House not selling - is it the price?

I think the house looks fine. But I would be put off viewing by the railway line and level crossing being so close

I know it's a little detail, but the floor plan has the wrong shape for the conservatory. Which would make me wonder what else wasn't accurate about it - I agree with others, you really want room sizes on the floor plan too.

I don't think it's cluttered at all, there's hardly anything in it! I'm guessing you've put your possessions in storage to sell the house? People are really dim if they'd not consider a house because of the current owner's pictures, shower gels, books or whatever. Or because there's a home office therefore it's only a two bedroom house. Where has imagination and spark gone? I don't really know the area but I reckon anything will sell if the price is right so maybe that's the issue.

The garden would be a deal breaker for me. It looks in the shade when the sun is shining and those trees would put me off

I think the second bedroom photo makes it look quite crowded so that may be worth addressing and ideally also showing that you can get a bed in the small bedroom. Obviously people will probably want to replace the kitchen and bathroom but I wonder if it's worth thinking about just replacing the kitchen doors to make the place look much more modern? That can actually be quite low cost and simple to do.

The video is much better than the photos. I also wonder if people will be hesistant to buy from just online viewing, I know I wouldn't buy without seeing a house in person.

Video is great. Pictures are shit. It's almost like looking at 2 different houses.

How about the conservatory as a dining area. That will make the kitchen look bigger if you remove the table.

We’ve just changed EA. They were useless. We had more cancellations than viewing. We didn’t hear from them for a month at one point, utterly hopeless. Give your notice to your EA and find another one. If you pm me, I’ll let you know which EA in Beds not to use.
The photos would need redoing as one bedroom looks like it’s used as an office making it look 2 bed and the front first picture makes it confusing which house it is. Your neighbours house looks dark as does the back garden.

I think every bedroom you say there is needs to look like a bedroom. Yes, people do have very limited imaginations! I am addicted to real estate shows and they always say dress bedrooms as bedrooms.

Am I right in thinking you have to walk through you living room to get to the kitchen and then through the conservatory to get to the garden - the garden is lovely and I love the wall, but you need a sunny photo of the garden, I agree with you why can't viewers see past things

The video is so much better but some things in the rooms look different & so much better in the video

I'm really surprised by the clutter comments, I've gone back to look twice to find clutter but maybe my definition is different!

I think the garden pictures do make it look like it's shady but there is nothing that would stop me viewing- I think some people have no imagination!

I'm from a nearby village to you. I don't think the price is the issue, the photos are just drab.

Get on with another estate agent. We had ours on the market with one, photos weren't great and didn't get the interest we felt the house should have.

Switched agents to the nearby agent with the initials JK (I'm not on commission I promise!) and we were sold within weeks.

Agree about the photos at the front, not clear what house is up for sale, also the garden needs to be photographed at a time of day where it has sun.

Sorry just to clarify, it's the photos that are drab... not your home! In fact the video shows the house in a much better light, and I don't think your home is cluttered at all.

I am not a fan of 'staging' houses either OP.
I do think you need a better photo of the garden, and one of the front which shows which house it is. A couple of plants by the front door make it look welcoming, but no hanging baskets.

Thanks again, the video was done at a different time and I agree does look much better. I think new agent, tweak the price and new photos with a bit of staging - the rest I really can’t do much about.

Definitely get a shot of the garden in sun, your patio is completely in shade and even the sun loungers are. You need photos of all rooms including your downstairs toilet.

I missed that you had one. I think for most people house hunting the photos are the first thing they look at, they need to be in order as PP have said it needs to feel like you are walking through the house.

And yes, people lack imagination unfortunately. I absolutely love the red cabinet in the kitchen.

As for making it bland, view that as making it a blank canvas. I agree some comments have been harsh with "student" when they could have said show it some more love. I too put my house up on here over 10 years ago to get feedback. But it was good because you get brutal and hopefully honest information.

Hi @Frenchblue , your house looks lovely and some people have been rather unkind to you upthread ā˜¹ļø I would definitely get new pictures, as a PP suggested have them "walk" you through the house in order so that they flow better. If you can't get a lovely sunny picture of your garden (it's October!) then get the best that you can and see if you can edit it to make it lighter? I would hot foot it to the nearest Lidl or Aldi and grab some sunflowers 🌻 and maybe some roses...sunflowers make everyone smile and you could take them from room to room for the pictures šŸ˜‰I'd pop some pretty roses in your bedroom, maybe some pink ones?

It looks like a lovely house OP, but I was a bit confused about the use of the conservatory. It seems to have a sitting area, exercise equipment and some sort of dresser (which makes me think kitchen/dining room). Potential buyers might read this as meaning there's not enough room elsewhere and the conservatory is needed as an sort of 'overflow area'.

It seems like a nice house. I would ask the photographer back to take a sunny external of the rear garden and change the order of the photos. I always upload them in the order of the natural flow of the house. I find it odd when it's kitchen, lounge, garden etc. I'm not familiar with prices in your area so cannot comment on price I'm afraid. All the best. X
