@Rubyredroo our situation is the same as yours! We hoped to have exchanged last week with completion next Friday (11th) but our buyers solicitor are frustratingly pedantic and slow!

It's so hard because we can't confirm much in terms of removal companies nor can we do much more packing.....

We seem to be stuck in a stalemate where one solicitor is insisting on proof of one thing, which the other claims doesn't exist. I'm sure it could be sorted out if they rang and talked to each other rather than endless backwards and forward emails! It's so frustrating to just have to wait. Estate agents on both sides are doing their best.

I am going insane here!

Fourth day of waiting for our buyers' solicitors to phone up ours to exchange. Our estate agent has been fantastic, chasing them both up and leaving messages all day. He, and we, are very frustrated. Neither the buyer not their solicitor is returning his calls, although they reply to emails in the evening. The buyer thinks they're waiting for the solicitor and the solicitor says they are waiting for something from the buyer.

We can't now move on the 11th as my husband has a week's notice at work. So I am now going to have to change my start date for my new job again (3rd time). Tell my son's new school he wont be starting as planned and hope they hold the place for us. Push our removals date along for about the 6th time. Oh and tell our storage people to hold it for longer. They are messing with our lives so much, why can't they just get on and do it?!

The estate agents have been really great through all of this. Very glad we chose them. My solicitor seems to be annoyed with me for phoning up to get news (I am asking for updates first thing and last thing each day, which I don't think is over the top considering we were meant to exchange on Friday).

We are living out of boxes, it's utter chaos.

@graduatedbob very similar. Our solicitors and our buyers solicitors are at a bit of a standoff and seem to spend their days emailing back and forth rather than picking up the phone to resolve it! It's only our lives that are on pause waiting for them.....

Week 8 for us and everyone is discussing exchange next week, ours and buyer's contracts have been sent to solicitors and our buyer is talking about transfer of deposit to their solicitor so it's all feeling very real all of a sudden.

Joining the gang of you who still haven’t exchanged but are meant to be moving on the 11th. Exchange has been pending for two weeks now and the bottom still aren’t ready. And the top of the chain (house we’re buying) are threatening to pull out.

Absolute mess and to be honest if they do pull out
I think I’m past caring and pleased that it’ll all be over. At least we won’t be the bad guys if they pull the plug, I completely understand their frustration but it’s out of all of our hands.

I think I cried all my tears last week! This week I just need it resolved one way or another. Now panicking because I’ve given notice on our childcare so I don’t have any for January Shock

Apparently our survey for buyer did go ahead today, so 3rd time lucky with that. EA said he said there were a few bits for buyers to consider but no details. He thinks report will take about a week but says he's guessing.

@taupeskies Yes exactly. Funny thing is I'm sure they'd save themselves time as well if things could get sorted on the phone.

@OUB1974 We also have lots of major life events hanging on our move. Deadline for exchange for my son's secondary school place is11th. Also lots of our removal companies are booked up till 23rd ish now.

I'll be putting tinsel on our boxes at this rate!

Fingers crossed @RAINSh0wers. We are literally in a chain of 2 (us and our buyers - we pulled out of our purchase last week after months of our seller lying about non existent building regs). Good luck for the 11th!

No progress here either. Our buyers solicitor is not answering phone calls or emails and so we're at stalemate.

I'm so angry and I still can't shake off the feeling that our buyer will pull out at the last minute.

After not answering any of our calls this week, we just got an out of office message to say our solicitor is unavailable till Monday. Exchange by the 11th now looking very unlikely. Sigh. Not really sure where to go from here.

We exchanged yesterday! 16 weeks after we accepted an offer on our flat and 14 weeks since our offer was accepted on a house. Small chain of just two properties but the flat had a share of freehold which I think made things slightly more complex. Moving on Wednesday and have a long list of admin tasks to do before then! Have already purchased buildings insurance for the new place and signed up for post redirect. Sorting out internet as we both WFH is going to be a challenge!!

I can't quite believe what's happening here.

We are on day 5 of sitting by the phone waiting to hear we've exchanged. Our buyer hasn't been responding to phone calls. We have finally found out today that they are selling a house, which means we are in a chain. The exchanges need to go through on the same day to avoid paying stamp duty on a second home.

To say we are furious would be dn understatement. We're just waiting now as we're moving 100 miles to new jobs and schools and everything is in place. We cant finalise anything until we've exchanged. This is such a mess!

@oub1974 we had the same issue. Our sellers seller added a house to the top of the chain and didn't tell us til a week after we were meant to exchange. She then refused to complete until January. We finally agreed although it screwed up everything including leave and our ability to move forward with our ivf plans.

I hate that woman!

Oh goodness, that's awful. I'm sorry it's messed with your ivf plans.

The reason we went with them because they were chain free with a large deposit. Now we are waiting on an unknown. We have a contingency plan in place, but it will be chaotic and involve using my tier 3 parents as childcare.

Our buyer was supposed to be a cash buyer but actually she was getting divorced and needed money from her ex dh. He isn't able to give her the money until his chain completes. His chain is now waiting for Probate at the top. We didnt find this out until a week before we were meant to exchange. I'm furious. My purchase was ready about 12 weeks ago.

We’re just playing the waiting game unfortunately- we’ve done all we can. Now we’re waiting for the valuation and searches.

Once those two are back - I’ll start believing it’s real!

EA has now mentioned the survey on ours said penetrative damp but no news from buyers yet - Victorian house, only done yesterday so they may well not know yet. Not sure how much of an issue that is.

I don't think we'll be moved before Xmas despite rushing to do everything as fast as possible. Buyer's lender has just asked for a slight price reduction which is fine, but that's going to be what, another week of paperwork at least?

We still haven't exchanged. Our buyer is ready, deposit funds transferred, and has agreed with 16th completion. Our vendor isn't agreeing to anything, and hasn't found removals. Her solicitor now says she isn't likely to want to complete before Christmas despite this being a condition of our offer. I think she is now trying to add in her onward purchase.
I don't care anymore, I am happy to go with 16th and then Airbnb, but DH says he won't do that.
Nightmare all round.

@thewinehasgonetomyhead that is a good point and something I had not considered so I'm not sure sorry. Our buyer has now said 18th for exchange and completion 11th Jan... we've said yes as whats 2 weeks when you're already 11 down the line. Hope our onward purchasers are agreeable.

Our buyer's deposit is with their solicitor so now begins the anxious process of wondering whether we're going to exchange each day. This is the point everything fell through with our first set of buyers so I don't think I'll sleep until we're exchanged!

Found out that our pushy buyers have only just had their searches back and their sale isn’t ready to exchange. They’ve been the ones pushing for completion before Christmas. Hmm I’ve told my solicitor I want to exchange before Christmas but I’m happy to complete in January

Slight positive today as our buyer had their survey done. Wasn't told of anything bad but I have a feeling our buyer will be very picky and try to get as much money off as possible.
The keys to the house we're buying are still missing, so our purchase is getting further and further behind. I'm starting to lose faith that this move will even happen.
