House not selling - is it the price?

Just watched the video. Ok I think it’s def the pics which are the problem - the video makes it look much nicer. I would shoot the conservatory, main bedroom and sitting room from the opposite direction. The first video shot of the garden, positioned quite low down behind the two reclining chairs, should be replicated as a still photo too. The downstairs loo looks v nice (love the paint!) so you should def have a pic of that. The kitchen looks more spacious on the video - shoot the cupboards from the back door so you can see the corner beyond the fridge clearly, and include a pic of the table which looks back towards the sitting room so you can see the dresser more clearly, and the wall of pictures.

I think the kitchen cupboards and bathroom are a bit dated tbh so that would put me off

The other major thing to me is is says guide price £285K which makes it look like it's for sale by auction which I wouldn't consider. I'd personally put it on at offers over £280K and see if that helps. We just bought a house on for offers over £190K for £193.5K so you wouldn't be losing much

The 3rd "bedroom" doesn't look big enough for a bed. If I was looking for a 3 bed I wouldn't arrange a viewing sorry OP.
I think realistically this is a 2 bed with an office like you have.

But I love your cleanliness and decor.

Is the study the third bedroom? I'd see this as a two bedroom if so. I get you won't advertise it like that, no one would, but I think you need to market this at a price point for a large two bedroom property in your area. I like the garden. Would like measurements on the floor plan for added clarity.

It's really only 2 bedrooms, the 3rd one is too small to use as a bedroom if you put a single bed and wardrobe and drawers, there will be no floor space left at all

I can’t work out which of the two houses is for sale.
Get some hanging baskets and pots by the door.
Get rid of the rug.
The garden looks like it’s permanently in the shade and get some colourful plants in pots at the bottom. Take down the lines as the pegs don’t look good.
Get rid of the running machine while it’s up for sale.
The black and white wallpaper is very busy and makes the room look smaller. Either paint over it or hang a light picture in a white frame.
Can you remove that brown cupboard from the small bedroom ? It doesn’t match, looks out if place.
And then get your photos re-taken.

The third bedroom looks no different in size to my smallest, plenty of room for my son in ours. Maybe you need to furnish it as a bedroom though?

Poor pictures I think are your biggest problem. The house looks small and dark and with nowhere to eat for a family. I'm sure better pictures would help. Good luck.

If I was looking for that kind of house, I would be very interested until the picture of the garden entirely in shade. I would instantly dismiss this from my list of homes to view. It's a nice sized garden so you need to have another photo to show it off to its full glory :) Also agree with the pp - you could make the conservatory into a dining area for photos.

Estate agents photos are always crap - mine is on market right now and I took the photos myself because I was so appalled with what they came up with - I used to work as a photographer so it really grated on me!

The first put-off is the main photo of the front of the house - it would seriously put me off as it is not clear which house we are meant to be looking at and the view of the garage is not inviting. Maybe needs taking from a different angle?

The pictures are awful. The house looks dated and it is obvious to me the kitchen and bathroom are both original.

If you get a second set of pictures, I would consider taking the blue behind the other set of units. The white is fine elsewhere. It disguises those discoloured vinyl wrap doors. Put the grey dresser in the kitchen if it will fit and the kitchen table in the conservatory. Put the treadmill and washing horse in the garage.

The living room looks really unloved, almost like student accommodation. Get some floor length curtains in the living room and some cushions, which tie them together with the sofas.

The blue bedroom needs a few coordinating scatter cushions and a throw. Put the v pillow under the bed. Put the bookshelf in the garage. It’s cluttering up the room. As is the chair. The room also looks very cramped. Is there enough room to easily get past the chest of drawers? If there isn’t, i would consider reorienting the bed so the head is under the windowsill. The pictures aren’t great either.

There are two 3 beds on Johnson Close. Look how much warmer and loved they look with accessories and lamps. You don’t have to spend much. Another down side is the location of your front door - to the side. You can’t do anything about that. Look at next door though. They have those pretty pots at the front. Your frontage is far from welcoming. How about asking your neighbour where they got them from and buying a couple of those? Is the horrible bush thing to the right of the frame yours?

You need better pictures. Please take the pegs off the washing line too!

It looks like a student house, to be honest, rather than a homely family abode.

Do people really have so little imagination though that they can’t see how rooms can be repurposed? We’ve had the little bedroom as both a bedroom and an office and the conservatory as a playroom, dining room and now as a sort of chill out area (we have ditched the treadmill btw). When I’m looking at properties I’m always thinking ā€˜well you could do x or y with the space’.

Thank you for the nice comments on my retro cupboard, I bought it with the money my Nanna left me my and it’s my pride and joy 😊

I forgot to mention the office. Can you not make the living room a dual purpose office and dress as a bedroom? Dual purpose is very in at the moment if done properly and you have the conservatory as a potential dining room / snug.

Yes you definitely need better pictures!
Sold our house just before lockdown, 2 agents...one took horrific pics, no light, blah.
The other agent...well it was like a flipping show house, I had second thoughts of moving when I saw the pics!
The frontage, like a PP has mentioned, is a little confusing.

I've just noticed its listed as Guide Price this makes it sound like its going to auction. That would put me off straight away.

If you ditch this agent and get another, I’d suggest staging the house for the photos. Pop things away in cupboards but get out some really nice things that you have.

Get some house plants, one for each room

Get some luxury shower stuff that’ll look nice and some good towels etc

Make the beds look really good, get ride of the V pillow and do a bit of a Mrs Hinch, plants pop candles on bedside table etc

Then take some photographs yourself, then critique them - it’s easier to see what you might not like on a photograph

Your home is lovely, but on the photographs it comes over a bit bland

On the whole though, the kitchen and bathroom look tired, the conservatory looks miserable too.

You could dress them better to make them more pleasing to the eye but ultimately many people would walk into this and be wracking up quotes in their head of how to spruce it up a bit which I’d imagine would put many off.

OP, your house is lovely. I don't think it's cluttered. I admit - watching the video made me think it was a different house! You need to choose different stills from the video if possible.
The conservatory one should be taken from the house looking towards the garden. You need a photo of the cloakroom. The kitchen probably needs the table more in the centre but in any case a better shot of the kitchen.

I wasn’t keen from the photos. Didn’t notice the video until I saw it mentioned here. The video makes the house look much nicer, but I wouldn’t have got as far as watching it. I would have discarded from the photos.

Video is great, not reflected in the photo's. Maybe move the desk into the conservatory and put a small bed/cot and small chest of drawers in the box room?
