Tottenham (and even lower EdmontonConfused). It is a proper rough shit hole though. So I wouldn't actually make that investment if you have to live there while it gets gentrified. Life's too short.

As for gentrification in Whitechapel - the Bell Foundry shenanigans is ample proof of that. Historic bell foundry (made Big Ben, historic part of London life) or boutique hotel? Fuckers.

This is so depressing, this is an amazing, vibrant area that doesn’t need changing, to shove a load of big chains into the area would just suck the life out of it

Penge is on the way- it's got a brewery, some craft beer shops and a fancy pants deli now. There is an Antic pub which is usually a precursor. Awesome transport, the train is very fast from there.

West Norwood I think of as already pretty gentrified?

No love, the one that's still there - getting to Park View Road is a bit of a ball ache if you forget to turn off at Tesco and go the back roads.

Absolutely!

Whenever I see a cheap house around Angel way I wonder if it's worth the risk and then come to my senses haha.

The Victorian houses in Tottenham are gorgeous though and pretty spacious. No denying that.

Driving round the North Circular, past the tops of Finchley and Wembley, etc., I'm struck by the lack of the Council's repair and husbandry for walls, fences, traffic islands, parks, waste land. I only see what I can see as a passenger out of the window, but I'm struck that South East London local authorities would do far more to replace, polish and clean and weed. It's great to have clean paving stones, modern cheerful flats and flower beds ( and micro pubs.)
Don't think an area can easily generate unless the local authority wants the roads, etc, to look lovely too.

Penge. Close to Crystal Palace, good transport links. The high street already has a craft beer bar/shop, zero-waste type shop, free range butchers, vegan beauty salon a Costa and a couple nice coffee shops plus some lovely pubs restaurant just off the high street. Thriving street art scene. There is also an Antic Bar that’s been on the verge of opening for a few years now. Lots of lovely period properties, reasonably priced compared to neighbouring areas.

Ah right - it is one way round there but I wouldn't think of it as "god awful", more a minor faff. The old gyratory however was definitely god awful and very good riddance.

The Higham Hill area of Walthamstow. The beer mile is just west of it and Lloyd Park is to the east (with a weekly farmers market), there are new independent shops on Forest Road (including Forest Wines , Jaunty Coffee and One Five One For the Road) and a new pub by Wild Card Brewery on Higham Hill Road, as well as a local organic shop. The council is actively implementing active travel measures across the borough (think Walthamstow Village, Blackhorse Village and Coppermill Lane area by the wetlands that are now pedestrianizsed in many parts) and if the trend continues Higham Hill will be next.

It is always were the creatives go and consume craft beer and vegan foods so yes, eg Penge as that is where some flocked around 5 years plus ago. They make their houses look nice and creative and then the bankers/lawyers move in... you can tell by browsing Rightmove and comparing to style of house in Brighton (interior that is).

Beautiful. A similar house with an E11 postcode and you'd need to add at least another 100k on that value (still a lot of money, mind).

Despite the dislike, think you may have missed the boat for Tottenham. Loads of coffee shops, bars, nightclubs, etc already, and fancy cinema planned. Two beds are already over £500k and a massive redevelopment from the people who did Kings X has already started. Coupled with being on the Victoria line and only 10mins from Liv St, there are so many young couples who have moved in - I’ve a friend from there and they are completely priced out.
