I noticed some of the outer NW suburbs seem to have good and fast links to central London. Harrow and Wealdstone, for example. Definitely not gentrified right now but relatively cheap for London - which perhaps makes it appealing to brave pioneers?

Catford has supposedly been 'up and coming' for the last decade.... Can't ever see Manor Park becoming a desirable place to live.

I'd have thought Kensal Rise would already be on the 'up'.

There are some parts of London that never really seem in danger of gentrification. A lot has to do with the available housing stock. Areas full of identikit (smallish) housing stock are never going to see the gentrification of places like the Nappy Valley SW London areas.

Well the Corbett estates really nice, loads of the roads down there have £1mn properties

I've spent what feels like the entire day there today as the stupid Blackheath triangle was shut all morning

Years ago people thought the same about Hackney, Peckham, etc. Things change.

Good transport links (including preferably being within walking distance of the Underground) are key too.

Done right, it can be. The problem is it's often been done wrong. Areas need a good balanced mix of different people living in them. Variety of incomes, etc. It helps make a community. Otherwise we end up with two extremes with nothing in the middle. Exclusive very expensive, or 'no go' avoid at all costs. Really bad for social cohesion.

@Tealightsandd Fair point, but areas in zone 2 shouldn't be too surprising given their proximity to the centre of town (tower hamlets etc).

Penge? Sits nicely between Crystal Palace and Beckenham, and is affordable compared to both of those. Great transport links into mainline London stations too.

Catford is definitely 'naice' and has been for a long while. Not the central shopping area which is very rundown, but the side streets. Some very nice and pricy houses. Ditto Lewisham.

Good family houses / starter houses, great transport, slowly improving High St. Excellent value for money housing price-wise. The creep south from Brixton and Streatham has begun.

Has a yarn bombing Norbury Knitters Group

Schools good.
