As expected it's my useless solicitor who didn't forward the enqueries to me. I'm calling them first thing tomorrow.

There is 1 outstanding enquiry but EA still hopes we can exchange this Friday. Can we really? I thought the solicitors will have to speak with each other and so far haven't heard anything Hmm

I'm so busy this week, with work, with life. I even joined a choir and was asked to sing solo, so I now spend most evenings practicing my part. Why does this have to happen when I'm so snowed under and not 2 months ago when I had nothing to do 🤦

We originally applied for our mortgage with them as they had the best deal. It took 6 weeks, and then finally they would give us a mortgage, but less than we needed, so that was no use to us.
By week 3 they were asking for a piece of paperwork once a week. They would go back, then the next week ask for further paperwork.
Why they couldn't ask for all the paperwork at one point is beyond me.
Anyway 6 weeks to get to that was devastating. We went with Nationwide for our next try who were 10000% better and have been brilliant each step.
I know this doesn't help you but just wanted to stand in solidarity with the stress caused by santander!!

I've feel like I've been watching this thread for months and now just need a rant please.

We put our flat up for sale in October 2020, finally found a buyer in June. We're chain free, relocating and will live with family in the first instance so should have been straight forward, but, have had so many issues with the cladding, it's a 4 story building with minimal cladding. Our management company hasn't done the ESW1 as legally they don't have too. Frustratingly the other management company in the estate has so we know the building is fine and would pass
Lenders criteria.
Our estate agent and their mortgage broker - being used by the buyer - have been pretty clueless (they applied to a third lender a few weeks ago) definitely telling us what we wanted to hear all along and tonight we got an email from our conveyancer saying the buyer had pulled out.
When we started this process we had an 8 month old baby in our one bed flat, a soon to be 2 year old.... I can't even comprehend having to start the process again.

Writing this from our new home ! We made it ! So pleased! We completed within 4.5 months and a chain of 6. Not bad going really . I have felt every emotion going like most of us. I’m sat here in love with my new house.

On arrival our seller hadn’t moved out. We had a house full of his things still and he was no where to be seen. This was at 5pm
So no solicitors around at this time. The idiot thought he could stay put until his mates above had completed too. Totally breached contact and gave us a headache. Unbelievable! He’s just finished moving his things my husband kindly put in the garage and front garden . Including his shoes !!

Massive congratulations @Mumsybud !! How lovely to be in your new home and hooray for turfing out the squatter. I read about that happening so often on here 😩 but you are in!!

4.5 months in a chain is pretty good going really. It's more than 6 months since we made our offer now and there's just us and the seller 🙈

It does make me feel a bit better that it's not just us. As soon as our deal is up I'm leaving them! Grin

He was here until 11pm last night. I rung my brother for some legal advice and he told me it’s 4.5 percent of the purchase price is what he’s liable for ! Which is a lot of money. I’m not planning on perusing anything difficult but he totally took the piss last night and was still here before midnight. So we are going to speak to our solicitor today.

When we arrived the house was locked, he was out and he refused to come and give us the keys!! Fortunately the ex GF brought hers so we got in. Only to find the house full! If we hadn’t we were going to ring the police and go down that route. The cheeky so and so still maintained we were selfish as he had no where to go!!! (Despite completing on his own house.) My husband refused to allow him back into the house, and as well as moving our belongings both ways he’s emptied this house of this mans stuff too!! He’s shattered. But we are very happy and we love it.

I hope no one repeats this and my regard for online estate agents hit an all time low yesterday .

@Mumsybud Congratulations! Well done to your DH and what an idiot your vendor was. Did he ever give any indication that he thought he could stay for an indefinite amount of time? What a weirdo.

We had a bizarre vendor a few years ago where he wanted us to pay him £5k separately in order to give notice to his tenants. Not a deposit, just a under the table bribe essentially. He also asked for this illegal money via the solicitors! Our solicitor told him very swiftly what she thought of him

Congrats @Mumsybud my cousin had the exact same experience. Only when she turned up in the afternoon the family was sitting down watching tele and hadn’t done any sort packing. They didn’t completely finish until 11pm that night so my cousin had to hire the truck for extra day and didn’t move in until the day after.

I don’t know how to reply individually, but apparently it’s not that uncommon ! I have a friend it also happened to and she also removed the stuff on to the front.
My husband is a reasonable person but he also wouldn’t put up with any crap. Whereas I think I would end up driving round there block for hours 😂.

He did actually text me in the day as he had my number. Someone like him using an agent like strike is not a good idea. Reading back I had my suspicions he was going to make us wait, but I thought surely not ! My other half shut the door on him and said ‘your not coming in it’s my house now and your stuff is on the front/in the garage’.

I do think that for all you lot moving in the near future, it’s worth dropping in that they need to move out and not wait for the upwards chain to move along. Anyway, I’m going to sign out. It’s great watching everyone stories (it’s helped me) and it’s lovely reading back knowing that there will be light at the end of the tunnel for you all. All the best everyone. I’m not moving anytime soon 😂😂😂

@Jaggedbubble I also had a rubbish time with Santander. I have found Natwest to be much better, it took a couple of weeks for the valuation (prob a surveyor issue) and then their mortgage offer was with 24 hours!

@Mumsybud that's so cheeky! I had similar a few years back, a couple who'd only half packed, they stayed an extra night, then left loads of rubbish it cost £500 and a skip to remove Hmm

How many weeks in is everyone? I'm a month after my offer was accepted, just got mortgage offer and wondering how long until I get the search results, sellers fixtures and property information forms etc?

@OpeningY we are many many weeks in. We sold in June. Moved in with parents a week and a half ago. I think we are 4 weeks into the current purchase having wasted 5 months on a previous one that fell through because of the dickhead lying vendors.

@Getyourarseofffthequattro so sorry to hear that, I read back on the thread and see they weren't honest about their mortgage situation.

I'm hoping to complete in the new year sometime, I know Christmas and covid may well delay things a bit so I'll be happy if we complete in about four months from offer, which would be three months from now. Solicitor seems very quiet.

@OpeningY I offered late May. So in the 7th month. My searches and mortgage offer came back super quick but it was my sorry of solicitors that held things back. The seller didn't seem to be in a hurry and it turned out that is because they were waiting for their onward purchase to go through Hmm

@OpeningY I Forgot to say, if solicitor seems very quiet then you should start kicking a fuss. I didn't kick the fuss until month 5 and that's why I'm still here in month 7 🤦‍♀️

@Okigen month 7 Shock I hope yours goes through soon! Thanks for the tip off, tbh the EA phoned a couple of weeks in because my sellers solicitor hadn't had a response from mine...so I think I'd better give them a nudge again so they submit searches etc before Xmas.

@OpeningY I've just worked out our completion date is 19 weeks exactly from our offer being accepted to our completion date so just shy of 5 months. We complete on 9th December. Actually feels much longer than that.

Definitely pester your solicitor otherwise most of the time they won't do anything. They'll be dealing with the people pestering them. Our first solicitor was useless and did nothing in 3 months! Literally nothing apart from order the searches. We switched and our current one has done everything in 6 weeks (with a lot of nudging from me).

@OpeningY Thank you. My case is in the perpetual state of:
Seller: "We sent the documents already"
My solicitor: "Haven't been received, please resend"
"Sent now"
"Links expired, please resend"
two months later
"Documents now received" 🙄
I now have 2 weeks left on my mortgage offer and there is still one important query that the seller (only now) frantically contacts the management company to sort out. I have no doubt it's because my solicitor forgot to send that enquiry over despite me reminding them so many times.

Bottom line please don't make my mistake. No need to be nice.Blush
