Hello everyone - I’ve just spotted that Nationwide’s interest rate has gone down since our mortgage offer was issued. Does anyone know if it’s possible to move to the new rate? Preferably without weeks of stress and pissing around? Would they need to recheck us with docs etc again?

I have zero faith in any part of this process being smooth so part of me wants to just leave it, but it’s a fair amount of money each month that we’d be saving on the new rate.

Haven't seen outstanding enquiries but the other side says they may be in the position for exchange next week, so finally the light at the end of the tunnel! I won't put my hopes until I sit in the flat, but in the meantime there is no harm in browsing furniture Grin

Arghhh ! All was looking good for Friday. Estate agent called and the top of the chain (the pushy ones! Who have made the chain jump
Hoops) are with premier property lawyers. Is anyone else affected by this ? I could screeeeeeammmmmmmm! They have been down since the 5th of November and this message has only just reached us ! Even better, they can’t say where they will be up and running.

Currently living in out of a box with two kids. My Husband just rung and said call the whole thing off. He’s had too much to deal with lately bless him (another story). I Havnt, but I have asked above us if it comes to it, would he consider breaking the chain. He isn’t happy to do this. But if it comes to it will ask our solicitor to ask his solicitor. Not sure how long the FTB at the bottom of chain will hold on much longer, and I’m not sure I can convince my husband either. I’m hoping we have answers tomorrow or the day after.

Is anyone else tangled up with this cyber attack situation ?

@Mumsybud I've just checked incase that is the cause of our delay but our buyer isn't using those solicitors. That's terrible you've only just found out now. I hope you get some good news soon Sad

We still haven't exchanged. Supposed to happen last Friday. I'm starting to get a bit pissed.

I didn't know about the cyber attack issue, what a nightmare, especially only finding out at crunch time. I hope it all gets resolved soon @Mumsybud

We got our report and contract etc to sign today but exchange isn't possible until the idiots on the other side sort out the last few enquiries. One of the things might feasibly impact our mortgage offer so I hope it's resolved this week.

Can I ask a quick question about surveys please? Are you guys having one done when buying a house? Our current one is a new build so only had the mortgage valuation done when we bought this, but the house we're trying to buy is a bit older and we don't know anything about it so a survey to me sounds like a good idea. My husband thinks I'm wasting everyone's time and that we shouldn't waste money on a survey, but I feel a bit weird buying a house that I've seen for about ten minutes and I don't even know when it was built (although estimating the 70s).

Granted, I come from a country where everything is done "by the book" and things like damp would be the end of the world, so obviously the advice I get from friends and family is to get the survey done. My husband is much more relaxed and reckons a 1970s build should be ok, and to be fair it looks like it's in decent nick. I'm just really aware of issues like damp, asbestos, electrical wiring etc and would like to know if the house had any issues, even if it didn't affect the purchase. But I feel like I'm being a pain in the ass and a bit OTT for asking about a Homebuyers Report. Blush What did you all do?

Also I can relate to everyone's stress. This is such a crap time and the uncertainty can't be good for any of us! Grin

I would definitely have a survey done @BabyPotato - we had one done on the one we are (hopefully) buying and it was built in 2015 Grin it turned up an issue that basically paid for the survey as the seller then had it fixed.

Our vendor has fixed a couple of issues which did not exist when we offered on the property but did when we viewed prior to exchange (think broken guttering, leak etc.)

Because we'd had the survey done we could point out unequivocally that they were new issues. The survey was about £490 from our mortgage provider - good value in my opinion.

Thankyou. It seems this cyber attack is a right shambles. The firms affected have been down for almost 2 weeks !! They can’t say when they will be up and running but maybe weeks. Pushing cases that have exchanged and need to complete through manually. We are in the middle of a chain of 5. My husband has had enough and has asked me to contact our solicitor tomorrow and suggest our seller sells to us to break the chain (he did say early on if he couldn’t find a place he could move out) or he wants to pull out totally. It’s been 5 months next week and we are living out of boxes with two children. So although I am very patient, it’s testing me now. Especially as premier property lawyers are not giving any answers other than the systems remain down 😢.

Has anymore been involved with breaking a chain? My understanding is that he sells to us. He can move out and continue his purchase but we are complete ? It’s probably the most stressful time of my entire life 😢

Thanks @glastogal and @ClaudiaWankleman. I think I'll go for the survey for my peace of mind. The house seems ok, but this crazy business of spending a ton of money on a house that you've only looked at for a couple of minutes is a little unsettling. Grin

Also, is anyone else finding it extremely hard to find a rental?! I think we need to find one to keep our buyers happy (and also as our current commute isn't sustainable and we need to get closer to the house we're buying), but literally no landlord will take us on, even though we've offered more rent and money upfront too. Shock I think it's because we're looking for a fairly short term rental and everyone wants long term, but it would really make our lives so much easier if a nice landlord took pity on us and let us rent for a bit...

Still no bloody mortgage offer 3 weeks and counting.. our broker said Barclays were having system issues, was it a cyber attack??

To pp - we are having a level 3 building survey as the house has been altered (2 houses knocked through) so we need to know the ins and outs of it.

Anyone know what they look for in a home buyers report? Our sellers have their booked for tomorrow (company didn't really give me a choice Angry), we have a few cracked tiles that the husband will replace before we move, do things like this come up?
