It's a beautiful home op ,lovely personal touches and definitely not cluttered at all. I agree that the first pic is confusing as I don't know which house is yours and the garden looks very dark and shady- maybe retake on a brighter day ? Other than that i don't see any problem . I think people have too high expectations these days when buying a house they want it head to toe brand new fixtures and fittings in hinch-esque bland grey. What happened to using your imagination when viewing a house and picturing your own colours/style

I 100% think it’s the first picture.

People might not bother to get to the description to see that the garage is yours rather than belonging the house on the same side of the photo as the garage. And then if you do look further and realise it is your garage, it isn’t clear from the photos whether the neighbour gets to their house by cutting over that path that seems to go down the side of your garage to their house or whether they go round and have their own path. The photo makes it look as though you have to live in each other’s pockets. If I was scrolling down on Rightmove, I would see that photo and semi detached, assume all the above, and keep on scrolling without even getting to your photos of the inside.

I don't know anything about house prices in your area OP but would say that some of the photos are a bit off-putting. Are you getting lots of viewings but no offers? or not many viewings?

My quick observations are

  1. the back garden looks like it doesn't get any sun
  1. the picture of the front is out of focus and wonky and makes the two houses look really small somehow
  1. you only have room for a very small dining table right up against a radiator. Could you put the dining table in the conservatory?
  1. the conservatory picture is pretty bad too, it's not even clear what is in there.
  1. (small thing) but why is your washing machine plumbed in right next to the sink rather than the dishwasher? That looks awkward. I would want to swap the position of those two if I lived there.

Move your gym equipment and set conservatory out as a dining room.
Your cistern looks pink and toilet seat is white, makes bathroom look really tired.
Agree first picture is bad and many people won't look past that.

It looks like a student house, to be honest, rather than a homely family abode.

Blimey! I've never seen such an immaculate, beautifully presented student house Confused. I'm assuming Spooky is being intentionally goady for some unknown reason.

@BeTheHokeyMan you may be right but when we sold our home we really thought about the look of it for photographs.
It's the most expensive asset most people have. If you want a good price and a speedy sale then presentation is all.

I think that the photos are not selling it firstly a sunny photo of garden, also is there a possibility that you could get some of those trees cut which are overhanging your garden. A photo of your front door not including next door neighbor. I don't know area so can't comment on price, however it does seem high for a three bed. Maybe a bench or seats in garden so it looks inviting to sit in.

A sunny garden picture would make all the difference. I'd also retake the photos after a declutter. I'd take out the treadmill and out the dining table in the conservatory. It's a big conservatory and should be a strong selling point. Good luck!

My advice for remarketing OP:
Put the lights/lamps on.
Outside picture - retake this to just include a shot of just the house, with sun on it if it's not north facing - forget about including next doors & the garage in shot - it makes it looked cramped. Separate picture directly front on to the Garage if needed. Maybe pic down the side.
Conservatory - picture facing out towards garden.
Garden - picture at 12 Noon on a sunny day; mow the daisies.
Kitchen - Move that big red thing out of shot if possible.
Put room measurements on the floorplan.

For easy/cheap things you could do to the house:
I'd wallpaper over that 2nd bedroom grey patterned wall with something plain.
Maybe look at getting some venetian blinds in the conservatory? A lot of people will be put off by the plastic roof.

You picked up on my description of the living room being ā€œalmost like student accommodationā€ or was it another person, who said it looked like a student house? Its really unfair to say what I said was plain bitchy and ignoring my explanation it was an easy fix with a few accessories. I gave you loads of constructive criticism and help. And I do know what student accommodation looks like having viewed properties with tenants in situ with a view to buying. It’s normal to not see things yourself. You’re attached to your home. Happy memories.

The thing I puzzle over, being in the same situation myself is, how much expense should I go to and how much effort?

It’s very difficult to strip back a family home to look plain for photos (I have a 3 year old).

The first thing I look at when house hunting on Rightmove is the floor plan to see if the space will work for us.

A house looking as though someone lives there really wouldn’t put me off.

In terms of expense and effort and how far you take it well I guess you weigh that up against how far you are willing to drop the price if you do nothing. Anything will sell for the right price regardless of the decor or age of the kitchen. But equally if a house is over priced for the area all the staging and revamping in the world won’t make a difference.

I always think it helps to have room sizes on the floorplan otherwise it may look like there's something to hide. With that in mind I'd also add compass so people know what direction the garden faces. As people have mentioned a shaded garden on a clearly sunny day may put some off. Even just getting rid of the photo of the shaded lawn and just use the photo of the garden from the back so at least they can see there is sun at that end. Good luck!
