/2021 16:36

@Katiekattty @Mumsybud Congrats to you both Grin

Okigen · 30/11/2021 16:59

I let my impatience get the better of me and decided to chase again. I have only 2 weeks and a half left until mortgage expires. So if the sellers don't want to sort out things quickly then they are welcome to eff off and watch their chain collapse because I'm at the bottom of it 😑

Getyourarseofffthequattro · 30/11/2021 17:12

Congrats everyone!!!

No news here. Santander still not come back to us, neither has the solicitor.

Started ordering my Xmas presents - no chance now I don't think.

Katiekattty · 30/11/2021 17:19

@Okigen do you know if the actual sellers are the delay or the sellers solicitors? We have to ring the EA to get our buyers to chase their solicitors because they hadn’t realised that solicitors hadn’t done the exchange. It’s like pulling teeth.

Okigen · 30/11/2021 17:25

@Katiekattty I have no idea really, but thee EA seems good and normally will chase both seller and their solicitor so I hope she will sort things out. To be fair, it may also be the case that my own solicitor is rubbish. I'm quite amazed at the number of times they have told me that "the seller solicitor said they sent items to us but unfortunately it was not received" Hmm

Getyourarseofffthequattro · 30/11/2021 18:23

Just had confirmation from santander that the underwriters have approved us subject to valuation. Hopefully they are better at arranging valuations than they are at everything else!
