Feedback on my flat please!

Have name changed for this!

Would love some feedback if there is anything glaringly obvious missing from our listing (I have also just noticed story is spelt wrong!) We also need to have added that our building has the EWS1 certificate already, and we still have over 980 years on our lease.

We've been on the market three weeks but have had a verbal offer accepted on an onward purchase under the condition we go under offer within the next three weeks. Appreciate it's not an easy market for flats right now so not overly optimistic! Thanks all.

A photo looking up and showing the double height ceiling would be useful for people to puzzle it out. I think a few statement plants would be helpful in the rooms with external light to give it a bit more life.

I think it looks a bit dark, doesn't appear to be many windows which I can understand isn't an option to change, I'd recommend using a few mirrors to add some light to dark areas. I get the impression someone elderly lives there, or at least decorated it, the colours make it feel dark and small. The metal hob splashback also look horrible.

I never understand why so many people can't see past decor to the bones of a place, but I know they can't, so I'm sure there are lots of useful tips here. However, I don't think your bathroom and shower room are compromising at all, so maybe they could change the description to "comprising"?!
haha I missed that! Excellent, you don't want a compromising bathroom suite do you? It's in there twice so it's clearly the word the EA thinks they want.

OP thank you for the window pix - I agree, I would include one of the ceiling height in the living room, looks much lighter.

I second that. Definitely get a couple that show the double height. That's a huge feature that isn't showcased at all.

Ok....its a bit dark, stark and pink..... If it is dark because of the window situation, I'd be going for a cosier vibe, especially marketing at this time of year.... The bits left in the bathrooms make them look grubby even though I am sure they are not. Definitely remove the crate of cleaning products. There's nothing you can do about the tile colour around the bath but I would HAVE to get rid of it.
Can you put some wardrobe doors up?
If I was looking round it I would be ticking up a list in my mind about repaint, new bathrooms, change the light fixtures, do something with the dining area. Its also a small point but I'd unplug the cables in your sewing area. seeing them draped across the wall like that annoys the eye.

Lots of good advice but one question - do you not have a television?

Your living room doesn't seem to accomodate one and most people will be looking for that evening / television space. Your arrangement makes the space look to narrow/small for a TV. That could put people off - it's quite a common/easy way of guessing the real size of a space - sofa to television.

But mostly, get the double height picture into the details. It makes the whole flat seem completely different.

Annoyingly the tiles have this design on them which makes them look like they're covered in fluff 😫 but thank you. Might just omit that side of the bedroom from pics! We had talked about getting doors put in the front but just never got around to it.

Agreed. The photos that you have are appalling. I shouldn’t worry too much about the paint colours. They’re fine and neutral.

We do, its wall mounted in the downstairs bedroom. Could pop it on top of the pine shelving in the living room for pics?

I'd be a bit careful about just not photographing stuff....two reasons, the first is that I notice what is not being shown and wonder why....and the second its not going to make a difference to buyers if they come to view and find no doors....they will still be thinking "needs doors" Is it really out of the question to fit some?

Its strange not being able to see windows in any of the bedrooms. Also I'm not keen on the kitchen being part of the lounge. But it looks well maintained and ready to move into.

I agree it’s dark; but more importantly for me personally is the way the furniture is laid out- it makes it look very small.. the pink wall behind sofa with that line makes it look very confined and the stuff down the side of the shower would put me right off! If you could brighten it up; add some greenery dotted about I think it would help. Also noticed the different coloured dining chairs make it look busy- if you had some transparent chairs or a glass table it would look much more spacious and a rug under that area would make it look more separate to the rest. Kids room I thought was the best! Also a white curtain infront of your wardrobe would be nice or even better mirrored doors would make it look much more spacious. I actually really liked (what I think is) the extra height in the lounge.. I instantly thought get rid of the pink and pictures & have a big statement light and hanging plants up there for a really modern lofty feel! I think it’s got potential to be really very nice with the right decor & styling so if I was a potential buyer I’d want money in my budget to spend on personalising it! Xo

Get photos done in better daylight, and a more wide angle lens. You can’t do much about the lack of natural light sources but you can make the most of it.

Put a plain light colour bedsheet on your bed (current one clashes with the candy pink walls imo) and maybe a couple of small-medium houseplants to break up the pink.

The building looks nice too.

It has ducted venting upstairs so keep humidity down. Otherwise we get nice airflow just with the windows open. The flip side is it's super warm in the winter!

The photos are awful. Photo 9 looks like the camera has been bumped as the photo was taken! It's nice, but needs a total photo redo.

Photo with sewing machine and laptop etc - wires underneath table look very messy - i would unplug everything and hide the leads/plugs.

Photo with dining room table - take the 'child' chairs away or put them on the far side - they look big and bulky and ruin the balance of the room/make it look small.

Photo with messy certain - tidy it up neatly and then retake photo.

Including comments on here regarding the description, generally it's not great overall and I would want to get it re-done if it was my property.

Your flat has got a lot going for it and the details do not do it justice.

There is a courtyard which unfortunately they've just done a load of tree trimming in so it's fairly unimpressive at the moment. Lots of cafes etc.

Dark photos at weird angles. No sense of the space, e.g. double height ceilings. No focal point on living room. No photo of 3rd bedroom. Is the study bedroom sized and therefore a fourth bedroom potentially? No doors on wardrobe. Bedroom could look more inviting with hotel style bedding. Need some plants or accessories on living room and bathroom to brighten them up.
