Feedback on my flat please!

Have name changed for this!

Would love some feedback if there is anything glaringly obvious missing from our listing (I have also just noticed story is spelt wrong!) We also need to have added that our building has the EWS1 certificate already, and we still have over 980 years on our lease.

We've been on the market three weeks but have had a verbal offer accepted on an onward purchase under the condition we go under offer within the next three weeks. Appreciate it's not an easy market for flats right now so not overly optimistic! Thanks all.

Storey is spelled correctly! Story is in a book, storey is in a building.

It's a very smart home :) I like it. The thing putting me off at a first glance is that it seems very dark. The kitchen-dining areas particularly. Even with lights on. Is there some clever way to get it brighter for photos? I'm sure it's very atmospheric and fine in real life, but does look dingy in pictures.

Initial thoughts are that it looks terribly dark in every room, were the photos taken in daylight?

In the bunk bed room is that the window? I thought it was a fridge the first time I looked at it.

There doesn't seem to be any natural light anywhere which makes it look a lot smaller and dingy than it probably is in real life.

Pictures 12 and 13 I can't tell how the relate in the layout.and at least on my phone the office is appearing cropped. Similarly with the bathroom they're not full pictures so you can't get an idea of the space.

The pale pink walls are a little off putting and make it feel older than it is. Otherwise I like it!

Your flat looks lovely - but for me it is too dark - looking at the plan the whole "living areas" seem only to share the one window. You need someone who likes to be cosy, not airy like me. I love the pink in the living room :)

Agree it looks dingy but there's not much you can do about a lack of natural light. I'd have probably painted the pink walls white before putting on the market.

The floor plans are labeled as first floor for both the lower and upper floor. I don't think the photos do the property justice they make it look a little bit dark and gloomy.

Bit overly pink- wouldn't put me off as I'd redecorate but may put off some.
Interesting marketing it as 3 beds plus study. The study looks big enough for a single bed.
Lounge looks quite long and thin.

You seem to have two first floors?!

There’s no photo of the stairs.

Is there a photo of the third bedroom?

What does the back of the property look like? And the view?

The shower room photos are a little odd, one crouching, one standing?

Being hypercritical, it took me a moment to work out what CPD was.

Bloody hell, London prices never fail to pop my eyes Shock I love the front of the building, and the tall windows. Decor isn’t my style but the kitchen and bathroom don’t need work so it’s just a splash of paint which is easy enough. I’d go for an off-white to brighten it up. I think it looks like a lovely flat OP.

Agree , every photo has the lights on! Why are you calling the study a study? I know a lot of people are wfh, but if you call it a bedroom, and market it as such it means you are getting views from people looking for an extra bedroom(who might choose to use it as a study of course)

You really need to brighten up the photos, it looks like there’s hardly any natural light. Also the photos need to show the rooms at better angles. Did your estate agent take them?

Because it's a warehouse style conversion the only two external windows are in the TV room and living so it is darker. Pics were taken on quite a rainy day too! Thanks.

Do you have any natural light? It looks like you look out onto an atrium.

The layout and location of the flat are both excellent, but the lack of light would be a deal breaker for me.

(I like the pink too!)

I used to live in the same development! Main comment is it looks REALLY dark. I would get the photos done again when it’s bright outside, and turn off the lights inside (they add to the sense of darkness). Open the blinds.

I would also dress it a bit, big bowl of fruit on the kitchen worktop, big vase of flowers on the table. I think the living room photo is terrible and doesn’t showcase the space well.

Dressed well and with better photos it should sell. Our 2 bed sold for 500k a couple of years ago!

I don't understand the photos - even with a big roof light (?) the rooms look very dark and the ceilings look really low. End photographs need to be redone ASAP.

At the end of the bunk bed - is that a wardrobe or fridge? It looks really industrial. Actually, on looking again, is it the window?

Is there a window in the pink bedroom? I don't like the open wardrobe tbh, but that might just be me.

If it's a circular staircase, show it in the photos. It'll potentially make or break a house to someone.

The third bedroom is the downstairs room with sofa and piano. The study probably could fit a single bed but there are no windows at all so not sure we can call it a bedroom. Plus the cabinetry and desk in there are all now built-in!

Apart from the bunk beds it looks like a very old person's flat, not very aspirational for the money you're asking. It needs some art or something to add interest.
Very dark, I'd paint it all white.
List the service charge.

Ok I’ve literally given up looking as both floors of the plan say ‘first floor’ (so assumed some kind of lateral conversion but the details say 2 storey. Immediately I’m confused and don’t trust your estate agent details on something very basic.

It’s a four bed flat, why are you marketing it as 3 bed - people searching for 4 beds won’t even see it. Study’ is code for room so tiny you can’t even shove a single bed in it.

Agree that photos make it look dark.

I don't think you need to do anything to sell it. Its nice and neutral whilst still having a personal stamp on it. It looks neat and well maintained and like somewhere you could just move straight into and perhaps change a wall colour here and there depending on personal choice.
