Staring a new thread!

Come and say hi 👋

OP posts:

I received paperwork today! At least it is progress. I still have no idea how close we are to exchange. I have the title etc. and I’ve been told the solicitor now has my file to look over the title. Does this sound like we are nearly done? I’ve sent back some small enquiries based on the paperwork received. I’m tempted to email it to the estate agent too so that the seller can get their responses ready to go. Is this okay?

Talia78 · 30/11/2020 23:15

No exchange again today. Our buyers bank take ten days to release funds. We are hoping to complete in three weeks. However we cannot exchange until their bank has confirmed their funds will be ready in time for xompletition for 3 weeks.

What?!?

Has anyone else had this?

We still havent exchanged, I'm so annoyed. I have a job offer waiting on this move! They have all assured me it'll happen today so fingers crossed...

EdmundTheCat · 01/12/2020 09:30

@Tomatoandbasil it does sound promising but I think when I have received papers before you sign without dating it so could be how much in advance the solicitors are prepared?!

@Talia78 Have the buyers bank already been instructed to release funds? I guess you might just have a small gap between exchange and completion?

@OUB1974 fingers crossed for you! Hope you exchange today!

Badgerbadger22 · 01/12/2020 09:37

I’m getting pissed off. Our solicitor won’t tell us who our search agent is? We paid for it - so surely we should know??

EdmundTheCat · 01/12/2020 10:10

@Badgerbadger22 have you asked them via phone or email? If by phone they can't really say they don't know / ignore you! Unless they don't pick up the phone...

Badgerbadger22 · 01/12/2020 10:12

@EdmundTheCat email. She was very abrupt on the phone yesterday.

Problem is - if she explained thoroughly in the first place then she wouldn’t have us asking subsequent questions. Meaning less calls and emails.

Nightmare tbh.

EdmundTheCat · 01/12/2020 10:22

@Badgerbadger22 a query about the result of some searches or finding out how long it is taking?

I've come across the below two websites giving timelines to searches for different councils in case it helps!

www.searchflow.co.uk/news-and-events/local-authority-turnaround-time-increases/

search-acumen.co.uk/covid-19-coronavirus

Badgerbadger22 · 01/12/2020 10:25

@EdmundTheCat thank you Smile she’s using a search agent / personal searches. But she won’t tell us which company she’s using

silkiecat · 01/12/2020 10:32

Thanks for the search time lists - says 7-8 weeks. Shock Estate agent said 5-6 weeks which has bad enough - plus it will now go over Christmas.

EdmundTheCat · 01/12/2020 10:35

@silkiecat I'm not sure how true these are as the 2 say different things for my area! Even though the council websites say 10 working days... Hmm

silkiecat · 01/12/2020 10:50

Thanks Edmundthecat It's two different times for my area as well. Just e-mailed the council and got an automated reply saying up to 30 working days though that could include Christmas so not sure if that adds as well a week or two or if they work through. Think it was applied for around 18 November. Maybe back by 10th Jan ish then.

silkiecat · 01/12/2020 11:08

Council have just replied to say its 31 working days atm though didn't say if they close over Christmas, would assume they close for a week though could be 31 includes that.

Astro86 · 01/12/2020 11:21

Thanks for finding those lists @EdmundTheCat really useful. We were told yesterday not to expect our local authority searches to be back before 1st Jan. Which looks about right going by those lists - but doesn't factor in Christmas... (I'm trying to look on the bright side, Lewes says 35 days, but a mile up the road goes into Wealden and they're saying 55!).
So searches are applied for, paperwork is with the solicitor, mortgage application is in. I guess we really can't do anything for now...

Badgerbadger22 · 01/12/2020 11:26

Omg one of those links said 39 working days for us. Luckily I know it’s now 15 working days - otherwise I would have had a heart attack! x

EdmundTheCat · 01/12/2020 11:27

I guess the best thing to do is ask the councils direct like @silkiecat has done. Or maybe ask the Estate Agents?

I'm worried as although my vendor has said he will go into rented, he is looking for an onward purchase and who knows how long that chain will become. Also no idea what my buyer's position is in the process. I think because I've done everything so quickly, it makes it seem like everyone is dragging their feet when really I'm just ahead with everything! There is nothing for me to do now and that's the thing I hate - waiting around for everyone else / at the mercy of the councils etc Grin

Yippeeforme · 01/12/2020 12:10

Our mortgage application is finally complete, now the whole thing is waiting on our buyers' mortgage. We've given up hope of moving before Xmas. I'm starting to think it'll all go wrong and wondering if I should unpack a bunch of stuff so I can at least feel like I'm "at home" rather than in limbo.

Hyperion100 · 01/12/2020 12:18

Sold 5 weeks ago.

From the point we put it on the market to when we completed and moved out was 9 weeks.

Sold to very keen FTBer's.

Now staying with family until we find somewhere to buy.

Unless we find "the" house, we're going to wait it out until the stamp duty holiday ends. Prices are just insane right now for what we're looking for with places consistently going for well over asking.

catfeets · 01/12/2020 12:46

We found out this morning why our mortgage application isn't progressing. Apparently the estate agent posted the keys to the banks's surveyor for the valuation and they didn't get there for over a week.
We need a full survey so we'd contracted a surveyor who requested the keys and we're told they weren't available. I guess the only positive is that we know why we haven't had the mortgage docs.
The annoying thing is that we'd been given a cancellation appointment so our survey could have been done in a couple of days Angry.

Tomatoandbasil · 01/12/2020 13:21

Our vendor is moving into rented but the estate agent is saying it will take 2-3 weeks for them to have credit checks and so on done. I really hope our buyers don’t pull out if we can’t move before Christmas!

Oranges555 · 01/12/2020 13:40

Still here hoping to complete soon, nearly at the requesting funds stage! Anyone know how long Barclays are taking to request the
Mortgage funds at the moment, we’ve been told up-to 5 days ...

BrieAndChilli · 01/12/2020 14:21

@Oranges555
How long has barclays taken over all? We had offer accepted on Mon 16th Nov. mortgage applied for on the 17th. Barclays have booked house valuation for this friday, we have passed the affordability etc and ID checks and have sent off all the requested paperwork - ID, payslips etc.
Just wondering that the next steps are and how long they are taking!

OUB1974 · 01/12/2020 15:59

I'm not sure how much more of this I can take.

I was assured this morning they would exchange today. Our solicitors still havent heard from our buyers' solicitors. The estate agent and the buyer have been chasing them up all day. The last I heard is that the solicitors say they are waiting for something, but the buyers have told them to go ahead. I don't know what's going on and I can't concentrate on anything. I want be able to start my new job as planned if we don't exchange today. Sad

Liesel65 · 01/12/2020 16:11

@OUB1974 I feel your pain ! We finally exchanged last week after an excruciating 20 weeks, delay caused by our buyer. I had to start a new job in a different town 7 weeks ago as we were assured that we would move in September/early October !!
