I agree about the video, I didn’t even notice it so went back to watch.

The pictures are awful, I think... ultimately.

The video engages more interest but most people wouldn’t bother with that if the pictures are dull.

Do people really have so little imagination though that they can’t see how rooms can be repurposed?
I think if there is a lot on the market then people won't spend time studying photos and floor plans and using their imagination if there are other properties that are kind of visually spoon-fed to them.

The bathroom & kitchen need redoing. Does the price reflect this?

  1. The photo of the house from the outside doesn't clearly show which house is for sale.
  2. Kitchen phots should all be together
  3. Sitting room photos could possibly be a bit better as the room looks Lovely
  4. 3rd bedroom. You might want it show it as a bedroom not a study?
  5. Garden. New photos with the sun on it.

Haven’t read all the replies so apologies if repeating. The conservatory would massively put me off tbh particularly as it is floor to ceiling glass I can’t see it as anything other than a bit of a garden room so to that end I would dress it as such. Some nice big pot plants and a more outdoor style of furniture. There’s nothing wrong with the rest of the house so I would imagine it is down to price.
I agree it isn’t clear which house is for sale from the photos.

Wow some of you are harsh - I think it’s a bit unkind to say someone’s home looks ā€˜miserable’ or like student accommodation. There’s constructive criticism - which I asked for and appreciate - and there’s just plain bitchiness.

Yes parts of the place are dated and yes that’s reflected in the price, 3 different agents have advised not to change anything.

I will look at swapping some things round but I do still need to live here so I can’t just eg get rid of my home office in case some idiot hasn’t got the imagination to see it could also be used as a bedroom.

Oh and also, I can’t imagine anything worse than a bland, soulless Mrs Hinch style house - maybe it’s not apparent but my possessions are fully of personality even if the house itself is a little dull. We chose bringing our daughter up in a lovely area over the house of our dreams and I’ve no regrets about that šŸ¤·šŸ»ā€ā™€ļø

Yes but you’re trying to sell, OP. So you need to appeal to the broadest number of people possible. (I don’t think there’s anything wrong with your decor tbh - it’s fresh and tidy and not cluttered and well within the boundaries of what people should be able to imagine, having watched the video. It’s the pics that are the problem. 99% of people will only ever see your first pic when they are scrolling Rightmove - and it’s awful. Sorry.)

People want to see a bland, clean Home that they can imagine putting their own personality in.

The house has your personality, but it won’t suit everyone. People look at it and think they will have to do work before they can make it theirs. When really it will be depersonalised once you have moved out.

I am selling my house at he moment, and would love to show of my quirky style. But it’s all been boxed up and the walls are being freshly painted in neutral colours.

These days it appears that you have to set your house up like a show home to sell it.
No one seems to have vision any more. When I was buying, many years ago, you looked at what you could do to improve a house. These days they seem to want to move into the house all perfect and ready for them.
I once went to view a house. The dad had obviously picked toddler up from nursery on the way home from work before showing us around. There was a wee in the potty in the lounge !
I went into the kitchen and asked where the oven was. He was amazed that I had spotted that there wasn’t one as they hadn’t spotted it when buying their house. It turned out that he was the manager of the estate agents that were selling the house !!!

neither can I but if it sells your house then who cares, you are making an illusion. You don't need to live like it all the time.

I think you need to redo your pictures.

Lounge looks a little cold, maybe some colours, some flowers would help?

Agree take a new picture of garden with some sun.

Bedrooms need redoing with clutter hidden, bedding tight and smart without the v pillow or book on it.

Bathroom, remove all the toiletries and shower gels.

I know people should be able to see past it, but they don’t always!

Your garden is not overlooked and that's a selling point imo. It suggests privacy.

I really like what you've done in the conservatory with the treadmill too. It gives buyers an idea of turning it into a home gym sort of thing, which is quite popular with lockdown etc.

House seems nice and standard too. I personally don't think there is too much quirkiness or too much of your own character in there. It just looks like a lived in home and well loved too.

I would agree that kitchen and bathroom may need renovating but it is perfectly useable as it is. I suspect that is reflected in the price anyway.

I think things have just slowed down a bit compared to 6 weeks ago OP.

I live just down the road from you (well, maybe 15 miles). My 3-bed c.Ā£300k house is also on the market and also getting little interest.

yes, but you don't want to be like that, your photos want to entice many people through the door as possible and let them scroll past the other properties which are looking cluttered

I think everything is mis-matches. None of your furniture is the same colour/style, walls different colours. It makes it look cluttered. I’d try and reduce the number of different colours in each room.

You need them to come round and photograph the garden in the sun.

However, it’s a nice house, if you were my friend and I was going round for dinner I wouldn’t be thinking ā€˜all this doesn’t match’ etc because who cares and it’s a home, but when it’s online that’s what stands out because people are looking at new build
houses in the same 10 mins

I would maybe try and change the rooms slightly. The 8th picture the room is small and looks from a buyers point of view a bit cramped.

For me, the garden hugely. It looks cold from all the shade, dark & like it faces north.. if you do get some sun on it, take photos then!

I think your home looks lovely OP Smile Love the mirror in your hallway, and the colour on the walls of your downstairs WC (agree a photo of this needs to be shown, as only saw it on the video).

Ignore the horrible/insensitive comments on here and just take on board the constructive ones that will help you.
