Selling only - start of week 6 here, our buyer has a buyer for there's so 3 in chain and they are in week 11. Both houses have mortgage offers agreed, survey done on house 1, survey on ours next week. We've had gas checks fine, EPC and electrical checks (fail and £1k of suggested work). Got contract and transfer deed, searches applied for on both, ours expected back early Jan.

Hi!
We put our house up for sale at the end of August and we’ve just signed the contract and TR1 form, so hopefully will have an exchange date soon. One we have exchanged, I’ll put an update, to say how long it took between signing the contract etc and exchange. As this is always something that I’m curious about. I know it varies wildly, but still. We’re moving into rented as our new property needs work.

We were given them about 2 weeks ago to sign though not signed them yet as seems a bit early to sign pre survey and difficult with covid.

First offer was accepted in January, we are now on our third buyer and fifth house after two chains collapsing just before exchange.
This time, offers on our sale and purchase were accepted on 15th and 17th October. There are only three of us in the chain, so minimum fuss.
We expect to exchange this week, hopefully by Tuesday and complete on 8th. Depends on our vendor finding a removal firm, and a last minute query from our buyers solicitor. Another nail biting weekend, we refuse to pack anything until we have exchanged as it’s fallen through twice before. Everything crossed and thinking positive thoughts.
Good luck to everyone else on last thread who are in the “almost ready to exchange” stage.

We're this 🤏 close to exchange.

Offer accepted on ours towards the end of August. Offer accepted on our new house very shortly afterwards. All was bobbing along nicely until a few weeks ago when the chain nearly collapsed ( FTB - Us - Vendors - Empty property)

It then seemed to take forever to get the last few bits of paperwork done. Its all done now, and we're aiming to exchange on Tuesday.

We are wondering whether to be present for buyer survey - EA says don't bother but not sure. I've been at a previous survey and surveyor asked me lots of questions.

Had an offer accepted last week on a house. Can't get a mortgage appt until the 7th. Our buyer's bank survey happened this week. Hope to get searches etc started next week but haven't had memorandum of sale yet. Hoping against hope that we can complete before end of March.

Another one that’s so close to exchange I can almost touch it. But also so far away that it seems like it’ll never happen!

We’re hoping it’ll happen this week. We no longer have a removal firm but I can’t get wound up because I don’t really think it’s going to happen!

This weekend we are seriously decluttering. Warrdrobes, and cupboard under the stairs already done. Like Fern204 I don’t want to pack if it’s not going to happen, I don’t want Christmas surrounded by boxes!

I've just exchanged on one flat, completion set for Dec 4. Excepted offer mid September. My own house and another flat on the market - three second viewings on my house but I am on a busy road and no one loves it enough to make that compromise yet. I'm moving to London so it's going to take three sales to do it! I want to be a cash buyer so willing to move into rental where I am now (my daughter also needs to stay here as she sits GCSEs this summer).
Hardest part so far has been keeping the house tidy, and looking at houses on rightmove only to see them snapped up!

Well I posted at the start of the previous thread, and very limited progress

my buyer now realises she will have to continually chase her soliciter. Who has since requested our soliciter resend documents because they lost the first lot. And then realised that they had in fact been paid for searches some time ago, so perhaps they should actually raise them. It's only one house, sale agreed mid September, mortgage also agreed, and absolutely no talk of possible timescales.

Our valuation is booked. And it looks like valuation, searches and then mortgage offer will be done on or around the 15th December.

When does it all begin to feel “real”?? I’m paranoid it won’t go through and I feel like I can’t begin to get excited until the mortgage offer is here.

Checking in too (name changed though).

We're FTB - us (who can move to another property) - vendor. Our buyers solicitor pulled the same stunt as @whyamidoingthistomyself buyers solicitor. Everything else is done except their searches (which should be back end of next week at the latest according to the council). I'v let the agent know that our buyers need to be chasing for these otherwise I know their solicitor will sit on it.

We are taking the next day to decide what to do about our purchase! (See previous thread...no building regs on garage conversion and we only found our 2 days ago). We have 2 options - reduce our offer, or move in with family. Not sure yet which of these we will take...regardless we're moving on the 11th December!

Can any conveyancers tell me if the Groundsure regulated searches are all we need? Or do we need Local Authority searches on top of them? ( our conveyancer hasn’t had time to clarify )

Groundsure take 24 hours to do. So am double checking before I get excited Blush

@Badgerbadger22 Groundsure have lots of different types of searches that they do, I've never used them for a local search and didn't realise they did those so can't comment on that, but you can get local searches done by search companies (who do still check all the council's records) rather than doing an "official search" done actually by the council, if that makes sense.

Hope you have a bit of luck finally! Smile I'm the same with it not feeling real, I didn't with our sale until we exchanged so I'll probably be the same again. I'm trying to remind myself that at work the vast majority do actually end up completing on the day they've agreed so I don't need to be fretting about it until exchange, but it's different when it's for your own house! Grin
