I passed by Elephant and Castle a few days ago and was really surprised. Very different from what it used to be 10 years ago.

There is not a lot of actual housing in Woolwich: it's a shopping centre with monstrously expensive new apartments along the river and at the Arsenal, so we mean Plumstead, which is already coming up, and has been doing, for years. So I'm saying Thamesmead, with its proximity to Abbey Wood and Crossrail; luxury new builds next to lakes, but most importantly, a river stretch with fantastic views, along the north side and near the Crossness Pumping Station. It just needs a developer to build some solid family houses using quality building materials and then it would be, for any family, like living along the river in Greenwich.

Another vote for catord.
They have recently got a cinema/ picture house. Same venue will host live music/concerts.
Some funky pubs opening up e.g Ninth life.
The shopping centre is going to be regenerated.
Bakerloo is to be extended there.

Bakerloo to Catford - I'm not sure that is guaranteed or any time soon though Lewisham LB is happier to sign up so far than small town mentality Bromley LB has been.

Yes and also the area between Shooters Hill and Woolwich where there is a lot of big, Victorian housing 😊

I used to work in Thamesmead. The proximity
to Crossness meant that it smelt permanently of sewage, often very strongly. Have they solved this?

I looked at a 3-bed house in North Thamesmead (with a friend who wants to move
) which had totally uninterrupted views of the river, from the main reception room and bedrooms, and a quiet position. The cycle path running along the river is a great resource for families. I didn't notice the smell, and suspect the blast of ozone-charged air from the Thames would dissipate that.

That sounds lovely but I’m afraid the air from the Thames doesn’t do much. Just make sure she goes back on a warm day, and ideally on a day with an easterly wind, before she commits to the house.

I'm not familiar with Thamesmead but have lived in SE London for forty years and it used to have a dreadful reputation for crime and ASB. Then again so did Kidbrooke pre-Kidbrooke Village.

I think pretty much everywhere that is coming up had that reputation!

I'm not sure Eltham is 'gentrifying' material, but there are beautiful, big open spaces, great Victorian/Edwardian housing, and just a quiet, peaceful feel. Mottingham, up the lane, has some attractive houses, history - around Eltham College; riding stables, and, of course, Eltham Palace. For Catholics, St Thomas More , in Eltham, is a good secondary school.

The association with the horrendous circumstances of the murder of Stephen Lawrence may put some off, but I believe things have long been changing for the greater and diversity is taking its natural hold.

The ex-local authority houses between Eltham and Kidbrooke are exceptionally pretty - placed on their greens - reasonably priced and, I'd have thought, very appealing to young families. Sure the rail link to London isn't the best, but the trains go through Lewisham to London with the option of Lewisham DLR, and not that infrequent.
