Hope this is the final one for us!

Well look what just popped through the letter box! Our mortgage offer! Interestingly the supposed tracker from the broker's website still says lender assessing. Hmm I get the feeling they are not at all bothered.

What's wonderful is they agreed with the valuation despite us paying £££ over the asking price, so that's a bit of a relief.

@Notyetthere I know the frustrations of being moved to the bottom of the pile. It's frustrating as you submit everything they ask for only to be asked for more paperwork through no fault of your own. Keeping fingers crossed you get yours soon.

Notyetthere · 08/09/2020 12:57

@Wherewhatwhy That is very good. Losing all hope of ever getting to the end of it reverse-jinxed it for you. Onwards for you now.

Hopefully ours is not too far behind. I called our bank earlier and they said that are looking at applications received on the same day as ours so we could be vetted today or tomorrow. I'm on edge now knowing this is actively being looked at any time now. Fingers crossed.

This is the house I’m selling. Any thoughts?

Not sure if this link will work but here’s hoping:

Hello, just wondered if someone could give me a rough idea of what still needs to happen in our moving process please?

We are in rented accommodation and we are buying an empty property so no chain. Our offer was accepted around the 14th of July, we have got our mortgage offer back, signed our mortgage deed, had our home buyers survey, transferred 10% of the deposit to our solicitors, signed the draft contract, looked at the fixtures and fittings form, seen the land registry map and information.

I know that the probate for the property is completed but our solicitor still needs to see the certificate. I presume we are still waiting for more searches as well. Once those two things have come back what else needs to happen? Are we almost there apart from these bits?

Thank you!

Maybenexttime08 · 08/09/2020 14:52

@that1970shouse I think it's just an unusual house - they often take longer to sell. We have a very 'marmite' house but as they say - it only takes one.

kerrymucklowe2020 · 08/09/2020 16:18

Another setback.......

Solicitor still has outstanding enquiries.......

had a phone call from the solicitor at 4.30 saying they forgot(!!!) to post our contracts for exchange so can we go to them tomorrow (an hour away) get them, sign them and bring them back same day and also transfer our deposit tomorrow so we can exchange Thursday/Friday and complete next Friday - feel like my head is going to explode from stress

Jujuball · 08/09/2020 19:45

New agent has been to photograph the house tonight. Praying that they look good and that we finally find a buyer!

That's really annoying @daisymill but the silver lining is that you're so close now!! Smile

jelly79 · 08/09/2020 19:47

@Sweetpopsicle SNAP!! Heard absolutely nothing from my solicitor and buyers have asked more questions

Communication is piss poor and I've told them that!

Wherewhatwhy · 08/09/2020 19:50

Hope the new photos do the trick @Jujuball - will you get to see them before they go on the advert?

Question about mortgage offer - as it came in the post I thought there would be something to sign to accept the offer but there is nothing. Am I right/wrong in thinking there should be something to sign and return?

Jujuball · 08/09/2020 20:04

@Wherewhatwhy yes we'll hopefully be sent a draft brochure to approve tomorrow Smile

Different lenders have different requirements, when we remortgaged recently we didn't need to sign anything to accept it (except the mortgage deed to register their charge after it went through).

Wherewhatwhy · 08/09/2020 20:11

Thanks @Jujuball, it's all so confusing when they do different things!

Hope you like the new brochure. I remember it's quite odd seeing photos that someone has taken of your own house. I often look at the advert for our house which is still on Rightmove and wish it was always as neat as it is on there, but the kids have other ideas.

I love it. Will be going for a 70s/50s mismatch if/when we finally complete on our purchase. I ADORE your bathroom - where did you get the tiles from??

Dynamodopey · 08/09/2020 20:40

Hi everyone I've been lurking for a while and decided to join you all.

So we had our offer accepted on the 10th July and kicked off the mortgage process (Platform via Trussle) the same day. After an agonising wait had our mortgage offer letter on 3rd September! And yes @Wherewhatwhy we found the same Trussle did not update their portal or inform us until Monday when we received an email! Hmm

We're not in any chain as we're lucky enough to be able to buy before selling our own house (we are however selling a rental property alongside but not as part of the chain iyswim) the house we're buying is in no chain either. We've instructed solicitors who have now received paperwork from the other solicitors. We've paid for searches. Homebuyers survey has been done (over 2 weeks ago), but we've not received a copy.

Phewwww sorry that was long. Now my question is anyone have any idea (apart from how long is a piece of string Grin) as to when we can expect to complete?

Nope I’m an emotional wreck and my DP who is normally so laid back is unbelievably stressed all the time with it! We feel your pain.
Zebrahooves · 08/09/2020 21:59

@kerrymucklowe2020 @AmandaHugenkiss we are buying an empty house and moved into rented and it has been more protracted, drawn out and complicated than I ever thought it would be. 11 weeks in now and no exchange date in sight. I feel your pain.

jelly79 · 08/09/2020 22:42

@Zebrahooves could you of rented the house you are buying whilst in the process? Someone mentioned this to me today and based on my commute it would be very much worth doing I think but we are days away (hopefully)

tigerbear · 08/09/2020 23:30

Sorry to hear of mortgage struggles. Unbelievably, my friend was declined a mortgage after 4 months of waiting, and she has an £800k DEPOSIT, FFS!!!

Do you mean the orange and brown bathroom? The tiles are original 1970s and I have no idea where they came from. Even if you mean the modern wet room, I don’t know the answer to that either so sorry, but I can’t help.

that1970shouse · 08/09/2020 23:45

@kerrymucklowe2020, @daisymill and others being messed around by solicitors and estate agents - no advice, but oodles of sympathy. There’s a reason why moving house is up there with bereavement, divorce etc. as one of the most stressful life events.

JustFrustrated · 08/09/2020 23:46

Absolutely not just you @kerrymucklowe2020

I've made the executive decision to tell them we complete 25/09 at the latest, or we walk away and start again in a few months. I cannot cope with this. All the lies and the drama. Just answer the questions, sign the forms and every one but us gets some money. Why is it so hard?

I also need to tell DH my decision. He will disagree with me. This is why he deals with the solicitor.

jelly79 · 09/09/2020 07:28

@JustFrustrated I've thought this but do you think it's risky calling their bluff? I get the impression my solicitor wouldn't care 😳🤣

JustFrustrated · 09/09/2020 07:38

@jelly79 doesn't matter if the solicitor cares in our case, it's the upwards chain. If we pull, it all collapses.

Depends what the hold up is your side? Our solicitor has already pressed the go button once
