Have name changed for this!

Would love some feedback if there is anything glaringly obvious missing from our listing (I have also just noticed story is spelt wrong!) We also need to have added that our building has the EWS1 certificate already, and we still have over 980 years on our lease.

We've been on the market three weeks but have had a verbal offer accepted on an onward purchase under the condition we go under offer within the next three weeks. Appreciate it's not an easy market for flats right now so not overly optimistic! Thanks all.

In addition to what others have said about new photos and additonal photos, i would absolutely be up front about the service charge in the listing. Shows you are transparent and have nothing to hide, and people that view will be fully prepared so won't be wasting your time.

Not much to add to the helpful comments above. Get the photographer back and take much better pictures which showcase the double height atrium and then make sure they upload the best ones only to show the flow of the house and the external features.

Right now it feels like a dump of the camera roll with multiple pictures of the same room with slightly altered perspectives. You might have to be pushy and have them review with you one by one.

You don’t want a lot of time wasters who turn up then reject as you are on the wrong floor(s) or they didn’t get the internal lay out. As you say, the right buyer will accept those features and getting that story out there will add way more value than any dressing you do.

If folk will know then why not add it to the listing? And if its a lot and they won't know then that breaks rule 1......don't give potential buyers nasty surprises.

It's a different style but the photos look amazing and it's got a lot of the building / area features listed.

Firstly thank you for putting up a link as I bloody love these threads, but most people won’t do it!

Your flat is lovely (and I like the way you’ve decorated it), but is quite ‘fussy’ in layout so it’s difficult to envisage walking through it, or get a sense of where everything is.

I would put a large square mirror where the round one is next to the kitchen, to capture some of the light coming in from the hall, as it’s quite a dark corner.

Kitchen is beautiful.

You need better photos as they either make the ceiling look low down or cut off the top half of the room (bathroom).

Can you get a video tour done & uploaded?

I think it does. Some of the pictures have the same small / half windows, yet the rooms are styled to accentuate them - OP could get tips.

The EA has highlighted common features for the building - the OP could do similar.

It feels like an ambitious price given the quirky layout and historical prices plus being in Woolwich. I know it is more upmarket these days but you're probably looking at getting a buyer from far enough away that they think 'London' rather than 'Woolwich/Plumstead'. That sounds far bitchier than intended, but I can't think of a better way to put it. For the price, a family could get a 3 bed house with garden in a nearby town with a (slightly!) better reputation, no service charges and equally handy for commuting.

agree with pp about lamps & perhaps some hidden under cupboards lights in the kitchen (LED strands?)
I think an investment in lighting might be a very good idea
& some nice big mirrors

I agree with previous posters - it looks very dark and the ceilings seem low. It needs green plants and flowers. The open wardrobe may put potential purchasers off - doors would help the room look much neater and more streamlined.

I know what you mean. But this is priced for the Royal Arsenal, which is a bit different from Woolwich proper. But yes, we need a buyer who maybe wants to be on the development but without the megabucks price tag of the newer buildings.

Also, yes, the ceilings are low. The ceiling height is 204cms. Which, like the windows, is unfortunately something we cannot change.

It looks clean neat and tidy to me. I'd go and view at it if I was looking for something like that on the basis of those photos

Here's one painted white. It's still not great the way it's presented but it shows how painting it white makes it look so much lighter. Some of the other sold ones show the amenities in the block - looks nice - so I'd include some of those as well.

Our EA took photos on a really dark wet day, and it made the house look so gloomy and depressing. We work in interiors, and have several "showy" items of furniture and furnishings but it looked bleurgh.......

We made him come back and retake them all. Made the world of difference.

Apologies if this has already been said;

Plain white linen in master bedroom
Ditch the toys and clutter in shower room
Plants - real or good fakes throughout. Especially by dining table and in bathrooms. They give the illusion of natural light even where there's none

I agree you need to thoroughly explain what the area is like in the listing and include photos of the outside/cafes/shops/communal areas. I’m a Londoner and recently bought a flat in SE, while I was flat hunting I viewed one in woolwich (not royal Arsenal, actual woolwich) and one in plumstead and I hated them - I found the area grotty, plumstead terrible for transport, ugly surroundings and not very convenient for shops etc. If other PPs hadn’t explained the royal Arsenal development on this thread I’d have taken one look at this, seen woolwich and assumed it was in a shithole despite the nice building. So definitely play up the fact it isn’t actual woolwich! Also it might be nasty but I would list the service charge. Otherwise you’ll get enquiries/viewers who’ll be put off once they find out and waste everyone’s time.

Just adding weight to what others have said really - it's a very awkward flat. It needs to showcase itself more to entice buyers in despite its limitations. Re-decorating in more neutral colours (esp main and second bedroom) and adding some style with accessories is important. Is there a way to make a wardrobe in the main bedroom? the open rails are awful. I wonder if you can rearrange the furniture at all? The lined up furniture in the 3rd bedroom does not make for a great look and the layout in the lounge area makes it look like a tiny corridor. It's in a nice building and some people will forego practicality for that so I'm sure you will find a buyer - it's possible you'll get a better price though if it's better presented.
