@jujuball thank you Flowers is a residential search the same as a local authority search? I’m sooo sorry for the questions Blush I just don’t know the difference x

I remember when we exchanged last time it was such an anticlimactic phone call. And when we completed it was our vendor who text us saying “apparently we’ve completed. So the house is yours!”

Hi, just joining on what was supposed to be a quick sale!! Put house on market, accepted offer beginning of October, survey done, searches back, enquiries answered.. waiting on our buyers mortgage offer! We are moving in with family as our purchase isn't ready.. but our buyers have only recently put their mortgage application in?!? We was supposed to hear of their offer last Tuesday only to be told that their mortgage company won't take their survey and want their own 🙄... So should get a call by Tuesday to book it in!! Was supposed to complete on Friday the 4th December so not impressed!! Still hoping by some miracle to complete before Christmas 😞 our house has no Christmas decorations or anything... It's my little boys first Christmas and it's crap!!

@WhispersAnonymous are they going through a mortgage broker - there have been huuuuuuge delays! Even with booking mortgage application appointments.

Someone on another forum applied for their mortgage but weren’t allowed to have their actual mortgage appointment (via phone) for 3.5 weeks!

Sad we had to wait 2.5 weeks for ours and it was super frustrating.

@WhispersAnonymous we wanted to port our mortgage but were told 6 weeks from dip to application phone call then a further 6 weeks to offer. We're still waiting on that offer. In the meantime we applied via a different company and it was 3 weeks all in, 2 weeks from dip to application phone call then a week to offer. Some companies are working incredibly slowly.

So I’ve just had an interesting conversation with a neighbour. Our buyer has previously had offers accepted on two other houses in our road and both have fallen through because buyer has been so difficult to deal with neighbours have decided not to move at all rather than continue having to deal with her! This does not bode well for my sanity!

I’ve already braced myself for her to try and negotiate post survey (though we only accepted her low offer on the basis that there would be no negotiation on price later and to complete before stamp duty goes up again). So much for a smooth process on both sides, i’ve been warned she’s going to query everything it’s possible to query (whether relevant or not!). I should have seen this coming when she didn’t want to raise her initial (insulting) offer because she’d already spent money going through the previous failed purchases - estate agent had to repeatedly point out that we weren’t those vendors and it wasn’t our fault they fell through!

They are using Vida homeloans, I hadn't ever heard of them till this.. all I know is that their application is in.. I think it's the lying that I am struggling with, why tell everyone that you should get an offer any day whereas that's not even true?! I now have to get the house ready for when they have a valuation survey, which is not easy as 90% of it is packed up, and I have a 6 month old devil child.

@WhispersAnonymous I'v never heard of them either! We've been lied to throughout the process though so I do sympathise.

Our council are working to a deadline of 10 working days for searches currently which really impressed me (ours were back in 2).

Hi Just checking in whilst I work up to my completion. I've arranged broadband and holiday until its installed. Just Utilities, Water, etc. etc.....

Our searches EA said will take 5-6 weeks which will hold everything up and he anticipates they will shut / stop working for 2 weeks over Christmas.

@Badgerbadger22 yes it would of worked out perfectly had our buyers solicitor actually applied for the searches when they said they had and not 6 weeks later! Fx yours (and our buyers) are back soon.

Our chain is now complete as of Friday, no idea how to calculate how many people are included in the chain length though!

There is:

Our buyer - us - our vendor - vendors purchase.

Us and our vendors are buying and selling, our purchasers have nothing to sell and the vendors sellers also have nothing to buy apparently, if that makes sense?!

We accepted an offer on our house on the 30th October and had an offer accepted on our purchase on 4th November, so also have no idea how that translates to weeks...

All seems to be going okay so far, everyone seems to be doing everything they should be doing, the top of the chain would like to complete on or before the 27th January and the rest of us are fairly flexible so hopefully before then. I was hoping to move before Christmas but as long as it's before the end of the stamp duty holiday it should all be fine Smile.

I'm also interested to know how long after contracts are signed that exchange and completion happen, as we've never bought and sold at the same time before so it all seems a bit 'up in the air' and non-specific to me! I prefer to know when things are going to happen so feel a bit stressed out by the whole thing!

Hope everyone else's sales/purchases are also ticking over nicely and there aren't too many hold ups or unexpected happenings!

I've been really cheered up by reading the last few posts on how quickly searches have been coming back. I'm losing my mind living next door to the neighbour from hell - she's really going for it tonight and I'm close to tears.
I just can't wait to move and am in constant fear it will all fall apart.
Fingers crossed I'm in an area that searches are going well, but based on all other aspects of our local council, I doubt it.

@Astro86 oh no, that doesn't bode well. My DP had buyers like that for his house. We had to ditch them in the end as they cost us thousands over the many months they dragged it out for. The new buyer was amazing though and it sailed through completion/exchange. Fingers crossed for you.
I'm selling my property now but as we had to wait until my DP's property sold, we're too far behind and will likely miss the stamp duty holiday.

Our council (and the one you’re moving too) had their timescales on the website and they were spot on. Unfortunately not as quick as some of you! Ours took 7 weeks to come back.

We have a completion date of December 15th. It's been a hell of a year for anyone trying to move house. We should all get a medal.

We’ve got a larger chain to build and no sign of it being completed yet.
First in chain-buyers-us-vendors-? Last we heard the vendor has been viewing property but not found anything yet.

We’ve instructed a solicitor, started the paperwork for the mortgage application, and the buyers survey has been done on our house. Baby steps! We want to completed by end March...

I’ve had a look online but my council don’t have any timescales on the website that I can see. Anyone in Monmouthshire know how long they are taking?

We had offer accepted on house 15/11, solicitor had been instructed and is starting searches etc, mortgage has gone through affordability checks and they are doing an in person valuation on Friday. Our surveyor is going to arrange to go in with the EA, it’s a family friend so we have jumped the queue and he will do it ASAP for us. Which I knew how long things will take!
