@instantpotnoodle no onward purchase as yet! I did have an offer accepted but the surveyer came back and his off record notes were "worst loft conversion he'd seen" and basically only the stairs in the whole house didn't need work/replacing!

I'm trying to move 300 miles up north and the market has been too fast - obviously I can't get to same day viewings, so startimg afresh once up with family. Feel a bit sick at technically being homeless though!!!

My buyers have a small child and I'd already mentally checked out of the area, so figured better I break chain! First time seller though and very anxious today as still can't drive/lift/bend after surgery so feeling very helpless!

Asked EA about enquiries. No window cert and no planning permission for the garage (altho it's v old and the rest of the street have near identical ones) electrical certs being sorted by vendor now apparently.

Dunno what to think. Windows and garage prob covered by indemnity? Just how long it's gonna take to get an electrical cert.

I think Xmas is a pipe dream isn't it Sad

I paid 50 for no fensa indemnity and 70 for no kitchen knock through building regs (which had been prior to me moving in and was at least 20 years old) for my buyers if that helps?

I also went from enquiries to setting exchange date in less than 2 weeks (with some very firm talking to my solicitor...)

It’s a nightmare. Rung to solicitor this morning and he’s still waiting for hear for some confirmation that funds will be released for tues, so won’t commit to exchange until we hear. He asked for the funds earlier in the week. I believe they have already been sent back. Does this usually take a few days do you know ? I presumed it was instant.
Drives your already over stretched mind even further to the brink of insanity! Everyone’s getting impatient now after 2 failed attempts.

@HouseIsOnFire that sounds reassuring. We'd be happy with indemnity for both. Windows looked fine. Garage looked fine and rest of street have same so can't imagine council would ever take action but guess indemnity covers just in case.

I'm trying to push it through but... I dunno I'm losing hope I guess.

@Getyourarseofffthequattro you're so nearly there! I know everyone has their own methods but honestly just keep at your solicitors, it really feels like the loudest client gets the quickest service!!

@HouseIsOnFire I think you're right! I will do. It's just wearing isn't it continuously asking for updates. Like it's literally their job and they just don't do it do they. Luckily the EA this time is loads better.

@getyourarseofffthequattro definitely! I went with a big firm suggested by my mortgage advisor, never again!! When I finally find a house to buy, I'm making sure I pick a small legal firm and somewhere I can turf up in person to chase if things are so slow!

We've gone with a local one and she's been okay but she doesn't chase much. I don't think she ever spoke with our estate agent for selling or buying. I could turn up though if I needed to Grin

It's mainly been Santander that have caused delays this time but the solicitors don't help.

Absolutely the loudest client gets the quickest service! And that's me speaking as a corporate lawyer! It's dreadfully unfair really but we deal with them so they will go away... make a nuisance of yourself and they'll want to get this done and dusted!

If you don't chase or speak up your stuff will go to the bottom of the pile because they'll assume you are quite happy and not fussed about timing!

Think about it - imagine I'd planned to work on Joe Bloggs completion when I get to the office....but then I get in and have 4 voicemails and 2 emails from John Smith demanding to know what's happening with his matter....in principle I wouldn't want to deal with John Smith because he's rude and should wait 'his turn' .... but I know he'll be calling off the hook and emailing all morning if I don't deal with him first. So i deal with him to get him out the way. It gets to the afternoon and I've not looked at Joe Bloggs file but he hasn't called and other clients have piped up - so perhaps that one will wait until the following morning after all.

I hasten to add that the above is really an extreme example for us - we were a pretty good team and it was very rare that we would keep people waiting (we generally did about 30 deals a year so easier to manage expectations) but it almost certainly is a reality for our conveyancing team!

@niki26 that makes sense. I'm not being rude or anything in my pestering but I do feel like I ask for updates often, but I know if I don't that pester nothing gets done.

@Mumsybud we mainly packed stuff we we could do with using and most of our winter stuff which came back to bite us. A lot of my pregnancy stuff went as well. I don’t think I could have coped with packing a full house now and we can’t get movers until we’ve exchanged.

Solicitors rang today we should be exchanging early next week. We’re only waiting on the our buyers solicitor. Fingers x nothing else comes up.

@HouseIsOnFire we made that mistake with the big firm. We’ve had to ring weekly to get anything done and I actually know better than to use a big firm. When our first sale collapse and we found the new house we went local. They’ve managed to get everything done in 6 weeks.

I don't mean that people are rude for chasing by the way.... you are paying a lot of money for a service and need updates! I just meant that in my experience ruder people do get put to the top of the pile unfortunately.

I'm not working at the moment and tempted to retrain in conveyancing when I return to work as I honestly think I could do a better job than some conveyancers!

@Okigen it is hard isn't it! If I'm rude I always feel guilty afterwards as well!

I think I would respond better to 'you did say you'd have an answer to that query on Monday and now it's Friday and I'm still waiting. Can you tell me the reason for the delay?' Rather than 'I want that answer now and I'm not hanging up until I get it'.

It is done! We're on the road! Literally was a chain of 1 - sold to Ftb and it still didn't get sorted til gone 2!

Next house better be forever house, I do not want to do this again! (And I had 1 open day and sold at asking from that, so can't even say it's been a bad run apart from my solicitors!)
