@JoannaDory I'm so sorry, our buyer pulled out on Monday so we are at a very similar point on the rollercoaster. It's just awful (and that's before you think about the money lost).

We sold in October, but just had to pull out of out purchase as the property needed a new roof (plus 101 other niggles) and they wouldn't haggle on price.
We thought we could go into rented to save the sale, but with children, cats and a general lack of availability there is nothing.

We've offered on a new place but it's gone to best and final already and I suspect we won't get it.

Ready to throw the towel in, stick where we are (in our too small but ideally located house) I'm so fed up of it all!

Hey Guys, thought I'd join the chain as I've been in a "completed" chain since October! Buyer at the bottom was insistent we needed to exchange by Christmas and I was actually relieved when that didn't happen... now I wish it had! Got to Jan and suddenly I learn that the valuation survey hasn't taken place on the house at the bottom. we were advised that it finally took place early Jan.. but 5 weeks later and there is still no mortgage offer at the bottom of the chain - then today I find out they are a investment buyer? and that my buyer only ordered a management pack a week ago (they are selling a flat) also that there are still oustanding searches. My EA is now saying mid March move earliest.. IF we are lucky and I just dont know what to do. Feels like we have been fobbed off continually over the last 2-3 months and Im worried we wont hit that deadline end of March. I've been ready to exchange up and down since pre=Christmas, and my seller not far behind me (4 houses in chain)

The stress levels now are nuts and I dont believe a word that the EA at the bottom is telling us any more...

I've had my eye on this (doer upper) house for a couple of years and doubt I'll find anything else that ticks the boxes... but am so scared it will all fall through...

It's fascinating how common it is to have mis-information about the rest of the chain! Absolutely agree that an app which makes it transparent to everyone would be perfect. Can't imagine estate agents and solicitors signing up to it though - some of them seem to think that the mystique of it all is what justifies their fees...!

Confirmed today that we're ready to exchange on our sale. We've got movers booked for 17 March, but our buyer wants to move in the first week of March. Which we can do - if we can actually find a mover that's available then! Called all the ones who quoted us - no luck, and a bunch more besides. Found one who, in theory, can do it - but we can't secure the date until they've been round to survey, which they can't do until Friday. The lady I spoke to was very helpful and said that because we'd be going into storage with them, they'd make sure it happened - just hope I can trust her on that!

The system is terrible in England, I cannot believe it's not been overhauled when it's so inefficient.

Having spent many weeks clinging on to our sanity with our fingernails we finally exchanged yesterday, Lengthy series of obstacles and delays (the latest of which was that our buyers’ solicitor had “forgotten” to ask the buyers for their deposit WTAF?)
Anyway we have clung on to the removal date we booked weeks ago with ill-deserved confidence...and so we are moving in five days!

Congrats to those exchanging and commiserations to those with collapsed chains. It all seems so unnecessarily stressful - and I agree an app would help!

All plodding along here but I'm in no way expecting to complete by 31 March. Homebuyers survey happening on our house today so need to tidy up so they can actually see anything - emptying the loft and garage downstairs combined with half term means the house is the messiest it's ever been. Terrified they will spot something that will mean our buyer doesn't want to proceed.

Drumming my fingers waiting until I can call the estate agent and find out if the FTB at the beginning of the chain has a mortgage offer yet. After they offered on their house 3 months ago...

So sorry @JoannaDory that is so shit.

I don't think we are going to exchange this week either - we have been asking our sellers for a certificate for the (new) boiler since the start of the process. It was only installed 6 months ago (we are buying a completed renovation) and so we couldn't get an indemnity policy and tbh for a boiler that old I wanted the proper certificate.

They said the installer was going to register it with gas safe and would forward the certificate last week... and then on Tuesday they had a different plumber round who has now issued a certificate for the 16th February. The estate agent is being cagey but I suspect that the boiler was not installed correctly or the original installer was not gas safe registered and so a different plumber had to "install" it. Anyway, we now have the certificate and a report stating that it is safe.

BUT my solicitor friend who is dealing with our conveyancing has the next couple of days off. She has small DC like me and is absolutely on her knees with homeschooling and dealing with a massive workload due to the stamp duty holiday. So there is no way I am going to hassle or chase her.

One of the properties we viewed had fallen through 4 times , in fact that was one of the reasons we didn’t make an offer , as we thought there must be something going on that the vendors weren’t being completely truthful about ( and also that there were 4 different title deeds on the property ) it was top end of our budget , more than we really wanted to spend

Managed to get movers sorted for the date our buyer wants - phew! So ready to exchange now (but it will probably be Monday) and due to complete 8th March.

Meanwhile, it seems the chain for our purchase isn't quite as far along as the estate agent suggested, so definitely won't be tying the two in.

Our buyers went for chain free as they lost two houses before us due to chains collapsing, they said they couldn’t take any more worry, not to mention the cost.

Hopefully their solicitor has instructed searches now that their completely unnecessary red ash test report has been done ( insisted upon by their lender ) .

It’s so stressful, I really feel for everyone who has lost out, it happened to us on our last purchase 2 weeks before completion. We lost out on the house we had fallen in love with, lost our buyer and not to mention the hundreds of pounds we lost out on legal fees. It’s a crap system in need of a major overhaul.
Today we have received the transfer document from the purchasers solicitors, although still no word on exchanging yet. Dare I hope it will go through this time? Fingers crossed for everyone on this thread.

The exchange on our purchase has been delayed until early next week now and I just want to cry. Feel like the goalposts are continuously being moved!

Everything except the sofa, telly and our beds are in storage now, did the bulk of it today. Never knew I was such a hoarder!

We heard today that all that needs doing is the other two houses in the chain signing their documents (can't remember the names) and to send them back. So we could be exchanging next week but seeing as we've been thinking we're about to exchange for the past 5 weeks and both their solicitors are incredibly slow, I highly doubt it. Relieved its still all going in the right direction though, albeit at a snail's pace!

I'm off to see a house coming up for auction tomorrow. It is not in the town where I wanted to be but it looks OK from the photos. Worth a try and not having to be in a chain would be a huge weight off my nerves. Fingers crossed!

I hope I’m posting in the right place. I’m new here and out of frustration/desperation?!?!

We are almost at the finish line we our sale. Our purchase has been smooth. We are lacking building regs on our house. We don’t have extensions or any major building work without going into detail, and most of it is 15 years old. Walk down and the likes.
I chase four EA to see how things are as a chain of 4 and all asking dates now and good to good to go. Earlier in the process I spoke to our solicitor who said indemnity should be fine blah blah. So I hadn’t worried (well I had actually but put it out of mine !).
Today we have spoken directly to our buyer as suggested by our EA to save back and forth img. I didn’t make the cal personally but the gist is they are very upset as all set to go. Very happy with the house and not at all concerned about lack of regs. Would be happy to proceed and have indemnity. But they have had communication from their solicitor that they can’t have indemnity. I’m not sure why? Neither of us have enquired with the council re building regs. I thought they could only advise ? Typically it’s been dropped on a bloody Friday evening so no one can really do anything.
Any ideas I can obsess about ? 😂 or any solutions? Surely this must be the bread and butter of conveyancing and cannot possibly be a reason a hosue is unsellable
