Can you get the agent to reorder the pictures.
It seems odd to go kitchen, lounge, garden, kitchen, conservatory, upstairs, then back to garden.
Would make more sense to order them as you’d walk through the house: lounge, kitchen, conservatory, upstairs then garden shots. And yes if you can get a sunny garden shot that would help too.
The video looks good.

I don't think there is anything 'wrong with the house or the way it is presented. In the 280-300 bracket in your area there are houses for sale that are either bigger or have 4 bedrooms, so possibly you are pitched a little high.
3 random questions though, if I may...
Why is there a rug in an odd place in the living room? I'd put it in the conservatory and break up the expanse of floor.
What is on the wall above the bin??
Where is your fridge?

Yep. Overpriced for the location in Bedfordshire. I know the place well. Nothing really wrong with the house, just a bit modern and soulless.

Ok - the rug doesn’t look odd to me in that position but I’ll have another look. It might make the conservatory feel a bit cosier. Above the bin is a bottle opener and the fridge is on the far right of the first kitchen photo, it’s red so maybe doesn’t appear to be a fridge! The garden isn’t gloomy at all, not sure which way it faces but yes maybe we do need better pics.

Tbh our agents haven’t been great although I am pleased with the video. The 12 weeks we signed up for ends soon so I may consider starting fresh with someone else and dropping the price a bit more.

The first pic is confusing. I probably wouldn’t click on it tbh because it looks like there are two front doors, I can’t tell which one belongs to the property for sale, and it makes it look as though the frontage must be really small. Can you get it retaken so it more clearly shows your property and not the neighbour’s? I’d also be tempted to put a shot of the house from the back garden as the first pic, if you can get one in the sun which doesn’t make it look really narrow (as the current shot does) - might give it more ā€˜curb appeal’ for buyers who are scrolling on Rightmove ...

Other thoughts:

Kitchen looks really small - very little workspace for a family home. Could you get a mobile kitchen island perhaps, to make it look more useable? Or alternatively, conservatory is a bit ā€˜neither here nor there’ at the moment - could you move the dining table in there and create a proper dining space, and put more storage / workspace in the kitchen?

View from sitting room window is of a car? Can you move the car and retake?

Already mentioned that the conservatory doesn’t look inviting

We’re looking for something similar at the moment albeit in the south east and for about Ā£120k more but these are the things that would put me off -

The kitchen looks a bit like a play school room which I think is due to the block colours
The kitchen and bathroom would both need redoing, they’re a bit dated
I don’t love that you can see the kitchen appliances, ours are behind cupboard doors
Our garden currently is south facing so I’d be put off that yours looks quite dark
The bedrooms are quite cluttered with random bits lying about
I don’t think the photos have been taken from great angles to give you the best idea of the layout/shape of the rooms
Why no photo of the downstairs bathroom?

To be honest I wouldn’t view purely on the garden photo alone which shows it totally in shade. Having a big sunny garden is probably my top requirement

The first photo puts me off because I dont know which house it is thats for sale. The red unit in the kitchen suggests there isn't enough cupboard space in the kitchen. Is the grey dresser in the conservatory against a big window? I would move it and let in more light. Make the conservatory seem cossier somehow especially if people are going to be viewing it whilst it's cold.

Yes I only noticed there was a downstairs loo when I looked at the plan. Worth including a photo? Also all the bedrooms look small. There may not be much you can do about that though.

I've seen that your road is right by the railway? Is it very noisy? I agree that the conservatory doesn't seem to have a purpose. The dining table is very small and gives the impression that there's not much room. PP said about using the conservatory as a dining room which I think is a good idea. The curtains in the living room look very small and thin. Some lush curtains would make a big difference. You definitely need new photos. The garden ones make it look like you have no sun at all and the front one is awful. Very confusing. Is the garage yours?It's a great first time buyers' house though. Just needs some tweaking and the price must be right.

It usually comes down to price.

The house looks a bit cluttered and cramped in the photos. It might have been good to depersonalise it more.

Speak to your estate agent - they will know the market much better than anyone here.

Looks good to me OP. Personally not keen on red fridge but does matter as you would take it. Garden would look better if taken in sunshine. Second bedroom made to look smaller by angle of photo. I like the conservatory.

I think you need the picture of your house retaking so it focuses on your house only and not also the house next door.

The layout of the front of the house puts me off with the drive and path, is that your drive or next doors? I can’t work it out from the picture and instantly thought I’d have next door parking outside my house, which is probably not the case.

Kitchen and bathroom look dated
The wallpaper in bedroom is dire, makes it look cluttered
There is a mishmash of furniture.
Paint the pine in bed 3 and the pine shelves in kitchen, or take them down. Photos are not great, they need redoing. The garden looks dark and the photo of the front is dark and why show the neighbours as well.

The photos need redoing. If you are getting viewings, but no offers, price is not competitive. If you are not getting viewings, photos are crap and price too high for it's appearance.

There is a downstairs loo! But the fact this isn’t obvious clearly doesn’t help.

I guess the rooms are fairly small but it is what it is - likewise there isn’t loads of workspace or storage in the kitchen but I can’t really change that although setting the conservatory as a dining room isn’t a bad idea.

I really don’t think it’s cluttered, possibly a bit personal but I can’t stand clutter so there’s very little on show - I’ve seen a lot worse!

The conservatory reads more as a living room in the photos - I'd be tempted to try to make it look a bit more outdoors-y for the photos. (And maybe relocate the exercise equipment while you're taking them.)

I love the red dresser, too!

This is neither here nor there, but the layout of your bathroom on the floorplan looks different to the photo? In terms of where the toilet is. Not something that anyone's going to be put off by, though!

For me the photo of the front external Is confusing - not immediately sure which property it is - maybe something at the front to give it more kerb appeal? Planters with flowers etc

What about a hallway shot so it doesn't just look like a couple of rooms downstairs

Rug needs to go under the coffee table

I keep getting distracted though by the amazing red retro kitchen cupboard unit - LOVE it! 🤣

Can you move the little dining table so it seats 4? Not being able to seat 4 around a table would put me off a house

Upstairs the two big bedrooms are nice - the small room is a bit cluttered but wouldn't necessarily put me off but it makes me think it wouldn't fit a bed it in?

Maybe the bathroom needs dressing as nicely as the other rooms? Maybe some plants to give it a bit of interest

Agree with other comments on the garden - it's really really dark in the photo
