Feedback on my flat please!

Have name changed for this!

Would love some feedback if there is anything glaringly obvious missing from our listing (I have also just noticed story is spelt wrong!) We also need to have added that our building has the EWS1 certificate already, and we still have over 980 years on our lease.

We've been on the market three weeks but have had a verbal offer accepted on an onward purchase under the condition we go under offer within the next three weeks. Appreciate it's not an easy market for flats right now so not overly optimistic! Thanks all.

Also, the description doesn’t say what floor your flat is on, or if there is a lift. Important if your buyer has children. Is there a concierge or secure entrance? Is the parking secure? Shared garden space or any out door space? Proximity to public transport? Obviously if you don’t have those things you can’t put them in, but if you do then they are selling points.

It looks both gloomy and to have lots of random windows overlooking buildings. And the pink is off-putting. I can't imagine wanting to view it let alone live in it, sorry. Can you get better, lighter pictures?

The bathroom looks cluttered, the lounge very narrow and unusable, and the wardrobe doesn't have a door. Feels a bit studenty to me from the way it's currently presented.

It’s very dark. I know you can’t do much about the lack of windows now, but I would def add better lighting

There’s 3 bedrooms and a study on floor plan, but I only see pictures of two bedrooms and I assume the study. I would be making all rooms bedrooms. Add small desks into two bedrooms .

Lack of storage. Is there cupboard sun hallway for coats/ shoes?
Bathroom and bedroom seem limited

Oh yeah, and does it have a spiral staircase? If so, this would be worrying to me as a potential buyer. I agree with PP who said that maybe there should be a photo of it.

Take thd pictures on a bright sunny day. Put a single bed in the study…move the wash basket in the bathroom & towel. Cover the clothes in the bedroom or don’t show them.
I’d move the Mis matched chairs in the dining room & leave the 4 chairs around the table.

I don’t think they’re great pictures, i think it would be worthwhile to retake them.

It sounds very petty but want to see aspirational living…not the way most of us live

Hi op, I am in a very similar position trying to sell a flat just down the road! Have you thought about adding some stock pictures of the royal Arsenal development if that’s where it is? It kind of assumed people know how nice it is. I might make more of a point of that. Good luck with it!

If it were me, I would look at the photos and anywhere you can see wires to plug sockets ie the overlocker and sewing machine, remove them, you are trying to make it look less messy wires wise. Add a plant or fruit bowl into the kitchen to add colour.

One lonely towel on the rail, add another and fold them neatly. Remove all the shower stuff, it looks cluttered. Hide the bathroom stool for the photos. Put a light coloured table cloth on the dining table to help brighten up that end.

You are not trying to showcase your real life you are trying to get someone to buy it. So stage it. Look at online magazines of homes or Pinterest to see how they present lounges or bedrooms.

I think you have a full height ceiling in the lounge but that is not showcased. Definitely have the pictures taken again, after a bit of staging.

Thanks so much for the feedback everyone! I hadn't realised the photos looked so dark Smile I have a proper camera and a wide-angle lens so will see if I can do some better pics myself tomorrow (if I give the place clean).

OP is right, I don’t think you can market the study as a bedroom as it’s got no window. Although I haven’t looked into that in years, so it may have changed, especially with the increase in conversions.

Oh and also I might highlight in the description that it’s a period factory conversion. Pictures make it look like an older purpose built block.

Yep, on the RA. Some pics of the fountains and Dial Arch etc could be good!

I dated a guy who lived in your building! It's definitely the light, agree that you should get new pictures done when there's light coming through the windows and work out when there's the best light through the internal ones, maybe the living room lights on so they shine through?

I'd also say you should add more about the facilities nearby, ease of travel into the City, being near the river, maybe a few extra pics of the surroundings? As someone who'd never been to that part of town before I was really surprised at how nice and well connected it was so it's worth highlighting.

I'd paint over the pink a bright white, add a few green plants and large mirrors to give the illusion of more light.

This is all super helpful, thank you! Our development has a concierge, parking is secure, we have on-site restaurants, pubs, cafes, farmers market twice a month, plus the new Elizabeth line station is a minute walk from our building. It's actually a brilliant community. I guess if you don't know this part of London you wouldn't know all that though!

On the upstairs floor plan it looks like you have to into the main bedroom to use the bathroom. Is that right? That would put me off.
Is the staircase spiral?
And yes very dark.

I'd like to know what floor the flat is on, is there a lift? What are the service charges, and I'm confused by the window situation, particularly in the main living area. Is there an atrium of some kind? A window in the ceiling?

If your flat has quirky architectural details because it's a conversion I don't see them.

No photo of the hall and staircase?

Some kind of trailing plant in the corner sat on the steels in your living room. I think it will give an illusion of light and freshness. Just plants in the lounge in general would help, I think.

The shower room pictures are odd and the picture of the lounge would be better if the end of the room > way was lit.

Yep agree with OP, a room with no window is not a bedroom. Not one I would sleep in anyway.

The windows are odd op - does it look like that because it is dark outside? If so, take some more pix on a sunny day. It's clearly spacious but looks very dark. That full length window (?) in the children's room - does it open? What do you mean when you say it is not an external window?

The living room is a big room from the measurements but looks tiny for some reason. IS that bc of the way it is furnished I wonder?

Estate agent needs to work a LOT harder for their money on this one with the photos.

I'd also have painted the walls white (and repainted the green skirting in the children's room, too) throughout before listing and hidden away all items of personal effects including children's toys in the hanging net bag in the bathroom.

It does look dark, so I'd get a few more lamps and have those on in the photos, too. One trick is to place lamps under or behind furniture where they can't be seen, so it's not immediately obvious that you "need" so many lamps/lights.

Also, the lounge looks a bit corridor-like, the orientation of the long white sofa narrows it further. I'd have swapped out the large sofa for a smaller, two-seater - which I can see you have elsewhere in the flat.

I'd also install doors on the wardrobe - for almost half a mil, I'd definitely want doors and not just visible hanging rails.

The price doesn't seem too ambitious for the area to me. Hope you get a sale soon.
