Had some more details today but still no enquiries and no confirmation from my solicitor on whether we are clear to exchange or not. How I love the way solicitor just nitpick the part of the email that they want to answer.

Sounds like everyone has their fair share of stresses to deal with.

Our chain has all agreed on the 30th. (3rd time lucky?). I just really feel like I don’t trust our solicitor. Same reasons as everyone. Sit on info, happy with everything and then pulls out more issues. The whole situation has me on tender hooks. I feel like I could go to sleep for a week and someone wake me up on the 1st and let me know if we completed or not. I think this may be our final attempt as we are 5 months now. I know it’s not bad for a chain at the min, but my life has been on hold for so long 😞.

Give me some bloody strength.

I asked mine today whether we had any chance of completing before Christmas and she just said "noted"

@Getyourarseofffthequattro I have a feeling I won't be able to complete in time at all unless from now on I call them everyday. I would absolutely hate doing so to others but I think they leave me no choice.

Arghhh so our buyers had their survey done last week and have submitted their searches all good hopefully due back in the next few weeks. We paid for our searches nearly a month ago, still waiting on our valuation coming through for the mortgage offer as the vender is an older couple who we think was text the link so didn't respond. I was under the impression our searches were underway as you know we paid for them, nope the solicitor were waiting for our mortgage before even starting, we are 150k under our mortgage in principle, other house on the same estate have sold for more it's just a formality and a waste of £100 as my husband has already said regardless of if they value it down by a couple of grand we will just be paying it but we suspect it will be valued at more than we are paying!

Wow you brave going for Xmas we would be happy with January. Im on hold at the moment she gone to find out why it hasn't been done as we requested. I can get the mortgage on my own without DH (it's a project house) so didn't think our mortgage would be the hold up. If they don't get the search submitted today I doubt we will even be in by the end of January

@vickyc90 we have been sold since June Grin so really eager to move now. Living half at my parents half at old house since sept, and now fully at my parents so we are in a bit of a rush! We have cats in a cattery as well so want to minimise that.

I don't think it will happen any more but I'm still trying.

@Getyourarseofffthequattro I really feel for you. Santander are really messing you around. We had our first mortgage with them, many years ago. And they took ages. Our application went to the underwriters for no reason as we were simple FTB with full time jobs. But at the time we didn't realise not every application went to the underwriters so that minimised the stress. I think they took a total of 3 months from application to offer.

However, my friend just got her mortgage offer with them and it took 4 weeks from application to offer. So they are very inconsistent.

@vickyc90 some solictiors like to wait for the mortgage before searches so you don't waste money on searches for a house you can't buy. But you can tell them that you understand the risk and you want them to start now. We did that to speed things up.

Update here is that yesterday our solicitor asked if we were happy to exchange yesterday. We confirmed we were and then heard nothing. Last I heard from our sellers they hadn't signed their contract yet despite chasing us every few hours 2 weeks ago. We've agreed a completion date of 9th December which I'm not that happy with but at this stage I just want any date agreed and fixed.

Desperately hope we actually exchange today or tomorrow as I want to take advantage of black friday deals for internet. We also need to buy all our white goods as we left ours and our sellers are taking theirs. Worse time to try to buy white goods as there is so little choice as everything is out of stock Sad

I've not posted for a few weeks because nothing is happening. Nothing at all :( it's so frustrating!
Our vendors are still not on the deeds (we discovered yesterday that the owners before them had the house repossessed so there's an insolvency agency on the deeds - not sure if that will cause more delay or just the normal amount of delay!), management pack still hasn't materialised and the vendors solicitors have yet to answer 7 of our solicitors enquiries.
The vendors emailed me to say they've already moved out, they'll be back this weekend to clean the empty house. I can't decide whether this is a good sign of progress or just wishful thinking.
14 weeks tomorrow since offer accepted. No chain. We're with family and vendors downsizing so had already bought their onward purchase. I keep thinking about that house, all empty, waiting for us and our stuff to fill it up.
PPs are so right, I'd love to have taken advantage of Black Friday for the few bits we still need.

That seems a long time for no chain. Everything takes forever.

We are aiming to complete Tuesday. Chain of 6 (only thought there was 5 but it’s another story). All upwards are ready. Our buyer is ready but we are waiting official confirmation from the FTB. And our solicitor has gone AWOL! He last said yesterday’s he was waiting for confirmation that funds will be ready and expects that today. EA is amazing but she struggles for a response.

We don’t really want a same day exchange / completion. I’m trying to think that no news is good news. This weekend we would need to get sorted. I do hope we hear tomorrow. I hate to ring, I prefer to email but I think I’m going to have to pester on the phone tomorrow.

I’m never doing this again 😂😂

Hi all,

Can I join? I feel all the pain that you’re all going through.
We’ve been sold since June and put on offer on a house that was accepted the same week. An older couple that were planning to move in with their son. I’m pregnant and due the beginning of January. Paid for the searches and everything seemed the be fine with no issues getting the mortgage. Their EA asked when we would like move ideally so we said beginning to mid September. Meanwhile our buyers have the most incompetent firm handling their conveyancing. They don’t seem to know anything about new builds so every week it’s something. We were held up for weeks because they wanted to confirm when the roads would be adopted by the council but the developers haven’t completed building another phase of houses yet. Then they needed to know about the sewage system even though it’s mains sewage and they had confirmation of that. We were willing to pay an indemnity to move on the road issue but the buyers didn’t care and told them to get on with things. Every time we answered queries a new issue would come. Finally seemed to be ready two weeks before the last of the stamp duty ended and we get an email from our sellers EA saying they aren’t sure when we can exchange because they have no where to go. They were supposed to move in with their son after buying a bigger property. Every property they found they couldn’t come to an agreement. The son’s house has been on the market since March but isn’t selling. They don’t actually need his property to buy the new one. Their daughter said they could live with her until they found a house. Then last minute changed her mind because they didn’t have an end date of when they would leave. So we missed the last of the stamp duty. We kept asking if they had any idea of when they would move. We were willing to go into rented temporarily if we could even get an exchange date. This is October by now, our buyers are willing to wait but must move before their mortgage offer expires end of December. We eventually pulled out of the same after getting the 100th apology but no movement. We found another house which is slightly smaller and it’s been so much easier. We should be exchanging next Tuesday and completing on the 9th. I’ll be 36wks then, we’ve been half packed since August. I’m just exhausted.

Weeks ago we appointed the same solicitor dp used to buy his house, and now it's time for him to crack on he hasn't responded to an email from the estate agent on Wednesday or my email yesterday.. would you try calling today then look to appoint someone else next week? We want this to move fast if we're going to be in before Xmas/early Jan.

Joining back in today - just waiting on solicitor to say we've completed and pacing up and down in an empty house, after 3 weeks of hell simce exchanging (including emergency surgery and a 8 day hospital stay!!)
Have broken chain - can't wait to be back with family after all of this!

Asked EA about enquiries. No window cert and no planning permission for the garage (altho it's v old and the rest of the street have near identical ones) electrical certs being sorted by vendor now apparently.

Dunno what to think. Windows and garage prob covered by indemnity? Just how long it's gonna take to get an electrical cert.

I think Xmas is a pipe dream isn't it Sad
