Anyone know what they look for in a home buyers report? Our sellers have their booked for tomorrow (company didn't really give me a choice Angry), we have a few cracked tiles that the husband will replace before we move, do things like this come up?
Ime someone comes round, glances at things and sends you a report back that says "sorry couldn't lift carpet so couldn't access floor boards, sorry couldn't access roof, sorry couldn't do x y z"

Not sure whether they would note a cracked tile to be honest I can't remember seeing anything like that on ours.

The Home Buyer's Report we got was really detailed!! If I recall correctly it said things like 'was in a good decorative state' or 'will require repainting'. We were buying a house to completely renovate so we weren't bothered by that stuff!

Said the driveway needed redoing - and also mentioned a couple of windows that needed replacing. There were a few pages of photographs that accompanied it!

Omg ours was nothing like that on the last house we bought! It literally said nothing. I'm wondering if we were hugely short changed!

I've just checked - it's 35 pages long and advised what we needed to budget for and when it ideally needed to be done - I.e 'you should budget for rendering and repainting the side work to extension in the next 12-18 months'.

I really wish I'd seen the report done on our property - the bathroom needed completely redoing (which had been factored into the price!) and I was worried about a few things but there were no issues raised by our buyer.

I'm getting so frustrated. We should be exchanging today or Friday (solicitor is on holiday on Thursday) but a completion date still hasn't been agreed.

We've been working towards 26th for a while now as the top of the chain needed it. And has been saying the end of November was a hard deadline since the beginning. I did wonder why they wanted the last possible Friday before their hard deadline but whatever.

Now they are saying they want 14th December! I've just said no, that's ridiculous. There is no reason to delay that long. Everyone is ready, we are the only ones getting a mortgage and ours is all good to go. I don't want to be in 10 days before Christmas and spend all the lead up in my in laws house. We've been here 4 months now and I have never been so stressed in my life.

I wouldn't mind so much if there was a good reason to such a delay but they haven't even given one. And what has happened to their hard deadline of end of November? Our mortgage expires at the end of December and I don't want to get close to that date if we don't need to.

@Getyourarseofffthequattro the surveyor sent me two example reports before I booked with them, the home buyer one was about 40 pages long, the building survey one was 80! What was yours like??

It was quite long but had no real information in it! I'm wondering if it wasn't a homebuyers now though! This was a few years ago. I'm sure we opted for "the one up from the mortgage valuation" which I thought was homebuyers! Maybe not though?! Who knows!

Still no exchange.

Turns out our lender amended our application but then didn't send it to the underwriters. Excellent. More time wasted. Apparently they'll send it within 24 hours.

Ours was 59 pages and quite comprehensive - I was impressed. It was arranged through the bank for £490 and done by a company called SDL (although they seem to be located hundreds of miles away so I assume they contracted out). It goes into quite a bit of detail and calls out when action is likely to need to be taken, if at all.

@vickyc90 ha - it does make it sound like a really shit house doesn't it! I did look back at it and should clarify that we didn't need to do all those things immediately - it was over years! And the windows didn't need replacing so I'm not sure where I got that from!

We bought a house that hadn't been redecorated in 20 years but was in a desirable area. It was 85k under our budget so we knew that we had the money to work on it. We completed nearly 6 months ago and haven't moved in yet but are close to being finished now!

I haven’t been on this thread in ages but thought I should come back to report that we’ve finally exchanged today.
It should have been simple offer accepted in May, just us (we sold last year so chain free) no onward purchases as the sellers are a divorcing couple but it’s been a nightmare, the bloke who is still living in the house has been very difficult obstructive and caused so many delays, including suddenly claiming there was possibly Japanese knotweed in the garden to hold things up (there isn’t).
Last week he suddenly declared that he was now buying a flat and wanted to link our purchases, we said no and that if we didn’t exchange by today we were out.
Well it worked, although the completion date changed from 21 Jan to 16 Dec in the final hour!
We should be feeling excited but it’s been so stressful that we just feel a bit flat, I’m hoping once it sinks in we start to feel more positive.
Anyway I hope it gives hope to all of you that are loosing the will !!!

Just got our mortgage offer through wahooo! Survey on Monday then the solicitor will start their bit- they won't do anything until after the survey + mortgage offer, is that standard?

We are still waiting because our lender fucked up Angry

Our solicitor has started but we specifically asked her to get in with it which I suppose it a bit risky but we are on a deadline.

Good news for you @Itscoldouthere I'm sorry you aren't enjoying it as much as you should be. I feel a bit like that too. All the stress has me resenting the house a little bit!!

Hopefully we will resolve that tomorrow as we are going to visit the house Grin it's 6 months today that we made our offer and jumped on this roller coaster ride. I hope we like it as much as we did then 🤣 also going to sign and send the contracts etc to our solicitor in the hopes that we might be ready to exchange next week. Please!

Thanks everyone, yes it’s been tough, but Covid has really turned our life upside down as pre Covid we agreed to a move to Canada with my DH job, it was meant to be an adventure, but it’s been bloody tough, for lots of reasons, buying this house is getting a foothold back in the UK so that we can plan for a return in the nearish future, but we’ve still got a lot of things up in the air, still at least we will now have a UK home.

I hope many more of you get some good results soon.

Im back in the game after the longest 2.5 weeks of my life with buyers pulling out on the eve of exchange of contracts when my packed house resembled a filthy warehouse. Moved heaven & earth to get it back to vaguely resembling estate agent pics and have conducted over 20 viewings whilst juggling work & stressed out (normally incredibly messy) teens.

Lost the house we were ready to move to on Monday this week to new buyers but on Tuesday showed my house to the most lovely family ever who have fallen head over heels in love with our place & made an offer slightly over asking to secure it.

We in turn are viewing a house which has been on since late Sept which we are certain we will love.
Wondering what to offer to secure but need every penny so don't want to go in high when they might have accepted less.

They bought the house in 2017 for £300k snd it's now on at £400k. Slightly quirky layout. I'm amazed it hasn't been snapped up.

Any thoughts on my offering strategy.
My own experience has shown that vendors will be hoping each viewing results in an offer and the endless getting house ready for each is a total pain so maybe having endured two months of it they will happily accept an under asking price offer.

The agent is showing us so maybe I'll get their thoughts on it as surely they would prefer it sold at slightly less than having to resource viewings constantly.

Still no progress.
I've done everything I possibly can.

If we lose this house after 6 months of stress/work/excitement I think I will have a break down.
Cant even talk to people as lost the ability to be polite.
Stressed doesn't cover it 😭😭

2 hours later the surveyor is still here, wish we were like America and could accept an offer subject to no home inspection. Suppose this was a project and we are buying a project so never really bothered as whatever came up would have just been added to the list anyway
