Where in London will be gentrified next?

Where in London do you think will be gentrified next?

OP posts:

White Chapel, Bethnal Green, Bow, mile end

Started over 20 years ago. Anyone looking for the next gentrification hotspot in E1/E2/E3 has missed the boat by about 2 decades.

MoChridhe · 28/04/2021 20:31

I haven't seen any trendy coffee shops shops in the whole of white Chapel , bow or mile end. Its all fabric shops, butchers and street markets🤷‍♀️

Embracelife · 28/04/2021 20:33

Areas full of identikit (smallish) housing stock are never going to see the gentrification of places like the Nappy Valley SW London areas.

Nappy valkey is full of identikit smallish victorian terraced houses ....

Do you visit with your eyes closed?

N4ish · 28/04/2021 20:40

No trendy coffee shops in Whitechapel? Really? When were you last there?

N4ish · 28/04/2021 20:41

I agree with Tottenham as next up and coming place. A lot of money was poured in after the riots and the effects can be seen.

HumunaHey · 28/04/2021 20:42

@Iusedtoliveinsanfrancisco

Gentrification destroys not saves.
I agree. The whole tone of this thread is shameful.

I work in the area . Its all chicken and chip shops and markets. Its a bit ok near the University and aldgate and shoreditch.

Walthamstow

Chicchicchicchiclana · 28/04/2021 20:48

Why do you ask OP? Are you looking to make a fast buck?

Tealightsandd · 28/04/2021 20:49

Gentrification, as it has mostly been done for the past 30 or 40 years, has been largely bad for the vulnerable and lower waged, yes.

That doesn't mean it isn't desirable. The alternative is places being left to become "no go' areas - which is very shit for those stuck there. They suffer high levels of violent crime, deprivation, and a general sense of despair with a lack of hope

Planned and implemented well, gentrification can create a balanced community.

@LaurieSchafferIsAllBitterNow

Elephant and Castle.
There are flats for sale for £7m at the elephant, I think it’s already begun!
Toastfiendish · 28/04/2021 20:51

Some of this is really funny. I lived in Bethnal Green 10 years ago and it was quite posh then! The area over by Victoria park has always been lovely and round there is cheek by jowl high rises and beautiful terraces.

I now live in Walthamstow which is also very much already there - the main high street won't change much but it does have a fancy farmers market on a Sunday now and Lloyd Park and the village are just nice. The house price explosion here happened 10 years ago.

I hate an overpriced new build flat as much as the next person but I don't agree that gentrification has to be all bad.

Willow1086 · 28/04/2021 20:52

No I don’t have the money to buy a house hahaha I was just interested

I've lived in Whitechapel for over 20 years. I work in Financial Services and was probably part of the first wave of gentrification. You seriously need to open your eyes. There are some excellent coffee shops and cafes in the area. Just follow the hipsters.

Spottybluepyjamas · 28/04/2021 20:58

Penge/Sydenham - near Crystal Palace and the overground, super quick to get into London but still quite undiscovered

Possiblynotever · 28/04/2021 20:59

Maida Hill? Wierd place between everything expensive - Notting Hill and Queens Park - but flats and houses cost much less. Lots of community centres, social housing (the whole of Chippenham Road sure is) and amazing transport between the Bakerloo and Hammersmith and city line. Also, you can take a good stroll on the canals...

Forrestcat · 28/04/2021 21:06

I also wonder what are the next places to degentrify...i mean it's not just a one way process

ArcheryAnnie · 28/04/2021 21:11

White Chapel, Bethnal Green, Bow, mile end
Already happened!

I used to live in Bethnal Green, on a street that was close to derelict. But at the other end was Brick Lane - and now that street is all vintage homewares and whatnot.

Brick Lane is currently vigorously resisting the developers, and so it should. The fucking Trumans Brewery lot are trying to squish a bunch of the curry houses, who don't have the same financial clout - and certainly not now, post-pandemic.

bypfp · 28/04/2021 21:13

Tottenham is grim - you couldn't pay me to live there.
As a previous PP said, nothing will save it and don't get me started on the God awful one way system around the Hale.

I stayed in a lovely Victorian house in Tottenham some months ago but hated venturing out of it.

ArcheryAnnie · 28/04/2021 21:18

Short article here about the battle for Brick Lane: spitalfieldslife.com/2021/04/22/the-curry-houses-of-brick-lane/

As for gentrification in Whitechapel - the Bell Foundry shenanigans is ample proof of that. Historic bell foundry (made Big Ben, historic part of London life) or boutique hotel? Fuckers.

PlumpAndDeliciousFatcat · 28/04/2021 21:23

Plumstead, Woolwich, Abbey Wood.

Thanks for sharing the article. I don't see a need for a shopping mall on Brick Lane when Liverpool Street and Spitalfields are less than a mile away. I will sign the petition.
chipsarnie · 28/04/2021 21:26

I agree with those saying Manor Park. It's already happening in a few streets, basically anywhere north of Romford Road. Some amazing, neglected but unspoiled housing stock near the station. South of Romford Road is another matter entirely.

OooPourUsACupLove · 28/04/2021 21:26

The one they got rid of about 6 years ago? Grin
