Where in London do you think will be gentrified next?

In SW London, my bet would be on Colliers Wood, Mitcham or Sutton (parts of Sutton nice already, but not really “trendy”). But probably only Colliers Wood in the next 5 years, I think the others will take a bit more time.

Zone 2
Borders posher West Hampstead and Willesden Green.
Has its own Thameslink station and Jubilee line not far away in Kilburn or Willesden Green.

Elephant and castle went expensive years ago...office blocks are now luxury flats with pools etc selling for 1m etc....
I know manor park is grim...but its close to wanstead and the forest...you never know...!!

Catford is grim, really not gentrified at all.
Catford has been 'up and coming' for at least 20 years and is still a shit hole.

Hither Green is OK.

Lots the roads and roads of 5 bedroom + detached houses (with reasonably-sized gardens) in Sutton so I'd say it's already pretty much gentrified in parts. Plus it has several prep schools and Sutton High (GDST).

Hither Green is already gentrified.

I just looked up Harrow Wealdstone. 24 minutes to central London. It looks like there's a tube and train line. Some nice looking family sized houses with gardens too. Don't know much about the area but it could be the next place?

I agree too about Manor Park. Close to already gentrified places, so could be next for those priced out of Wanstead, etc.

Just to clarify I’m not saying gentrification is a good or bad thing, I was just having a debate with my boyfriend about where I thought would be next and was interested to see what others thought

You just can’t predict! When we were looking for our first place we went to one area which was supposedly the next ‘up and coming’ area. We got gazumped, bought somewhere else and then the big crash came and we lost 1/3 value of the flat overnight.

(And the area still hasn’t upped or come this was in 1992). 😂

I think Dollis Hill. Everyone I know who moved from Notting Hill to Queens Park when they had kids is moving out to Dollis Hill as they have more kids Grin

I remember living in both Elephant and Castle and Shepherds Bush in the early 2000s when they were supposedly gentrifying....gentrification can take a long time

I went to college in E&C in early 90s. It was ‘interesting’ to say the least. 3 donuts for £1 from the fresh donut stall though. 😋

Our old vicar lived there during the war - he was gobsmacked when I told him that one fo the large blocks was not listed!

I think painting the elephant and castle shopping centre bubblegum pink was maybe their idea of jollying they place up?

Luckily the E&C shopping centre is being demolished! Have never been anywhere more awful in London ever. Think it’ll be replaced with nice park restaurants combo. The new line is going around there as well (can’t remember the name).
